We moved into the building five years…

We moved into the building five years ago, hoping for a safe and peaceful home. Unfortunately, over these years, we have faced ongoing problems with the tenants in the unit managed by Luna Bing. Many times, the tenants were loud, rude, and disruptive, and there have been situations that felt damaging to the building and deeply stressful for everyone living here.
Littering, misuse of shared areas, and constant arguments with other residents have made the building feel chaotic and tense. Some of the behaviour has felt intimidating, and at times it even seemed like it could escalate into a physical conflict. Living with this ongoing stress has been exhausting and emotionally draining, and it has taken away the sense of comfort and security we had hoped to find in our home.
It often feels like Luna Bing’s management of the unit is contributing to ongoing chaos and noise, making life difficult for all the owners in the building. From my perspective, the way things have been handled seems to create unnecessary stress and tension for everyone living here.
I have also felt that Luna did not handle these issues in a professional or supportive way. From my experience, it seemed like the concerns raised by strata were not taken seriously. I personally feel that the focus was more on money than on the safety and wellbeing of the people living in the building, and because of this, it feels like the whole building has been put at risk, and the safety of some residents has been compromised.
Because of everything the residents of the building have endured, I cannot imagine working with Stone Real Estate in the future, whether as an owner or a renter. Living here has been emotionally taxing, and I sincerely hope that future residents are able to have a safer, more respectful, and peaceful environment.

I have to be honest

I have to be honest — I have never had such a disappointing experience with a real estate agency before, including those associated with Stone Real Estate. What I went through was beyond frustrating; it was genuinely upsetting.

From the very beginning, the process felt chaotic. My communication with Luna Bing, who I was told would be supporting me, felt almost nonexistent — long delays, vague or unhelpful responses, and constant uncertainty. Instead of feeling supported, I often felt ignored and left in the dark.

The most difficult moment for me was during a discussion where the Luna’s tone suddenly became raised and harsh. I personally felt overwhelmed and taken aback, and the interaction left me shocked, embarrassed, and honestly hurt. No client should feel spoken to in a way that adds emotional stress to an already challenging situation.

Appointments changed last minute, important details were overlooked, and the whole experience felt like an exhausting uphill battle. By the end, I was drained, disappointed, and questioning why basic professionalism and support were so hard to find.

Overall, this was one of the most emotionally tiring and upsetting experiences I’ve had with any real estate service. I genuinely hope that others have a far better experience than I did.

Avoid at all costs!!

My experience with Stone Real Estate Parramatta during the purchase of a property has been nothing short of disgraceful.

From the very beginning, the agent repeatedly stated—on multiple occasions—that the sellers were not accepting any offers prior to auction. I relied on this information, only to receive a call about a week ago where the agent suddenly asked me where I saw value in the property. This already felt inconsistent, but what happened next was even worse.

Just one week before the scheduled auction, I received a call informing me that the property had been sold prior to auction. I was never told that a formal offer had been made to the seller. I was never given an opportunity to put forward my best offer, despite being one of the genuinely interested parties. The entire process lacked transparency and fairness, and it honestly feels like something shady took place behind the scenes.

Why was there clear partiality toward a particular buyer? Why were some buyers told the property was “100% going to auction” while an offer was quietly accepted? Where was the transparency, professionalism, or even basic courtesy?

On top of this, I wasted a significant amount of money on due-diligence costs—building inspection reports, solicitor fees, and other admin expenses—based on misleading information.

This experience has left me extremely disappointed and frustrated. I do not recommend dealing with Stone Real Estate Parramatta. Buyers deserve honesty and transparency, and unfortunately, that is not what I experienced here.

Stone real estate agent in Campbelltown…

Stone real estate agent in Campbelltown is the worst real estate agent ever, every time a routine inspection was done and if any repairs were required, it was never repaired, the rent was over the top and no insulation for heating and cooling, every time I tried to call the office I was told they were always in a meeting, rent went up again and when I ended up moving out the staff were unfriendly and unhelpful, when I went to pick up keys to do some cleaning, they gave me the wrong keys and could not get in, when I told them I was coming in to see them they they told me that they are not available and just do it over the phone, I would never ever go through stone real estate agent again and would not recommend them to anyone in the future

Disappointed and Misled – Poor Experience with Stone Real Estate and Shaun Ramani

I had a very disappointing experience with Stone Real Estate, specifically with agent Shaun Ramani. From the outset, there were several issues that left me feeling misled and unsupported throughout the purchase process.

