1 star is too many stars for this dog **** company. They seem to get off on undervaluing properties. (Reviews are proof enough) when a property goes on the market at 300k and has people interested in double figures within days, sold within days and multiple people offering the asking price and over, ITS WORTH IT!!!! To come in on the request of a mortgage company and proceed to value it at 280k 20k under every other professional whos seen it before you, stopping the buyer from being able to make up the difference and break the entire chain 2 weeks away from completion is diabolical. The DEFINITION of incompetent and unfit. Speaking of incompetent and unfit, the Absolute troglodyte who visited, that spent less than 10 minutes here and didn't even go down the garden, therefore didn't see the craft room the potting shed the storage shed the horse stables and land behind them who thinks he has seen enough to give it a proper evaluation absolutely needs to be given his walking papers. I hope you have the days you deserve. For whatever corrupt reason you CONSTANTLY continue to do this to people, I look forward to the day you are investigated and we find out why you do it. It may be sooner than you think!!! If these people turn up at your door to value your home DO NOT LET THEM IN!!!! I promise you will regret it.

Pinnacle Surveyors recently surveyed our home for a Help to Buy Redemption. The surveyor we had was Kevan Hurst. He was professional and friendly, he explained the process well and we had a report within 48 hours.
Unfortunately we had some issues with our solicitor which caused delays and, therefore the survey itself expired. The team at Pinnacle were super helpful in organising an extension to the survey. Another delay meant that Homes England wouldn't accept the extension once expired again and at the last minute Pinnacle were able to prepare a survey document that Homes England would accept thus allowing us to complete the sale of our home, payback the Help to Buy loan and move house. Without their compassion and commitment to help we truly believe we would still be waiting.
The surveyor did his due diligence and really made us feel we were in good hands. I wouldn't hesitate to recommend the team at Pinnacle Surveyors.
A rude valuer, with no interest in the property, and no interest in knowing anything about it or properly looking round.
Spent a grand total of less than 15 mins valuing a 4 bed detached property.
Then valued it almost £100k less with no real explanation, even with comparables!
A complete waste of time and dreams completely shattered for all parties.

The survey was way more thorough than expected for a level 2. Highlighted issues with the property which we needed to be aware of and did all the additional checks we requested.
The service was friendly and professional, Ed called me before to understand our needs and talked me through the report in detail following the visit.

RACIST. Dealing with people at office is a nightmare. The survey was conducted unprofessionally as the surveyor merely scanned the rooms in my house. Missed certain spaces completely and was very rude to my mother. He calmed down when I came home as he wouldn’t dare be racist in front of someone who will understand completely and say something back. The managers at the office are completely useless and rude. Please believe all the bad reviews. You’re letting these people SELL YOUR HOME. I regret allowing them in my home. Please be aware of firms like this. So many people scammed, and for what? Even the experience was horrible.

Very poor service. Spent 15mins under valuing my property by 55k compared to several other house recently sold on the street. Buyer pulled out. Very poor service.

Massively undervalued my house for a remortgage, ~25% under. Complete cowboys, or cowgirl in this case.
I wish i had read these comments before throwing my money away. This company undervalued to the tune of 60k and didn't even bother to use the exact same property which had sold as a comparison.

