I highly recommend selling through the Square Room. I was kept updated all the way through viewings to sale and completion. All staff I interacted with were friendly and very helpful. Best price for selling I could find.

Really good estate agent, unsure why all these reviews are on here, seems these reviews could be fake to try and slander the square room. I would recommend checking the google reviews for a more honest lot of reviews.

Used them a few times never had an issue 11/10.

Not surprised to see the very bad reviews here. The owner Paul is a liar and doesn’t take any accountability for his or his staffs actions. Feel free to call, take full accountability and apologise for everything Paul :)

Moving back to that local area. A lot of property on market with Square Room if you can get a viewing!!!
Was after one particular property but vendor not amicable and square room did not help.
They operate from a small room with about 12 people on phones and computers . Not welcoming considering the money people spend. Person showing around could not answer questions!!
Phoned square room last week and spoke to CLAIR requested that she ask vendor again . She never bothered to get back to us and just seen that property is now under offer so thanks for telling . Upside is we put an offer on somewhere else as they could not be bothered with us.

Seller Beware!
Having searched for months for something suitable (as I only want to move for the right property) I finally found something that ticked almost every box. Knowing I had a potential private cash buyer for my house I called to view the EMPTY property I had seen and Square Room wouldn't even allow me to view the advertised property without proof of a sale agreed or proof that my house was on the market.

I viewed a property recently and was delighted to put in an offer, however, the property had had a full asking price offer withdrawn due to a survey highlighting that there was an issue with an adjoining chimney, the property I had been looking at had to remove the chimney breast, I addressed my concern of having my own mortgage company carry out a survey and which would most likely address the same problems, the vendor hadn't removed the H & S issue highlighted in the 1st survey. To my surprise & dismay, the agent said not to worry that nowadays they only carry out desktop valuation and they probably wouldn't even visit the property, so I should be ok.

I had a builder advise that it would require Gallow Brackets on both properties, it would also need steel work and signing off by building control! if I hadn't worked in the estate agency and property maintenance I would have wasted my time and money. What agent advises a buyer not to worry about their future investment because the surveyor might not visit the property I know they want to make the sale but please it was evident there was an issue please don't try and cover up previous findings for a quick buck, needless to say I will never use Square Rooms again

Under price your house to sell fast so they get paid faster.
Will also put buyer off your house if they know you are putting an offer in on one that’s not on the market with them.
Takes to many houses on at a time. Avoid

I highly recommend the Square Room after they helped us with the sale of our bungalow in Staining.

We had been on the market for over a year with another local estate agent and thought we would never be able to sell but we received a cash asking price offer within a couple of weeks of being listed with The Square Room. I don’t know whether it was the stars aligning or they are just good at their job but whatever they did worked.

Communication was great – from Paul coming to do the valuation, to getting in touch with other members of the team whenever we needed anything.

Run a mile if selling, I viewed and coming out of area and would only book 3 viewings at a time. Estate agent was rude. Made offer at asking price and was asked to make other offer as other offer in. I did but then backed out as area around house concerns. House back on and still on. So much for the other offer. Cowboys

Dreadful company that has taken on more than it can manage, 4 months and 3 price reductions and still no sale despite their initial belief that they would have no issues selling for us.

I have now sold over the past 10 years, 5 houses with Square Room. I fine them to be re active and pro active. I find the staff to be polite and go that extra mile for the seller and the buyer. Especially Alex the Sales Manager. I can't recommend enough. Thank you Square Room

well first thing found little bunglow for me and husbnd faling apart but seen postive side even tho husband has heart probs then they just swapped letting agents without a word they are bell end wrong cheeky tramps

I originally put my house up with them and they did nothing to market my property at all, then took it off them, I then found a property that was for sale with then OMG no help at all, RUDE staff member, did nothing to speak to the client and was always unhelpful, the last call she put the phone down on me after lots of questions which always the answer was NO ! RUDE ! They telephone the owner and messaged him directly what a total waste of time ! Again did not reply at all ! Ignorant arrogant horrible estate agency keep clear of them they are horrendous rude ignorant arrogant people that try and tell you what to do at all times !

The agent had listed a 3 bedroom bungalow but in fact it could only be used as a 2 bedroom Rd as it was not classed as a habitable room . After a number of complaints pointing this out it was relisted as a 2 bedroom at the same high price. I feel sorry for anybody who surveys this property to find out that it has no building control permission for the dorma or extensions so you’ve just wasted your money. This agent gives the others a bad reputation.

Fabulous is the only way I can describe all staff at The Square Room. We put our house up for sale with them after leaflet came through our door giving an excellent price for selling. Put up for sale got offer on first day and sold in four days. Unfortunately due to the house we were buying there was a delay and first buyer withdrew put up for sale again and sold the next day. The staff were fantastic giving reassurance and keeping us up to date throughout the process. Would definitely recommend The Square Room to any seller.

Goodness me! I am shocked to see poor reviews on this estate agent. I have sold 2 houses with them now and would not hesitate to recommend them to anyone. They are the leading agents in the area.
Alex and Paul and all the girls in the office are second to none. Professional pictures, good descriptions, prompt on emails and calls, regular feedback and once an offer is accepted, they don't let time get away- they are on the ball and chasing up any bits that need rectifying with the conveyancers. They are also really reasonable in their fees too. Paul comes out and does a valuation and does some decent market research beforehand which no other agent had done for me before. Unlike some agents, I managed to get good feedback from all my viewings and my buyer even commented on their professionalism.
I would ignore the reviews saying offers were put in higher than asking etc etc, this was common during covid where demand exceeded supply.
There are some good agents (not many) on the Fylde Coast, but you wont find one better than Square Room!!

I would give 0 stars if i could rubbish agent viewed the first property they described as fully refurbed exceptional condition when you turn up there are cracks in walls holes in wall near sockets it was a rubbish property done cheap i turned up for another viewing on property i booked the week before then when i turn up they say i never booked and they havent even got my name down rubbish estate agent i would never use this lot again infact i would sooner catch covid the use this lot again

I have bought and recently sold my house with The Square room, they have been absolutely brilliant throughout the process from start to finish. They kept in contact regularly giving updates and was very helpful and friendly! Special thanks to Eleanor who went out of her way to help! I will definitely recommend in the future :)

First to view property, liked and agreed on the asking price got solicitors to draw up contract after confirmation that the house was ours, next squareroom would not give us the other parties solicitors information, they phoned us back to say the house has sold at the same price to someone else ... We found out that they deferred our sale as we had sold ours privately and the other buyers where selling with square room, so they where getting two commissions instead of one.. Very deceitfull and underhand tactics.. Definitely would not recommend.
We will definitely not use this company due to there underhand tactics, buying from them or selling, that statement alone is enough to deter warranted credibility.
