Good experience with Zone as our new Management Company

I have been working with Zone Property Management since April 2025 after assuming a role as a director of the management company responsible for 29 Flats in 7 blocks. At this time we were in transition from our previous management company who we were unhappy with. From our initial meetings with Zone we found them to be collaborative and we quickly established effective and clear communication channels. They managed the transition from the previous company very well although the former proved to be as ineffective in this area as in their prior tenure with us. Whilst in the transition period we established some clear goals and priorities, one of which was for a major program of work to replace the facias, soffits and gutters for the whole estate. From start to finish this was well managed and completed to a high standard and within budget. All aspects of the management of the estate are going well at this time and we have only had positive feedback. We are looking forward to completing more work in 2026 related to fire safety within the estate and feel extremely confident in working with Zone going forward.



If I was to summarize our experience with Zone, we have found them to be collaborative, customer focused, very knowledgeable in their field and extremely conscious of delivering a good service within the available budget. We look forward to having a long and productive relationship with Zone.

Steep cost increases matched by poor service and zero transparency

Response to Management:

While you claim to not 'recognise' these statements, the physical reality for residents tells a different story.

Maintenance: It is factually incorrect to suggest maintenance is not ignored when communal car park lighting has been inoperative for over a year despite being reported. This isn't a matter of 'manufacturer lead times'—it is a long-term failure of basic upkeep.

Infrastructure: The documented lift outages, including one lasting several weeks, are not 'serious allegations' without context; they are the lived experience of everyone in the development, particularly those on the upper floors.

Transparency: You state that you respond to 'reasonable requests,' yet granular financial breakdowns required for external verification are consistently withheld or ignored by management. Providing a high-level budget is not a substitute for the itemised transparency leaseholders are entitled to.

The 'digital audit trail' of these ignored reports exists, even if management chooses not to acknowledge it here. Instead of disputing factual maintenance failures in a public forum, a more professional approach would be to address the outstanding repairs and data requests that residents have been highlighting for months.

My experience with this management company has been incredibly frustrating. They appear to operate on a "compliance-minimum" basis, only ever acting when a situation becomes a potential legal breach or when external regulatory bodies are involved.

The day-to-day maintenance is poor. Issues with communal lighting and essential infrastructure like lifts are often left unresolved for months, or even years, with management providing only vague excuses about "parts" or "funding." Despite this lack of basic upkeep, they have recently imposed a significant, double-digit percentage increase on service charges. It is an absurd situation where residents are expected to pay considerably more for a service that continues to diminish.

Furthermore, they are notoriously obstructive regarding financial transparency. While they provide high-level budgets, they make it nearly impossible to obtain the specific, itemised cost breakdowns required for external financial verification. For anyone who needs clear, transparent data to manage their own household finances or statutory claims, this company is a major hindrance.

Overall, the service is reactive, the communication is dismissive, and the administrative support is non-existent. I would strongly advise leaseholders and freeholders to consider the long-term impact of such a neglectful management style.

Service charge budgets and supporting information are issued in accordance with the relevant lease provisions and statutory requirements, and reasonable requests for clarification are responded to where sufficient details are provided.

As I couldn’t reply to my original review that I left on google, I shall reply here!
You state that the fire alarm issues aren’t reported soon enough for you to respond? I can tell you that the issue was raised with yourselves within minutes of the fire alarm going off, yourselves did not report it until TWO HOURS LATER!! As for “residents” setting off fire alarms? We reside in the flats that are either bought out or mortgaged, please tell me who in their right mind would set off fire alarms??? Sophie is very passive aggressive and somewhat rude to residents who are raising issues, you do realise you are being paid for a service? As for the shutters, it’s not RESIDENTS over riding the alarm, it’s people that shouldn’t be entering the building! Also, the smoking in the stairwell is not RESIDENTS, it’s school age people! You didn’t address the sofa in the corner of the car park? The car park is being used as a hang out, there’s people with young children who don’t feel safe to go to their own cars! Also, why is there not cameras on the entrances? That may stop half the problem….. you are being paid a lot of money collectively and all residents are getting are passive aggressive replies and being made to feel like they are a nuisance!! Like I said before DO BETTER!!! Date of experience….its been ongoing!! Three weeks without being able to use the front intercom!!

