Zillow Home Loans engaged in deceptive lending practices during a recent purchase of a home. Despite knowing in advance that the home was a duplex, converted from a single family home, with a garage apartment, Zillow undercut other lender offers, both in terms of down payment (they offered 20% to another lender's 25%) and in terms of rate (they offered 5.0%, with the ability to buy down to 4.875% for a fee of $650). Once the rate was locked with Zillow and after the inspection report, Zillow reneged on both terms of the locked rate, changing the down payment to 25% (based on the number of units, which they knew ahead of time AND sought to obscure from their own underwriter) and changed the rate to 5.25%. After formally complaining, I was able to get the rate back down to 5.0%, but the cost to buy the rate back to 4.875% went from $650 to $2600. Zillow had visibility of both the property and of their own terms. They chose to deceive me into agreeing to a false rate and false terms, knowing they would later renege (once I was trapped in the situation after paying thousands of dollars in earnest money, as well as the appraisal and survey).

After dealing with Troy Rudman from Zillow loans I would highly recommend Troy for all ur financing needs ! He is very patient, knowledgeable , and helpful through the whole process! This process can be exhausting but Troy made it smooth sailing! He is wonderful! If my family or friends need any financial assistance with their home if you use ZILLOW MY FIRST CHOICE WOULD BE TROY RUDMAN! I have dealt with other financing agents in the past and he is the very best ! Thank you Zillow for having such a great employee!

I worked with Troy Rudman and couldn’t have had a better experience. He made sure I understood what things meant and what was expected of me. The whole Zillow team I interacted with was great. I would absolutely work with Zillow and Troy again on our next loan.

Doesn't get any better than working with Joe Kemnitz. He'll get the job done! Joe goes above and beyond the call of duty, he'll contact the listing agent for each offer made on real estate so they are well informed on what a strong buyer you are. Not just leaving you with a pre approval letter like the others. We were out of state, long distance buyers. Had lower credit scores due to serious injuries. Without Joe's expertise and perseverance we would of never been able to purchase our dream home in our dream location. There is the best and the rest, might as well hire the best and Joe is by far the absolute Best!

Really disappointed that a company would have not honored the DNC request after I asked 4 times over a one-week period. I have e had 4 robocalls from Zillow Home Loans and I'm on the DNC since 2008 so I'll be waiting a reply before considering legal action for illegal telemarketing.

Overall, Zillow provided a great experience. My lending situation was more difficult as I'm in my first two years of being self-employed, but the lenders were tenacious and determined to help me make it possible!

We had a wonderful time working with Phu! We were first time home buyers and Phu was quick to answer any questions we had at any time of the day and helped us to find the best options for our needs! We both work quite a bit and his flexibility and availability was really helpful. Would recommend him to anyone I know looking for assitstance with a mortgage!

It was time to refinance our mortgage and called numerous lenders before connecting with Phuoc Nguyen. My husband had been laid off March, 2020 and was out of work for almost 15 months. I got the run around with so may lenders as to whether or not they could do anything or even give me information without taking an application. I was so frustrated that not one person could give me a straight answer. Phuoc, like me, is a member of the lets be transparent and tell it like it is club. He was honest, kind and very empathetic with me. There was truly a connection between us and he is a man of his word and made this refinance a reality. Phuoc made life easy for me and my extremely busy husband. Just a wonderful human being that I would recommend to anyone I know that is either purchasing a home or refinancing. He is truly the best.

This is my second refinance with Anthony Mickelsen and Zillow Home Loans. Both times have been a complete breeze. Dealing with financial institutions usually feels like getting my teeth pulled out, but Zillow really makes it easy. Very pleasant and stress-free experience.

This has been the most horrific experience with a financial institution ever. A refinance has literally taken over 7 months and they are still gaslighting and breaking every fair lending practice.

In the beginning of December 2020 I interviewed and was promised a thirty-day closing, despite the IRS being closed and adversities with forbearance. The first loan officer, Marcus Anderson messed my loan up so bad, the paperwork was never submitted! Thirty-days led to virtually ninety-days! The day before closing I was informed, by a completely different department, that Marcus Anderson had never even performed the "Intent to Proceed Form"! This is basically the initial engagement! The most remedial portion of my loan was not completed by my "licensed loan officer". He literally did not submit the paperwork to even start my loan.