I was told the hot water system was only four years old and would produce “steaming hot water.” After settlement, I discovered it was over a decade old, rusted, leaking, and completely non-functional. Despite raising this prior to settlement, Shaun failed to take appropriate responsibility. Only after repeated follow-up did he admit (via his electrician) that the unit was “on its way out.”

The water was also not turned on during inspections, making it impossible to test the plumbing or hot water system. This is a basic and essential part of the inspection process that was completely overlooked.

The property listing images appeared digitally enhanced, and the building report — arranged by the selling side — omitted key structural and safety issues while focusing mainly on cosmetic features.

Overall, my trust was broken. I expected more transparency and accountability from a professional agency like Stone. Based on this experience, I would not recommend them.

They ruined my life

My experience with Stone Real Estate Wollongong was deeply upsetting and unprofessional. Emma, the property manager, made several promises that were never kept and repeatedly misled me throughout the tenancy and blatantly lied.

To make matters worse, the CEO personally called me and verbally insulted me, referring to me as a “bum” — despite the fact that I work seven days a week. This level of disrespect was shocking and entirely inappropriate, not to mention offensive.

The phone conversation with the CEO was recorded without my consent, which is in breach of NSW privacy laws. When mentioned, the CEO seemed unaware that this is illegal — a disturbing oversight for someone in a position of responsibility.

I strongly advise others to think twice before engaging with this agency. Based on my experience, I cannot recommend Stone Real Estate Wollongong and suggest you look elsewhere for professional and respectful property management.

I am truly disgusted at their behaviour and dishonesty.

Avoid Property Manager Kim for Stone Real Estate Parramatta

Property Manager Kim W from Stone Real Estate Parramatta is useless. He is never available and takes days to respond to emails. He withheld my bond on no grounds and when I complained the Licensee Adam did nothing about it. I had previously complained to Adam and again he failed to do anything about the complaints.

My bond was with held for 3 weeks due to Kim's negligence and if I didn't contact Stone Parramatta to find out why my bond was not released, Kim had no intentions of contacting me, even though it was his fault.

I feel sorry for anyone renting through Stone Real Estate and there property manager is Kim W.

Absolute scum - avoid at all costs

Went for a house inspection in North Parramatta. A rep by the name "Jackson" from Stone, attended. The way he behaved and treated his clients was appalling and something I've never seen. He was behaving as if the clients are refugees begging something free from him. His attitude, language and the way he answered questions were all patronising and often intimidating. If this is the culture of this over-rated, self inflated company, you can just imagine how they treat their clients. AVOID DOING BUSINESS WITH THIS SCUM AT ALL COSTS!

Absolute scum

I am an advocate for an autistic adult, who unfortunately went through Stone Parramatta for a tenancy.
For the entire year, his rental manager ignored his requests and breached disability standards.
At the end of lease, my client was not sure why he was told he was owing $671... on a weekly rent of $400. His manager didn't bother to explain.
They applied to take his $1600 bond (which I paid for) which they now have.
They now debited this $671 from his account... IN ADDITION to the whole bond.
I rang Stone Real Estate's listed Head Office. It is their San Souci office. "Friendly staff member " Mariam, when told that this was listed as their head office number, replied "that's not a me problem" and continued to tell me I was rude.
Unfortunately, fair trading have also been complicit.

Avoid at all costs!

Very poor service - there is some dodgy going on in the selection process for tenants. Will not look at renting purchasing or selling with any Stone real estate, especially Castle Hill branch.

Disability discrimination despite being…

Disability discrimination despite being informed of obligations. Their treatment of someone being abused and neglected by the landlord is to make threats and fabricate stories to gaslight the tenant into thinking it's all their fault. It's truly abhorrent how horrible these people are.

Terrible service!

