A failing estate agent
I rented a property through Louis and Co at Riverhill apartments, they managed the property & the building as a whole. They were unorganised, slow to react to any issues in the block & when they did they bodged the fixes, they took so much chasing to get a reference from & did nothing to release my deposit money to the point it took 3 months to get back. They will lose you tenants and tenants will have an awful drawn out experience.
It started at the viewing. I waited 10mins before the estate agent showed up but he was actually late for the appointment before mine so I waited outside while the person who waited 30mins viewed the property.
The day before I was due to collect the keys I got a call at 6pm asking what time I was collecting, very late, i assume they forgot about me. The next day i got to the office, they went & got my keys then I was passed a phone & told the maintenance guy needs to talk to me, the property needed a new oven but it wouldn’t be installed until the next day at 2pm. I said that’s fine & head to the flat. 10 minutes later Louis and Co phone to ask what time Im going to the flat as they need to meet me there and go through some things including fire safety checks, clearly they forgot. I get there and the flat is not ready to move in, there is an ironing board up, bin with rubbish & a paint pot in the middle of the kitchen plus the property hadn’t been cleaned, Courtney who was helpful arrived & suggested we move the move in date a few days, I agreed.
Once moved in there was a few issues in general, to be fair to them when I reported issues with the flat they got sorted. One of which was a broken hob, when they replaced it they unplugged the oven so I came home to a working hob but an oven I couldn’t use, but it happens and they came to rectify a few days later.
The main issues were with the block. The gates for the carpark never worked. The lift by my flat broke 4 times in 18 months, the most recently it took 36 days to repair with no updates from Louis co during this period, this may have been sped up by a resident creating a tally chart with how many days it had been - clearly fed up, Louis Co left the board with this tally chart up the entire time and for about 6weeks after the lift was fixed during which time viewings had started at my flat. This wasn’t unusual, there was constantly furniture and rubbish dumped on multiple floors and left for months before being cleared.
The back entrance to the block was never shut properly unless you actively pushed it. The front door was always left wide open, it locked open so of course it was always left like that, until one day, one of the double doors was completely taken off the hinges, no idea how, I just saw it leaning up against the wall in the lobby, it stayed there for 6 months. It could have easily fallen & hurt someone let alone the block being totally unsecure the whole time, at one point they put a PIN code door on the bin store before fixing the front door, so the bin store was more secure then the actual building where the flats are. When they eventually fixed it they just bricked up the side where the door was missing. Not only did this look awful but it also meant the remaining door could just be pushed open and the door entry system was irrelevant so not secure! They then left the removed door in the bin store.
The moving out process went okay, thanks to Rebecca who was amazing. But I believe Louis himself caused issues, it took so long to get a reference from him, I was told by the let reference people that he kept saying ‘I will get to it’ but it took multiple chases from me & the let reference people to get it. Then re: the deposit money, I chased multiple times to no response, I ended up going through the tenant deposit schemes lengthy process which included a £15 solicitors visit. I got my deposit after 3 months but Louis and Co couldn’t care less.
The flat was nice, the block & Louis and Co were awful & I’d never go near one of there properties again & neither should you.
