Easy cross border product

Easy cross border product to purchase property in Mexico as a foreigner.

Our purchase got a bit complicated for lack of efficiency of the Mexican administration but we were able to finalize it.
Yave's help was really good at the beginning of the process, we could have used a bit more help in the closing phase but overall it was a good process.

MXN closing experience as foreigner

Let me start by saying this first. Since closing my lender has been great at communcating and setting me up with my account.
However, I would like to give my lender 4stars, but to be completely honest the 3.5 month long process seems a bit excessive, even for Mexico standards. My closing was pushed 3x and because the FX started fluctuating after the orignal closing, I ended up having to pay an additional 25,000 USD's to cover the differnce in the loan amount. Not sure how much of this delay was due to the entire process being very manual or if there was lack of communication between the lender and the Mortgage broker who was handling my foreign transaction. I really felt as though this process had never been done before by the mortage broker using you as a lender. Maybe that was the case, but I engaged the broker because they were the subject matter experts. At the end of the day, I feel the overall loan process took longer because at the time of closing, I reviewedd the closing documents the night before and noted 5 discpreancies that had not been reviewed or fixed by either the lender or the mortgage broker. This took more time to reprint the files and have the notary resign. Not to mention, the lender asked me to refresh documents 3 times when none of my info had changed during the 3.5 month process. I feltthis also kept delaying the process. I feel a lot of this process can be automated, but then again, I am no expert in Mexican real estate laws and regulations. If the lender and whatever mortgage broker they end up working with should try to work together to try and streamline and simplfy the process as much as possible. This will make for a happier clients in the future.

Transparent and fast service

I bought two homes with Yave mortgages. The first home was directly with the Yave team, and the process was swift and transparent, with clear communication at every step. However, an issue arose with notary #138, who did not communicate effectively. For the second home, I went through an external broker (KW), and unfortunately, the process lacked clarity until the final day of signing. I recommend that the Yave team reviews their external broker process. Additionally, there's a recurring issue with notary #138, who fails to provide essential communication to buyers. I urge Yave to assess their notary list for Monterrey and consider changing the assigned notary to improve communication. If you are planning to buy a House I recommend directly working with the Yave team....they provide great service!

Like many lenders, we sometimes work through mortgage brokers and, as in your case, this can sometimes result in information being lost in translation. We will speak to our mortgage broker counterparty to ensure they are up to speed on our processes and do a better job when communicating with the end customer.

With regards to the notary, Notary 138 is part of our selected pool of notaries that is constantly evaluated on their service levels, responsiveness and quality. As a USA citizen

As a USA citizen, it can be nearly impossible to get a loan with a decent downpayment to purchase a home in Mexico. We thought Yave’s loans for foreigner sounded too good to be true, but to our amazement, we just closed on our beautiful home in Queretaro today. I highly recommend Yave to anyone who is looking for a reliable lender to financed their home in Mexico! Gracias, Yave!
