CAS-1560363-Y8G0Q6 it has been more than a year and we raised multiple tickets with them, but still haven't get a meaningful response. Are you waiting for someone to get seriously injured before you take an action? We have been asking peabody to install gates to our private parking space,as random people abusing the parking bays, meaning we as residents can't find a space for ourselves and we ask them to live the private area we are being threatened. They throw rubbish everywhere as well when they get in. Peabody visit once every year but asks monthly payments from residents.
UPDATE: Peabody responded, stating someone has already responded to us, and they have not responded to either our neighbours or me. Even if i provide ref no on 1 star review they still lack of communication, support and provide absolute no solution.

So RM assured me works would be carried out, they never were, we’ve been at it for months now and now RM tells me theres no money to get it done, so i flipped, I live in an adapted disabled bungalow and she told me I’d have to cut 40ft bushes and a tree down myself, so in retaliation I said “im only paying £22 a month off my arrears based on her attitude, first thing she did was go for repossession but what she didn’t know is that amount was agreed with the finance department, avoid these slumlords, they’re useless and vicious!!!

If I could give this company zero stars I would! They neglect their elderly residents and just don't care! Waiting for a year for them to fix broken glass on an entry door and now waiting for a week for them to fix the entry buzzer to the building despite numerous tenants asking then complaining. They charge service charge to fix things but just take the money from their elderly tenants and do nothing!

If I could give MINUS 100 stars I would.
I've been living in an estate managed by Peabody for 5+ years. Their customer service at any levels is an epic fail, from lack of block cleaning, hugely delayed repairs, even when it involves lifts, vague replies and continuous "we are sorry", "we understand", "we will let you know", continuous chasing up, incompetence and lack of accountability. The government should really look into its performance.

this is the other thing the tenant has loud musik playing i can hear it when you go out side and i can hear the sound inside coming from above i did mention this to peabody the responce i got was like thay could not understand me if all the tenants have been told to stop making all that noise and thear windo is open so the pepole nextdoor can hear it.
Looking back at many of these reviews it is clear that Peabody is failing to meet any of their targets, timeframes or, indeed, basic standards.
Many of your call handlers are dismissive, lack the knowledge required to assist and, sorry to say but it’s true, tend towards lying to get people off the phone, knowing that the tenant has no way to prove what was said, by whom and are therefore left with no action whatsoever having been taken.
Peabody, as is, lack the same integrity, commitment and care that was once a benchmark of what a HA should be.
You are too big for your boots.
You have grown to fast and lack the capacity to integrate and manage your vastly increased stock and the many levels of tenants and their differing rights.
You are staffed, primarily, by people who do not care for the social tenants and see their requests as a nuisance.
You are failing. The tenants, their requests for repairs, the antisocial behaviour that goes unchecked, the disrepair in common areas, the failure to maintain the estates, training of staff and policing of the several layers of contractors who attend; after many calls begging for them to come; our homes with little, to no, knowledge of what they’re there to do.
Do better. Clear out dead weight. Listen to your tenants.

This company fails its residents. Service Charge is indeed Hyped up and services are not provided. The increase in charge is not reflected by the service they charge. Failures of maintaining estate and carrying out communal areas plus communal repairs are non existent. Sheer negligent behaviour and unacceptable behaviour of the estate management team.

Peabody is absolutely a disgrace they should be ashamed of themselves. Spoke with Peabody operative and explained that an apple tree needs to be removed because when the leaves starting falling are going to block the gullies on the Vicinity and it is going to get flooded.Explained that the Vicinity already got flooded on 23 June and the leaves on the tree haven’t fallen yet explained the it is going to get flooded again and it’s going to be worse. I used to take care of the Vicinity have being doing this since 2006 when our Vicinity got badly flooded it looked like a river. I am now old and with a physical disability and no longer able to look after the Vicinity. The operative didn’t give me the curtesy to listen to my request in full.I advised that I needed a reference number and then will contact them online was refused the operative said only give me their email address but I wanted the reference number to prove that I have contacted them. Was told they don’t remove trees on communal area it is not a communal area but I know they do remove trees on communal area .Have been take of the Vicinity for 20 years is because of my input the Residents been living in a clean environment. I am now unable to take care of the Vicinity as a result of my physical disability and this housing association does not care for their tenants. I am glad I am not one of their tenants and feel sorry for them. When comes to service charges Peabody takes the money in return for a very poor service the so called gardens do a mediocre job.

Has so many issues with Wates and Peabody, They don't look after there properties and in the last week alone we have had subsidence, a gas leak and and uncontrollable water leak from a pipe. Which they said they would come out to and they didn't bother.
I can't go to work because of the leak and have to get up in the night to empty the bucket which takes 50 minutes to fill. They promise to call and fix things but never reply or attend.
They treat there social housing tennants with absolute contempt.