Thank you for your follow-up. We appreciate the opportunity to clarify the points raised, as there are a number of factual inaccuracies.

In relation to response times — the fire alarm report you are referring to was received at 15:57, and we responded at 16:03. Across your correspondence, we have logged 8 separate emails, all of which have been responded to within 24 hours. We do take communication seriously and have clear records of this.

We would also like to be clear that none of our responses are intended to be passive aggressive. Our aim is always to provide clear, factual updates and to assist residents professionally.

Regarding the fire alarms, we can only rely on the findings of attending contractors. On the last two occasions, we were advised that:

One activation was due to a break glass point being triggered, and
Another was caused by smoking within the building, there are also school age children that reside on site.

These are confirmed causes, not assumptions. While we understand your frustration, these incidents are not system faults and are unfortunately outside of our direct control.

On the issue of access and security:

The car park shutter is operational, however it has been repeatedly manually overridden by residents. This is supported by CCTV footage showing individuals parking and then walking into the building.
We are progressing measures to restrict access to the controls to prevent this misuse.
The presence of individuals in the car park is being taken seriously, and we are reviewing additional deterrents.

With regard to the intercom, a contractor attended promptly once the fault was reported. Unfortunately, a replacement part was required with an approximate two-week lead time, which was outside of our control. The system was repaired as soon as the part became available.

In terms of the wider concerns raised:

The individuals reported smoking in communal areas have been identified as connected to residents, and this is being addressed accordingly.
There are CCTV cameras installed at the entrances, which are in place to support security and monitoring.

We understand that ongoing issues can be frustrating, and we are continuing to take steps to improve the building environment. However, it is important that feedback reflects the factual position, particularly where matters relate to resident behaviour or factors outside of management control.

DANGEROUS NEGLIGENCE: Ignoring urgent water leak near electrics for over a week

I am absolutely appalled by the complete lack of professionalism and "Duty of Care" shown by Zone.
For over a week, I have been reporting an urgent water leak dripping through the bathroom light fittings in my flat. Despite the obvious and severe ELECTRICAL HAZARD and risk of fire/electrocution, my repeated emails have been met with total radio silence.
Even more shocking is that when I finally reached someone, they had the audacity to tell me to "handle it myself." This is legally and practically impossible. As a leaseholder, I have no legal right to access the flat above or the building’s common service risers. Trace and Access is the management company’s responsibility, especially when it involves building integrity and communal infrastructure.
By ignoring this for 5+ days, Zone is allowing structural damage to worsen and is knowingly leaving me in a dangerous living environment.

Furthermore, as a leaseholder, I am aware that the Buildings Insurance usually covers 'Trace and Access' for such emergencies. Your refusal to even investigate or initiate an insurance claim is a blatant failure of your management duties. I demand that you provide the insurance policy details and dispatch an approved contractor immediately to locate the source of the leak.
If this is not resolved within the next 48 hours, I will be:
1. Escalating this as a Category 1 Hazard to the Local Council’s Environmental Health Department.
2. Filing a formal complaint with the Property Ombudsman.
3. Holding Zone fully liable for any electrical damage or structural repairs required due to their negligence.
Avoid this management company at all costs if you value your safety and property.

As a block management company, we can only act once we have sufficient information to locate the building and verify the issue, which may be why you feel your concerns have not been addressed.

For clarity, in situations involving potential leaks between flats, our role is to coordinate access and investigate where the source relates to communal infrastructure or where appropriate permissions are in place. We would not repair a flat to flat leak

Overall

Although it is not easy being managing buildings that include dozens of flats/properties, I have found that contact with Zone has been truly great so far. We own a flat in a block and there are always numerous issues to navigate. Christie in particular, is super responsive, always helpful, polite and finds solutions for us. We are very grateful!