I can not suggest hard enough for people to avoid using Pinnacle Surveyors, the gentleman who came to value our property barely spent more than a few minutes, provided a very light service and at a time where house prices have increased by 30% valued my property as only increasing by 6% over the same period of time. The property was valued lower than those that have less bedrooms, small gardens and less additional features. When challenged their response was "its close to the railway line" to which I inform you that a property closet to the railway line sold for nearly £200k more than the value of my property.
This valuation very nearly ruined my ability to complete a mortgage extension but fortunately my mortgage advisor say sense that the valuation was inaccurate.
Do not use this firm if you want a fair and reasonable valuation!
We were deeply dismayed by the valuation report provided by John Llewelyn Jones at Pinnacle. Despite receiving two additional reports and an estimate from an estate agent, his valuation of our MUFB was less than half of what others assessed. Moreover, his report was a mere three pages, a stark contrast to the thorough 43-page and 52-page reports from other valuers. To compound matters, the report we received contained numerous errors.
Valuing our property at merely half of its true worth is not only shocking but also insulting. In his report, Mr. Jones mentioned applying a supposed "sufficient discount," which raises serious concerns. We believe a valuer's duty is to accurately represent the value of a property, not arbitrarily apply discounts as they see fit.
This experience has left us profoundly disappointed. We wouldn't even consider granting this company a single star rating. Our advice: steer clear and avoid using this company at all costs!
Had a valuation survey done on our home as instructed by the buyer's lender. Surveyor was here for less than 10 minutes, measured rooms and took a picture of each room and said there were no concerns whilst viewing. I then found out they had devalued our house by £40k despite multiple estate agents valuing the property higher than we sold it for, meaning our buyer has had to find another lender!
I used this company on the recommendation of my mortgage provider First Direct and had a homebuyers survey. The guy that did the survey called me after he completed it and said nothing jumped out at him. There were a few issues on the survey but nothing that required immediate attention. We then went ahead with the purchase. To our horror the walls were absolutely soaking and the roof was leaking like a sieve. We have now had to shell out £7500.00 for a new roof. Put in a complaint to the owner who just batted it off and also the CEDR who just stuck up for the company saying the survey was adequate. I have now taken this up with my mortgage provider because this company are giving the green light on properties that are clearly defective and the surveys are not worth the paper they are printed on. Avoid at all costs!
I would give them a zero if I could. Not a good experience. Find another surveyor that will actually not over charge and and that will call you back.

The clown they sent, James Gifford, spent 6 minutes in my flat in relation to this and then gave his valuation based on sales of flats next door which are about half the size of mine!!!

This is the worst company ever don’t use them. Came to my house and a survey and valuation, their valuation was £30k under market value..and they have put to family under stress and emotional., we where about to exchange off contract, but because of their unprofessional valuation, the mortgage lender declined to lend the money to my buyer honestly why no one is listening to all this reviewers!!?why the mortgage lenders are using this company with all this negative reviewers.???the person who visited for the survey was James Gifford
James Kerman conducted a Level 2 Survey and Valuation Report on behalf of Pinnacle for me for a buy to let in March and I was most impressed by the level of information and detail provided. James then phoned me afterwards to explain in depth the information and recommendations in the report which was most helpful.
I was able to obtain specialist reports and estimates based on his report which then allowed me to negotiate a reduction in price and has just led to a successful completion. Money well spent and excellent service. I will recommend James to others.

Pinnacle conducted a survey recently on our property on behalf of the buyer’s lenders. The surveyor (who had only three years experience) downgraded the value of our property by a massive £60000! I was informed by our very knowledgeable and experienced agents that this was unprecedented and it was the largest down valuation they had ever known. Our very attractive property in a desirable location was sold within four days of going on the market for the full asking price. Furthermore we cancelled further viewings from other potential buyers following the offer we received. The fact that the property sold for the full asking price almost as soon as it went on the market confirms that the agent’s valuation was correct.
I was informed by our agents that as the survey was conducted on behalf of the buyer’s lenders we wouldn’t even be given the opportunity to challenge the surveyor’s decision. This apparently would have to be done by the buyers but which buyer in their right mind would challenge such a decision? As a result of all this we have been forced to accept a much lower offer on our property and our future plans have been ruined.
It is shocking that a surveyor with limited experience is making decisions that result in sellers losing out financially. No doubt Pinnacle will be along soon to explain how the company uses certain criteria to determine values but just ignore all that. It should be the market that decides the value of a property. If you are told you must have a survey conducted on your property my advice would be to offer to pay for the survey yourself and choose a local company with a decent reputation and a knowledge of the local market. While there will be an upfront cost, it could end up being the best decision you ever made and ultimately save you a fortune. If I was able to, I would give Pinnacle a zero rating.