I’m still waiting for a “emergency callback “ from last week!
I reported a repair TWO MONTHS ago. I called last week as it said to contact you by phone if I’m vulnerable or it’s an emergency and was told it would be escalated and to expect a call back either from yourselves or the contractor. No contact has been received yet.

The rent collection officer's at this HA harass the tenants and issue fake eviction documents.
The Housing Ombudsman did a Special Investigation and found that Peabody makes it hard for tenants to complain, emails are not accepted, and complaints through it's portal are not accepted.
If you do get through to anyone here they are rude and have no respect. Incompetent complaint handling and policies which are not worth the paper the paper they are written on.
The government Ombudsman and housing minister needs to intervene and put this organisation in special measures where it concerns this greedy top heavy with senior management and executive's HA.
Peabody is the worst social housing organisation in the UK especially the office at 45 Westminster Bridge Rd
I am so very annoyed about us not getting updated with the change of Housing laws. They tell us that there is a 90 day period where non tenants can stay even when the tenant is not at their property. For me, it is breaching the Housing laws from day one when we had trouble with our neighbours and during the time when the old laws were in force. They seem to be sort of giving us all negative answers/excuses by trying to put us off and by saying that it is okay for the non tenants to do whatever they like. So why do we tenants have to pay rent when people are getting Housing Benefit and having so many different people staying free in a two bedroom property and the term to use is overcrowding a two bedroom property? The Officer tells me that I must oblige in giving their ball back to them when they are non tenants playing in a small garden which is not their property. Also played inside the house by banging the ball on our walls and since our houses are all so closely knitted like terraced houses kind of pattern. Like we are doing nothing and made to sit and collect their balls and then throw it back to them. We are such genuinely good tenants and never default in our rent and we pay the full Housing rent without any housing benefit etc. It looks my husband seems to think that these people are ones being looked well after, due to being old etc but misusing the system. This is ridicilous. That lady who is a non tenant resorted to hitting me and yet not a thing was resolved to make her stop resorting to her bad behaviour. All they say is to inform the noise team when this is clearly a non tenancy issue which even the Police said that the problem lies with the Housing sorting out the non tenancy issue.
Now, I am going to meet up with our MP and I want to clarify about this new Policy or new laws of the Housing but cannot find any access to the new laws except that the old laws are still on there. I wanted to show her these laws. They just keep making up these strange laws. This is something very mysterious about this particular case.
They have to get their facts straight and stop supporting people who are corrupting the system. If she is saying that the laws have now changed, please can someone direct me to any higher authorities or to the right personnel to check out on this. Are all the tenants in this Housing aware of these new laws?
I have serious concerns regarding the apparent lack of a clear and enforceable legal requirement for housing associations like Peabody to maintain the roofs of residential blocks of flats to an appropriate standard. For most homeowners, a roof is one of the most critical components of a property.
Leaseholders at Ohio Building are now facing a major works bill of £194,519 for roof replacement that appear to have arisen because necessary maintenance was not carried out over an extended period. As a result, individual leaseholders are being presented with bills of approximately £11,000 each, despite having no control over the maintenance decisions that led to this situation.
In addition to these substantial demands, the works will reportedly deplete the building's sinking fund entirely, leaving residents without a financial buffer for future repairs and potentially exposing them to further major costs in the years ahead. In my own case, the property was marketed and sold as shared ownership and affordable housing. The principle of shared ownership is to provide an affordable route into home ownership. When residents can be presented with large bills for major works that arise from years of inadequate maintenance, that principle is undermined.
The situation at Ohio Building highlights a broader issue affecting leaseholders across the country. Residents who have acted responsibly and paid their service charges should not be left facing bills of £11,000 and the complete depletion of their sinking fund because routine maintenance was not carried out when it should have been.

All my experiences with Peabody has been a total nightmare, very very slow in responding to enquiries, no chalant attitude with clients.
In the my 24 years with them every expectations have not been met.
At a piont I had to visit their Westminster office for about 3 times in other to get an information that was required by my solicitors.

Peabodys mession statement sounds good but in practice it does not work for the tenants. Especially if we are dealing with antisocial behaviour we are not listened to especiallly if you are the victim. They have no support system in place to support the victims and their staff have a casual attitude towards antisocial behaviour and are slow in response and in management. In thier communications they do not acnowlege the detrimental effects it has on our lives Not acting effectively causes behavour to become ingrained and worse. Their staff feels it is the Police, Council and other tenants job to deal with it. Under In line with the antisocial behavour Housing Act it is Peabody's responsiblity to deal with the tenant. Because of neglect our safety has come into question
