Louis and Co DID NOT SECURE MY DEPOSIT!

I knew something was wrong when neither my landlord or Louis could agree on who would be paying me back my deposit. They refused to come and check the flat over whilst I was still there and waited until I left to make up make believe problems to try and excuse them not giving me my money back.

They were trying to keep my deposit for normal wear and tear. They sent a picture of my oven with a few crumbs in it and tried to argue this needed a £150 clean. My solicitor couldn’t contain her laughter when she saw this.

I enlisted the help of The Tennant Angels who investigated my claim and managed to get my deposit back and a nice chunk of compensation on top of it. I see a lot of reviews who are saying similar things to what I went through and it wouldn’t surprise me if their deposits weren’t secure also. If you are reading this and feel you are in a similar situation, PLEASE seek out legal help you may be lucky and get compensation back on top of your deposit.

The week I won the case I was still getting aggressive emails from Rebecca saying they weren’t giving me my deposit back unless I agreed to their ridiculous charges. It makes me think they must be getting away with this a lot. We do have rights as tenants! They were given two weeks to pay me back my money and even that was too difficult for them. After lots of waiting and worrying, I finally have my money back as well as a nice bit of compensation.

On top of this during my time living there they would routinely expect entry with less than 24 hours notice but were impossible to pin down when I needed something fixing. I had a fridge that didn’t work for at least 6 months and the doors didn’t lock.

I could go on and on about why you shouldn’t rent with these guys but hopefully I’ve said enough. If they are playing you for your deposit, contact The Tennant Angels and they will hopefully be able to help you too.

Embarrassingly Bad

I left their property over a month ago, but they still haven’t given back my deposit or given me any idea of when it will be returned.
I’ve been chasing them for updates, but it is either radio silence or suspicious excuses. Also got charged for mould, despite me having to live with a mouldy bathroom and scrubbing mould from the walls every week, I also get fined for the privilege.
Unacceptable way to operate, particularly in a cost of living crisis

Strange Strange Company

Very strange company, called initially to view a flat at Barker Chambers. Went to viewing and advised the agent it was too small. She then advised that there were bigger properties within the same block available and that she would call me to arrange a viewing.

I never received that call and called everyday for a week with no response, or was told someone would get back to me. I then saw the flat I was interested in was ‘let agreed’. I called the agency and was advised someone had walked past and seen the flat (through the window😂) and there was no viewing and they made an offer. Sounds like rubbish to me.

If Louis and Co weren’t interested in renting me the flat for whatever reason (potentially age or race) then they should have just been honest instead of me chasing them consistently for updates. Sounds like I dodged a bullet based on the other review. Shame because they advertise the most modern properties in Maidstone. Not good business practice, do better!

Wish there was a zero disgusting and immoral life threatening

Wish there was a zero. My son and his friend paid £100 per month over the list rental price. It was in a complete state when they took it on. Illegal and dangerous. Only means of escape locked for a year in a high up flat after Grenfell. Lock not replaced after the previous tenant snapped it in the door. We told them of all the faults by phone, email, fault reports online. In person several times. They have left to a new home but the shoddy estate agent kept £500 of their deposit even though they left it in a better state than when they arrived. I took a lot of photos when they moved in. Defiantly a landlords market. Should be asha of yourselves. Taking legal action.

A failing estate agent

I rented a property through Louis and Co at Riverhill apartments, they managed the property & the building as a whole. They were unorganised, slow to react to any issues in the block & when they did they bodged the fixes, they took so much chasing to get a reference from & did nothing to release my deposit money to the point it took 3 months to get back. They will lose you tenants and tenants will have an awful drawn out experience.

It started at the viewing. I waited 10mins before the estate agent showed up but he was actually late for the appointment before mine so I waited outside while the person who waited 30mins viewed the property.
The day before I was due to collect the keys I got a call at 6pm asking what time I was collecting, very late, i assume they forgot about me. The next day i got to the office, they went & got my keys then I was passed a phone & told the maintenance guy needs to talk to me, the property needed a new oven but it wouldn’t be installed until the next day at 2pm. I said that’s fine & head to the flat. 10 minutes later Louis and Co phone to ask what time Im going to the flat as they need to meet me there and go through some things including fire safety checks, clearly they forgot. I get there and the flat is not ready to move in, there is an ironing board up, bin with rubbish & a paint pot in the middle of the kitchen plus the property hadn’t been cleaned, Courtney who was helpful arrived & suggested we move the move in date a few days, I agreed.

Once moved in there was a few issues in general, to be fair to them when I reported issues with the flat they got sorted. One of which was a broken hob, when they replaced it they unplugged the oven so I came home to a working hob but an oven I couldn’t use, but it happens and they came to rectify a few days later.
The main issues were with the block. The gates for the carpark never worked. The lift by my flat broke 4 times in 18 months, the most recently it took 36 days to repair with no updates from Louis co during this period, this may have been sped up by a resident creating a tally chart with how many days it had been - clearly fed up, Louis Co left the board with this tally chart up the entire time and for about 6weeks after the lift was fixed during which time viewings had started at my flat. This wasn’t unusual, there was constantly furniture and rubbish dumped on multiple floors and left for months before being cleared.
The back entrance to the block was never shut properly unless you actively pushed it. The front door was always left wide open, it locked open so of course it was always left like that, until one day, one of the double doors was completely taken off the hinges, no idea how, I just saw it leaning up against the wall in the lobby, it stayed there for 6 months. It could have easily fallen & hurt someone let alone the block being totally unsecure the whole time, at one point they put a PIN code door on the bin store before fixing the front door, so the bin store was more secure then the actual building where the flats are. When they eventually fixed it they just bricked up the side where the door was missing. Not only did this look awful but it also meant the remaining door could just be pushed open and the door entry system was irrelevant so not secure! They then left the removed door in the bin store.

The moving out process went okay, thanks to Rebecca who was amazing. But I believe Louis himself caused issues, it took so long to get a reference from him, I was told by the let reference people that he kept saying ‘I will get to it’ but it took multiple chases from me & the let reference people to get it. Then re: the deposit money, I chased multiple times to no response, I ended up going through the tenant deposit schemes lengthy process which included a £15 solicitors visit. I got my deposit after 3 months but Louis and Co couldn’t care less.

The flat was nice, the block & Louis and Co were awful & I’d never go near one of there properties again & neither should you.

I have nothing positive to say

I have nothing positive to say, they are incompetent and ignore all forms of communication. They earn money through collection of rent but don't even notice or alert you as the landlord that the rent is not being paid. Even knowledge that the ombudsman are looking into their incompetence, doesn't kick them into action. They are fraudsters. Avoid them at all costs.

Muck arounds

Paula arranged to do a valuation on my property. The morning of the appointment I received a text confirming the appointment was still going ahead. 50 mins before the appointment I received another text asking me to confirm I was still going ahead with the arranged time to which I confirmed. 40 minutes before the appointment Paula cancelled with no explanation, apology or resolution. Wouldn’t touch the company again with a barge pole. Imagine potential buyers trying to arrange viewings of your property when they treat sellers like this. Wasted my time completely