So, three months into the process, Zillow Home Loans, LLC. attempted to cancel my lock, raise my rates and charge me to start all over again! When I contacted the DFPI they suddenly were willing to allege they would "honor the rates and original terms". My loan was transferred to a "more seasoned agent", Ben White, who predicted we would close by April 9, 2021; NOT EVEN CLOSE!

So, another three months of jumping through hoops, following instructions to the "T', calling my lending institutions daily and Zillow reverts back to gaslighting. I am told in May, after literally, dozens of confirmations we were closing after additional payments are made to two different lenders! AFTER forbearance payments are made, Zillow Home Loans, LLC REFUSES TO CLOSE my loan because of misinformation regarding forbearance payments. Written emails and recorded phone calls from their "licensed loan officer" proves I followed his instructions to the 'T' and still no close!

So ZILLOW HOME LOANS, LLC's next move....just stop responding to my calls! Literally a month later and zero communication. A new complaint filed with the CFPB and another complaint with the DFPI, in an effort to have my original lock and promised concessions honored and my loan processed.

Rates have gone up almost 1.5 points, I removed my forbearance and paid my loan to almost $20k! This company is as bigoted and backward as they come. Be prepared for unethical, inept and demeaning interactions. Document ever conversation in writing, you will need every shred of evidence to hold this entity to their word; It's June 6, 2021

They refused to give me loan to buy pillows.

Zillow Home Mortgage - look no further for your next mortgage or refinance need. I had 2 homes to refinance, one went through Zillow and it is now done, the other one through my bank that I have been with 20 years...still ongoing... Kyle Segal was phenomenal! Helpful, knowledgeable, on top of things, kept the process moving forward every single day and kept me informed all the time.I wish I did both homes through Zillow! I cannot thank him enough for making it a smooth process! My busy schedule was always in the way, but he will text, email - match the best way to communicate with me for the time of day...He even remembered my favorite drink and my birthday! Let me start out by saying that Randy Choi has made me a fan. He worked so well on my loan that I followed him from his previous company to Zillow Home Loans and asked him to help with my brother's refinance; the process has been even better now than when I did my refinance, which is hard to believe is possible.

Top notch communication -

Out of the many curiosity questions that we posed, Randy was always more than willing and happy to listen and answer. His response times I can only refer to as superior.

Positive and down to earth-

His fantastic personality shows through and it was easily clear from the beginning that he was there to help and you could talk to him the same way you could talk to your friend. It helped remove any communication barriers and we could easily talk about all concern and goals.

Determined -

The team was on target. We would receive emails or updates in the tracker that at times that made me wonder if they slept; it also told us that when they set a goal and make a promise they stick to it.

Fantastic website interface-

The Zillow Home Loans website is a fantastic and welcoming interface. It is very simple to understand and navigate, it does what it is supposed to do, it has a welcoming interface, it let's you know where your status is, document retrieval is easy, and document upload was seamless.

Efficient process-

I've done refinances in the past and some of the things asked for and processes used seemed extraordinarily inefficient and illogical. If you do Zillow Home Loans you get the other end of the spectrum to where you get so confused at how smooth things go that you try to volunteer stuff. Randy and his team moved so efficiently and informed us of the needed documents and regularly updated us on progress, it really minimized additional efforts on our part.

Great teamwork-

Randy informed us as to when we reached different stages and when handed information off to the next stages and the next leg of the Zillow home loans team. It easily went through the processor and when we had questions about the final packet, Nathan was available to answer questions as well. He was very nice to talk to as well and was also more than happy to make himself available for additional questions. It is obvious to me that Zillow Home Loans has a fantastic team of individuals who have a common work ethic.

Fantastic rate-

You could say that in these current times that getting a fantastic rate would be easy, but there are many things that determine that and it isn't always cut and dry. Needless to say Zillow Home Loans was able to get my brother a fantastic rate.

Working with Mark Nouraei was a very good experience. He handled the process, from beginning to end, expeditiously and with full transparency. His knowledge and confidence made me feel comfortable that I was making the right decision. He is an asset to the company. Thanks a bunch Mark.

Rachel Garrett was very professional, knowledgeable and her communication was excellent! She saw our refi through from start to finish. Would highly recommend Zillow and Rachel!

We were looking to refinance and happen to call Zillow due to their lower rates. Initially worked with Randy - he was great talking us through the process. We didn’t bother to call any other lenders. Paul helped us through closing - he was great too. Everything was as described and no surprises whatsoever, closed quickly. I’d gladly choose Zillow again!