We have rented an apartment through their Rockdale branch so my review applies to this particular branch, I'm not sure about other branches. This agency is being inconsistent with their service from the beginning of our tenure. The agent who is appointed to us is lazy and unhelpful. Looks like they are only there to collect the rent and send the rent receipt (which is automated anyway). They are so lazy that even after we approached to increase our lease for one year they didn't respond to our offer on time and now the owners have to wait extra to receive an updated rent from us due to a "two months notice" condition in the lease. From the moment we stepped into this apartment they are giving us reluctant service. Every time I email them with an issue, I get prepared this to be answered after weeks, not even days. I have to text separately every time to remind them that I have emailed them. It's unbelievable that this type of service exists in a country like Australia! My last issue regarding car space being illegally occupied by someone is still pending for their 'kind attention'

TERRIBLE EXPERIENCE

Our experience with stone real estate was terrible.
They showed us apartments chosen from them and not from us so that at one point we had to ask for the brochure so we could see all the apartments available and we might choose the one we would like (as we are the buyers).
When we reserved it the next day they started to ask for a 5 stars review (so inappropriate) and then they disappeared.
We started to have a lot of problems with the timing, information and every time I was trying to get in touch with them they were always busy or in a meeting or out of the office or not on their desks and they never called us back. The few times I was so lucky to speak with one of them it was so obvious that they were not interested to listen to me and helping me and they were saying that they would find out and then nothing, they did not even call me back.
They recommend Quastels to us and unfortunately, we had a difficult time with them too.
They will probably reply to my review and say that I can contact them to talk etc. etc. but it's just to show to the people who will read the review that they are not so bad but don't believe it.
They know me very well because I tried to contact them so many times and they did nothing to help me and I'm still waiting for a call from them.

Candice the shifty real estate saleswoman

Candice Cattell from Stone realty manly is nasty in her method of selling property 5/42 Queenscliff rd Queenscliff using 2 buyers & playing silent auction not only did she put pressure & much stress on both buyers but then wanted to dominate bidding amounts between the buyers. Sending me a contract 1 day prior with NO COOLING OF PERIOD when she then decides to close the deal 3 days prior being the Wednesday instead of Saturday auction date demanding 66W certificates from my solicitor on that day when we still hadn't heard back from the vendors solicitor in relation to contract amendments. I was granted extended settlement @ the start & after being the highest bidder she used that against me to get the other bidder to MATCH MY HIGHER BID & settle in shorter time. I FELT HER TACTICS WERE VERY UNFAIR & STRONGLY SUGGEST NOT TO DEAL WITH THIS COMPANY. I will be making a formal complaint to the real estate board, fair trading & ombudsman for MALPRACTICE. To top it off she was very unprofessional in not returning my calls or text messages via the whole ordeal @ the same time putting extreme pressure to settle by end of day being the Wednesday while I was running my own business trying to tend to clients & having to deal with this ordeal

Worst Real Estate Agent in NSW

This is about their Manly Branch - NSW, Australia

WARINING - DO NOT TRUST THEM - AND DO NOT ASK THEM TO MANAGE YOUR PROBABLY MOST VALUABLE ASSET. YOU WILL LOOSE MONEY.

By far the worst estate agent on the market. Don't know where to start to describe all my troubles I had with them.

But let's summarise it before the story is getting too long here:

1) rental balance not paid over months and with several requests to get my money
2) end of lease report was so bad that I lost lots of money because of missing evidence and because they simply did not claim with the old tenant
3) charged for a start of lease cleaning which was never done properly. I as a landlord and the new tenant complained, they promised to get it sorted and never did
4) condition report for new tenancy is unbelievable incomplete and will cause more financial damages.
5) New tenant complained about damages caused by the previous tenant from day one - for nearly two month no activities from their end which was nearly leading to a court hearing - I finally organised the repair myself when I was informed about the problem by the tenant.
6) They never act in your interest as a landlord - they simplsy spend as much money money as they can for bad services and bad repairs.

There are really good and reliable agencies in Manly. I made the mistake to trust Stone as I know it's owner through friends. But neither he nor the rest of the team are taking any responsibilities for their actions.

And today I started several claims at NCAT agains them.
