Reviewing work undertaken

The company offered to help after a question was raised about how a mortgage lender might feel about lending on a property like ours with mass foam insulation under the roof. The surveyor did a thorough inspection of the roof space. He reported that moisture levels were well within acceptable levels and the work had been undertaken satisfactorily. He sent us photos to back up his conclusions.

Avoid Spray Foam Installation in Domestic Houses

I believe that Spray Foam Insulation is not suitable for an ordinary domestic house in Britain with wood timbers in the loft.

In 2020 Mass Foam Systems installed the spray foam insulation directly onto the felt, rather than onto a breathable membrane. The team also blocked up the eaves, reducing ventilation, so there is now significant build up of moisture in the loft rafters, and there is dripping onto the floor of the loft.

I regret allowing the door to door salesman - it was NOT my initiative - to persuade me to install spray foam insulation. I should have stuck with the old rockwool on the floor of the loft. I am likely to have to remove the spray foam insulation. I am seeking legal and financial redress. It has been a big mistake.

Since 2024 there has been media coverage about the problems with spray foam insulation, with mortgage lenders refusing to lend on houses fitted with it, because the surveyor cannot see the rafters. There is also a 2024 HSE report about Spray Foam Insulation in Timber sloped roofs in dwellings.

Dear Mr Benjamin,

Thank you for your review and for taking the time to speak with our director this morning.

We understand your concern regarding the recent bad press surrounding spray foam insulation. We would like to reassure you that we are a manufacturer approved installer, and we have completed the installation in accordance with the manufacturer’s guidelines.

These guidelines are certified by the BBA (British Board of Agrement) which covers the installation of Icynene spray foam on to breathable AND non-breathable membranes. As the foam is breathable ventilation will not be affected by the install.

You mention the 2024 HSE report regarding spray foam insulation in timber sloped roofs, this stipulates that spray foam should not be applied directly to roof tiles which is correct. As you have stated we applied the insulation to the felt/non breathable membrane that was already lining your roof. The importance of this is if there is a leak in your roof caused by a broken tile or vent, the breathable foam installed will still show signs of the leak coming through the foam as apposed to close cell foam which will conceal the leak and hold the water causing damage. The lining whether it is breathable or not allows the tile to be fixed and the ingress of water to be stopped. The breathable foam will disperse the water over time and the foam will go back fully functioning. You mention an issue with water dripping onto the floor of the loft, which indicates the foam is doing its job allowing you to see a leak in the roof.. We have arranged for our surveyor to attend your property next week to assess the condition of the roof, insulation, and application of the foam.

We are keen to reassure you because we understand how scary the poor media attention is. Unfortunately, not all installers have the same ethics as Mass Foam Systems and not all Foam Insulations are equal to Icynene which has resulted in poor installation of foam across the country by other installers. We sympathise with any homeowner affected by these substandard practices. We must stress that it is important to vet any insulation installer through the manufacturer and the NIA.

Likewise, it is important to check the credentials of any cold callers claiming they can send a surveyor to assess your insulation. We do not pass any client details to a third party which means they have obtained your details immorally and are likely to be salesman with no experience of spray foam insulation, On the call today you mentioned you have received visits from 12 cold callers and we urge you not to allow these companies into your home and instead seek advice from the manufacturer.

For all mortgage applications please contact us who will along with the manufacturer offer support for any insulation installed. You already have your manufacturers guarantee and the Safe World insurance backed garuntee but we are happy to provide any further information the mortgage company may require.

Wall cavities emptied and refilled

Urea foam removal and therma beads install.
Good communication from the office and very hardworking workmen in difficult muggy conditions. Workmen noticed an error on the original plan and explained how and why the proposed additional works were much more beneficial to the property. Any holes drilled were neatly filled and painted. Overall we were comfortable to leave the workmen alone to crack on as they knew the format well.

BEWARE SPRAY FOAM INSTILLATION

BEWARE SPRAY FOAM INSTILLATION I have just had my loft inspected and been told Massfoams have incorrectly installed the Icythene spray foam, spraying directly onto the roof felt rather than putting in liners. The foam is now displaying dark spots showing trapped moisture in he roof.
Apparently the insurance guarantee only applies to the product NOT the installation process.
I have spoken to Consumer Avice who are passing this to Trading Standards. I now need to get an independent surveyor but looks like removal will be recommended.
I am now considering legal action (son-in-law is a lawyer).

Apologies this has taken a while to get to you.

Linda, thank you for the review. I am a little disappointed to hear the issues you seem to be having. I know you had spoken with Huntsman Building Solutions regarding this also and they have relayed their disappointment. Firstly, we would like to understand how the installation was wrong? At the time of your installation we followed all the Manufacturers guidelines and these were also in line with the Agrement certificate (BBA). There have been many changes in this industry since your installation and this is where the confusion is. We understand there are many companies that are contacting consumers and providing inspections, to then inform them that the foam has failed and the only thing they can do is remove it. These people are exploiting the situation in the industry and the people, like yourself, that have spray foam in their loft. If you want a free inspection carried out in your loft, please contact the Huntsman Building Solutions manager and he can arrange this. They will tell you exactly the moisture content in the rafters, on the face and behind the foam, they will explain the brown spots and any other questions you may have.

