Money grubbing 💰

As a new flat owner, my only experience is with Simarc but from the moment they demanded 10k off the vendor to alter the lease review period which collapsed the sale to spurious demands for extra fees, they come across as money grubbing grifters with their hand constantly out for more money. That's capitalism, I guess. 🫴

If I could give zero stars I would

If I could give zero stars I would. They charge £150 fee for a late payment of £112. This is not fair or proportionate and is against the advice of the Consumer Rights Act 2015.

Simarc - Subletting notice fees

A few people have mentioned fees for renewing notices to sublet. Simarc tried this with me despite the lease saying I only had to register the underlying tenancy agreement which was rolling and not subject to renewal. After 3 months of arguing I threatened them with the ombudsman or the freeholder direct. They backed down and I have told them that if they continue to ask for this information when there is not a change in tenant then I will charge them an admin fee for the inconvenience.

Run for the hills rather than be…

Run for the hills rather than be saddled paying ground rent to this horrible company. Paid ground rent for years on time on receipt of demand. Got a reminder notice and went to pay and balance £110 more than the ground rent. I called them to request removal of fees and they said to email and they would freeze charges on the account until I got a reply. Did that and got haughty response saying tough luck basically, they had sent deman and reminder (which I genuinely did not receive) and I have now had to pay £138 extra so charges were not frozen as promised. Terrible company and dealing with rob dogs like this a price you pay for owning a leasehold property. I am going to speak to the property ombudsman to enquire about their disproportionate charges and whether they are permissible.

We too are being screwed over by this…

We too are being screwed over by this company we are having to do a statutory lease extension(current lease is 93 years)on the sale of our flat due to the fact that simarc won't cap the ground rent at the lower rate as per new legislation introduced 3 weeks ago surely this needs investigated ANY ADVICE WOULD BE MUCH APPRECIATED

Absolutely shocking. Charged me 168 for a quote non refunded. An absolute rip off. They should be ashamed . I wouldn't give it 1 star apart from that is the lowest I can give

leaseholders should complain directly to The Property Ombudsman or to First Tier Tribunal

Not surprisingly hundreds of leaseholders gave them 1 or 0 star with almost similar experience i.e. money grabbing: to charge £90 or more for collecting ground rent of the same amount of less is definitely unreasonable.
Worse still the arrogance the company and its staff demonstrated truly does not qualify them in any service industry as they simply display the Mafia or bulling attitude: pay up or we hit you with more!

Victimised leaseholders should complain directly to The Property Ombudsman or to First Tier Tribunal

What can I say other than this company…

What can I say other than this company are nothing but robbing bastards. How they can charge £90 for admin charges for missed payment is beyond me, even more so when there has been no staff in over Christmas I just so happened to go on to pay my ground rent of £50 to then find this admin charge. When I rang it informed me they were still closed for Xmas. It’s disgusting. I have certainly appealed it. More than happy to pay the ground rent, which has only been missed for a couple of weeks. But I will refuse to pay a £90 admin fee. Has anyone else had this before and appealed it?

Ground rent

Ground rent, cshrge £175-00, as the send out by email.
We get hundreds of email, and then they charge £138-00, collection fee cost, without any cost or charge references or breakdown, talk about financial rape.

No action for replacing block management

We followed procedure for getting a majority in regards to replacing our block management for our flat, which have caused nothing but issues. It has now been double the notice period and they still continue to be in charge and cause issues. They took two months to reply to one of the other occupants email and all we have had back is "I've let my manager know the majority of you want to replace them." What have they been doing for the last 6 months if this is the answer we're getting. We've already had to pay half the service charge despite the fact they should no longer be managing us and the rate this is going we will be expected to pay them again at the end of the year. Very frustrating and disappointing.

This company are money grabbing con merchants. Not interested in an level customer service and make up fictional 'charges' to line their greedy pockets. I would be ashamed to work for such a disgusting profiteering company.

Awful non existent company

1 star does not do it justice . I have been trying to purchase a property (1 bedroom flat ) which is under simarc and I am now into my 11th month of waiting for replies to the enquires made. Such a slow service having to wait weeks and months for replies of simple things they should have ready to go. I am now extremely worried if I end of buying this place to have to deal with a inconvenient company like this, absolutely shocking

One Star is too many for these people

Rude and Arrogant - they don't even record calls so they can get away with saying anything they want!

Charging £156 to allow us to let our property then £99 every 6 months thereafter as a 'Renewal Notice' - the lease hasn't been renewed its simply rolling and they are not doing anything other than charging a fee - surely this is illegal?

They wont let you pay by BACS just by card or cheque

You ask to be sent a copy of their complaints procedure and they refuse to do so, saying email your complaint in!

Scammers

Have a direct debit created for ground rent; they have not used the DD to obtain the ground rent and later sending letters asking £90 for late fees in addition to ground rent which is £ 37. Absolutely disgusting company.

Simarc demanded £10.50 ground rent but…

Simarc demanded £10.50 ground rent but added a £90 admin fee (later “reduced” to £45) for sending a letter. They refused to let me pay the rent alone unless I also accepted the fee — even after asking multiple times.

They made vague threats about contacting my mortgage lender over a clearly disputed charge.

I’ve reported them to both the Property Ombudsman and the CMA. If this has happened to you, report it too — it’s free for you, but costs them every time

Awful money grabbing company with…

Awful money grabbing company with shockingly bad record keeping. Paid over £300 just to change the tenant's name and 12 months later they want another £150 to keep it the same. Fees for admin are off the charts. I'd give a minus score if possible and wish I'd researched them before I purchased the property. AVOID!

Payment of Ground rent.

This company is asking for Ground rent that has been recalculated they were a year late but it is fine leaseholder have no legal right to challenge if they late, but they can ofc. Now when you want to pay online using your account you cannot, the link doesn't work you cannot pay by bank transfer either. They want cheques or payment over the phone on automated system. I find it irritating and frankly dodgy like paying on some kind of ghost offshore account. Not inspiring confidence to say the least all under the umbrella of Wallace company.
