Terrible at check-out. The clerk made a lot as "red" in the report, which are then all listed as Tenants responsibility and leaves the tenant with a lot of explaining to do. issues like:
- Garden furniture was in shed (due to winter), but all listed as missing
- Clerk misread Iron Grate for fireplace as Iron Gate, and listed that as missing
- Food items which were in cupboard at check-in (landlord hadn't moved out yet), where listed as missing when we checked out
- Picture shadings was listed as tenants responsibility, while they were already clearly visible at the check in photos
- Clerk found a "repair spot", which is basically brickwork where there once must have been a door in this old house
Not impressed!

They stole two lamps and one of them registered in the inventory so i need to be responsible for. That is regardless of the silly stuff they are spotting and checking out careless of the checkin report.

Oakley Jane performed a check-in audit of a new property I was letting in May. They didn't know how to read the electricity meter and I am still trying to sort out the mess with the electricity supplier in October! UPDATE: received threat of debt collection from electricity supplier this week. Still waiting for an apology from Oakley Jane!!

Oakley Jane are extremely professional and always go the extra mile for us. Being a property manager for a huge portfolio of high end properties and clients, the expectation and demand on quality is so high; I never doubt Oakley Jane and their ability to provide a professional service. Their reports are by far the best format and are incredibly thorough. In 6 years of working with them I have never needed to call them back. Oakley Jane is a property managers dream, I wouldn't want to work with anyone else!

Great service, I have used Oakley Jane for many years and found them very thorough during their visits. I use their constructive reports to discuss the property when a tenant has left and find the photos and description very helpful and clear, I would highly recommend.

The woman who did my check out report couldn't be bothered to go to the top of the garden so marked this as inaccessible , costing me £50! Also, I had to pay £162 in cleaning even though the house was in a better condition then when I moved in. Their reports are completely inaccurate.
To note the reply from Oakley Jane , I believe the clerk could not fit up the garden path so a picture of the bush was taken instead and a complaint was made to the agent at the time in regards to the comments. At the time, Karen said the house was fine and the only concern was a broken tile (which was always like that) then she added completely inaccurate comments. I would really AVOID this company.

Oakley Jane Independent inventory services provide landlords with check out reports for tenancy management.

I had couple of interactions with them and so far I had mixed experience their services. Granted, they do detailed check out report that is supported by pictures and detailed descriptions. They also indicate if a particular finding is tenant or landlord's liability and their assessment is usually fair.

However on the other hand they manage to completely miss out obvious issues as if their agent went around some rooms with their eyes closed. Again, we all make mistakes, but my disappointment with Oakley Jane was when presented with obvious evidence of their omissions they still refuse to amend report on the basis that it "can't be done".

Robust report, but I feel I need to follow them next time around and follow their agent to make sure they do a proper work.

So remind me what am I paying for?...