The many changes that have happened in the industry since your install, include the changes in protocol and documentation that must be provided. Since March 23’ we must carry out a pre install survey, a Condensation Risk analysis and provide an agreement certificate. Also, as an installer for Huntsman Building Solutions we go through their centre on excellence (training centre) to ensure we understand the application process and their stringent guidelines. We have adhered to these in all our installs. I hope this is of help. If you have any further questions, please don’t hesitate to contact us.

You may also want to add the below link and make mention to the Insulation Manufacturers association advising people not to remove their foam

Installation day, make sure the installers have themselves fully briefed

Over all happy.
I searched for cavity wall insulation installers, Mass Foam systems was the one I chose after the quotes arrived. I spoke to Darren he was based in the Bournemouth region, I was surprised that he and the company were prepared to travel so far from base. Darren arrived on time, did the survey, understood exactly what we needed. Quote arrived and accepted. Guys turned up to install the warmer beads, so glad we were both at home on the day, the quote was for removal of the old collapsed 30-40 year old white foam fill and install 100% of the outside walls of now converted to dormer bungalow. There is living accommodation upstairs. 94 year old Mothers room downstairs is north side and gets colder so really important to insulate as much as possible. One of the installers mentioned that they only go two bricks above window on the front elevation. Now I do not know for sure if we hadn't been here if only the lower half of the house would have been insulated and the end gables filled only to bungalow level but certainly the front gable elevation would not have been filled. I am thankful we were able to catch this error and get in touch with the office in time. The matter was sorted out by Lisa in the office in seconds but it could have been so different as the boss of the day who later said he was a director said he hadn't read the quote.

Loft insulation upgrade

We had our loft insulation upgraded with the need for elevated boards on stilts. We had a huge amount stored in the loft, only half of which we were able to clear but we were notified by Roy (when booking) that the team would be fine to move it around as they carried out the work. Not only did they do this without complaint, once finished, the items in the loft were much more tidily stacked than before!

The team worked solidly and quickly from 8am to 3pm, very much didn't get in the way of the daily household movements and then tested the walls for cavity insulation free of charge.

Great job, thank you!

Incredibly efficient and tidy team

Incredibly efficient and tidy team. We went for bead cavity insulation. I was initially quite worried about drilling the holes in the building. Guys did a very good job fixing all holes and painting with the elevation colour. Super happy.

Church Hall

James and Charlie were punctual and did a very efficient job, installing Thermabead into our church hall walls within a few hours. Drilled holes have been filled with mortar and site was left clean and tidy. Good experience all round, so well done J and C!

Brilliant experience with the entire team.

Our job was a bit different - 200mm full fill (Graphite EPS beads) on a large complicated newbuild house and detached garage. From the outset Roy was a pleasure to deal with, you couldn't find a nicer straight talker that just wanted to help you get the job done to the right standard and best price.

Once a price and date was agreed James and Charlie arrived on site and crack on. They worked hard hard from the off, making sure the quality of the work was top notch and that most importantly I was happy. Next time I need in wall beads these guys will be the only people I call.

A fast and efficient service from start to finish. Site visit by Darren who took time to talk us through the process followed by the installers, Karl and Dave some 10days later.
All the team were very pleasant and respectful of our home (and dog!)
Would have no hesitation in recommending.

Cavity Wall Insulation by James

I had cavity call insulation on my house today by James and couldnt be happier. Not the easiest job and i was concerned about how it would look with all the holes in the rendered front of the property but James was more than happy to fill them with the coloured render mix i provided. Very happy with the service and would recommend.

Communication from the whole team was excellent

We had Cole and Dave come to our property in Sandford, Devon. They were brilliant, we weren’t actually at the property when they arrived so had to rely fairly heavily on good communication, which Cole and Dave really excelled it. Brilliant service from everyone, and a special shout out to Roy for getting our house booked in very last minute!

Loft spray foam insulation & boarding

Initial contact to discuss our likely needs/requirements & any concerns before booking in the work was dealt with by Roy, who was extremely honest, professional and very helpful, with speedy communication.

On the agreed date the work in our loft was carried out in two parts, with Darren and Ben emptying the loft of the old fibre glass and then foam spraying in the morning, then Charlie and Frank came in the afternoon to re-board.

Both teams explained exactly what they were going to do and confirmed that it met our expectations. They were all efficient, tidy, polite and clearly skilled in what they were doing. Would recommend Mass Foam Systems.

Mass Foam Systems Installation - Loft

We recently worked with Mass Foam Systems for an ECO 4 loft insulation. Throughout the job Charlie and his team was highly professional and guided me in what work would be carried out and the time taken to finish. They ensured all items in the loft were removed safely and discarded if required. I have a number of projects I will be using Mass Foam systems for as I know I won’t have to worry about their competency and level of work. Highly recommend these guys as they know their stuff.

Great Team, Excellent Job. Highly Recommended.

Absolutely delighted with the major insulation work (Cavity wall and Knauf Loft Insulation) just carried out by this Company.

Karl and Charlie were exceptional workers. More importantly they carried out the work with a smile and were both extremely interesting and informative about the work they undertook.

Their work ethic was admirable (they had departed Bournemouth at 5.30 am in a severe storm) and arrived in Rutland in the Midlands before 10.00am).

They were both proud of their work and keen to show me the progress of the insulation work. This was done to a very high standard and I was supplied with a set of 'job" photos at the end.

Moss Foam Systems have 2 really exceptional employees. No breaks just continuous work.

At a time when good Customer Service is sadly missing in this Country I was very pleased. Could not ask for more.

Many thanks.
