BEWARE OF HIDDEN CHARGES ON WHOLE HOUSE BOOKINGS


I read the reviews on this site before booking so think B&B customers have a different experience.
I booked the whole house for two nights costing £4,500 plus £1000 security deposit for a mixed group of 26 people breakfast not included, not everyone stayed the first night but I was told I had to make up the sofa beds (3 single and 3 doubles) myself if I needed them for the next day. I asked for extra pillows and was told sofa beds only got one pillow per person, there were not enough towels so if you used the hot tub you had to use your towel from the en-suite. Tracey gave us an extra hour to checkout which was great but was rude to some of the party when they double checked their rooms. 5 days later after chasing up to find out where the deposit was I again checked my account to find an extra £200 had been taken off the deposit for the sheets that I had used to make up the sofa beds, there were not enough beds for 26 people so sofa beds had to be used and she knew this, when I rang Tracy to ask why this money had been taken off without letting me know she was annoyed and said all the sheets had to be washed and it was expensive so she was charging us for an extra 4 people @ £50 for one night each and she was being generous. I have never stayed at a property where I have been
charged for washing sheets, although some were grubby anyway and the mattress protectors on the sofa beds were old and did not fit. I could have bought new sheets for less money.
When booking this Tracy said they lived way back behind the house and we wouldn’t know Steve and her were there which was not true because their mobile home was literally at the side of the house where the side door was. On our first night Steve came to the house at 12am and told us to turn the music down and shut the back door and he wouldn’t tell us again, this was the only time he would tell us, this was after he’d already come around twice to sort out the keg he’d put on incorrectly. His attitude was extremely aggressive and rude, this house was advertised as being surrounded by fields and private and the music was not loud as the next day Tracy said I heard Steve told you off last night and laughed but told us she didn’t hear anything.
So if you’re thinking of booking the whole house you need to take the above information into consideration as you could face an expensive bill at the end of your stay for something that should be included in the price, or look for a property where you have real privacy without your parents living next to you!
20 of the party that stayed were looking to book the property again for 3 days for a wedding we are attending but after this stay are extremely glad we didn’t. Definitely would not recommend this property as a whole house booking.

This is not a B&B review and should never have been left she didn’t even stay as self catering!!
This review has been written by the ladies mum who did not even stay, and it is all lies!
So she referred to check in and out times 4pm and 10.30 allowed them to come hours before and out 2 hours later. At 1pm still in the house and after checked , with guests downstairs if they were out of rooms and told yes despite them still being in the house late by hours! I went into the room after knocking to find a naked man on top of the bed spiralled o out, that then stood up for full effect!!!! Yes i was upset my son and daughter 12 & 14 help were helping!! What the hell was I short YES, to complain about this is an absolute joke, I should have reported this to the police!
The house can sleep 20 we do have a number of sofa beds allowing and extra 7 bed spaces if needed.
If just a couple are used we waive any extra fee but it is clearly in our contract that if more are used we charge £25 per person per night. it’s paying a laundry company for towels and duvets as well, stripping and putting back sofa beds allowing takes time, it’s not just for washings sheets.
When they booked they wanted more than the 20 and said they would do 3 to a bed as most beds not all are super king.
That did no happen her mum arrived and we had put out 2 double sofa beds for them already, she wanted more I helped her put them giving up my time for nothing!.
When we went in the house was an absolute tip and every sofa bed had been used, why am I meant to cover this cost? I only charge an extra £200 for this to cover some not all of my costs, waiving another £400.
I refunded the large part of her deposit despite the state it was left.
I gave them early check in hours and same with check out.
They came and looked around before the only reason they was unhappy we stayed in the lodge behind is we knew how many other people stayed that was never paid for!! The lodge is at the back of the house but does not overlook any outside communal areas inside or out the only thing we do share is the outside bins.
Most people like the fact they can call on us should they need assistance.
We cannot even hear if there is music on.
Why is it me problem who stay when? One night or two? You booked for two and paid for two, why is that wrong?
If you got asked to turn down music that is also in the contract with signs in the bar saying keep partying but close window and doors, we have only done this twice in 20 odd years because neighbours a very long way off have complained and confronted us, so cheers for that,, you even say it was 12pm so we gave you a whole extra hour before saying anything! We did not tell you to turn it off just or even down just take it inside and close doors and windows , and the extremely bad behaviour we experienced from your party when you never even stayed!!!

Amazing place, lovely people and nothing is too much trouble.
Fantastic setting and lovely rooms.
Breakfast as good as I would make myself and trust me that's quite an accolade!
We will definitely be coming back!
