Warning- Never use this property agent

We have been with this letting agent (Willenhall office) for 16 years on full property management service. Recent tenant eviction event had discovered the 2 months section 21 eviction notice service have become invalid due to serious mistake of Tenant Fees Act 2019 violation as it exceeds the given threshold of 5 weeks’ worth of rent by one of the ex-employee. This mistake was pointed out by my private lawyer. I spoke to the property management owner (Manjit Virdi) asked for reasonable of one month rent compensation as another 2 months of new section 21 notice need to be re-issue resulted unable to re-advertised and delay for letting to get new market rent for the mortgage hike. The owner refused, using the reason we have been charged at 8% only for full management service, but he charged other clients at 10-12% at least to defend this. We felt shocked as it was a full management fee of 8% as agreed that time, but now he used this as a bargaining chip on this serious mistake without responsible action without acknowledging the mistake. All in the past, any broken/repair items was just a lips/call passing service from tenant to Redstone, then the landlord was asked to foot the bill without investigation of accountable liability for root cause of action. There were no on-site check for damage, no photo or video being shown to us. Many occasions in the past 16 years, we have pointed out it was not landlord's responsible liability of fault for repair cost as printed clearly in the tenancy agreement, we still foot the bills for the tenant. It is clear the company is operated on a sub-standard unprofessional service depending what you paid when the full management service has clearly spelt out what service was included. It is disgusting to realise this has not reflected the same service provided !

Take full advantage of vulnerable people…

These take full advantage of vulnerable customers
Telling you a load of rubbish, gives you a move in date and all sorts just to get holding fees out of you...
then tells you because of covid, it will take extra two weeks to refund.
Two weeks comes and goes
Then takes to ignoring you altogether.
Avoid this company at all costs
Will be taking this further
