Exceptional customer care - before and after rental transaction completed.
I was under exceptional time pressure to secure a rental property, at the right price, in the right location prior to starting a job in the Wetherby area. Excellent services
I've been with Linley for over 3 years now, and they're always quick to help with any repairs. This time I had a big kitchen sink leak. An engineer came the next day, and everything was fixed within a week. James from the maintenance team gave excellent support and service.

It's finally gone!
I've been trying seven years to get an extra mattress (not mine, was left over when the bed was replaced) removed from my bedroom, were it was just sat taking up space. I had contacted Linley & Simpson on multiple occasions asking them to remove it to no avail. With a flat inspection upcoming, I asked Tamsyn Leopold if she could sort it, and lo and behold she actually did! Can't believe it's actually finally gone.
So thank you Tamsyn. Only downside is I now need to clean behind it ...

From the start of the process with David Reeves valueing my property, to accepting an offer with Kieran Smith managing my sale, i have been kept fully up to date with progress. Slow to fix issues
We rented with Linley and Simpson for two and a half years, and they were often slow to fix issues. They had a portal for reporting repairs, and would usually respond to the initial report within a day or two, but only to ask if we’d tried an obvious fix. They would then take longer to respond to any subsequent messages.
Our experience was typified by a few examples.
Firstly, our boiler frequently lost pressure. We reported the issue, and were asked if we had tried repressurising it ourselves (despite making clear in the report that the issue was the fact we had to do this daily). Eventually, they sent someone round who told us that he could partially fix it but it would need a new control panel for a permanent solution. A month later the boiler fully broke down, leaving us without hot water or heating for 6 days in January. L&S sent someone round the day after we reported this, who advised a new control panel would be needed. We rang L&S 3 times to ask when this would be fixed, before they put in touch with the landlord directly. 3 days after this, someone was sent to repair it. 2 days later, L&S sent us a follow up asking if the problem had been sorted.
We enquired about a partial rent refund for this period, and were told we’d need to submit a written request to put to the landlord. We did this, and chased several times, but never got a landlord response. We asked about it as part of the deposit return and were advised to chase it separately. We did, and never received a response from L&S.
We also had several issues with our washing machine, which was tucked in a kitchen cupboard and was therefore difficult to access the back of ourselves. This broke in early December, and we submitted a report to L&S. They asked if we had tried draining it and cleaning the filter, which we had (and said so in our report). We didn’t receive a further response for a week, so chased and were told they had deprioritised it as it was the run up to Christmas. We rang 3 times after Christmas, and they eventually sent an engineer to fix it (some of our clothes had got caught in a pipe at the back). It broke again a month later, and we reported it. This time it was fixed within a week but we were charged £50 for the call out, as it was the same problem. The invoice was issued to us within an hour of the problem being fixed, marking an impressive improvement in efficiency.
Some other issues were dealt with more quickly (overpayment in rent returned, leak in the bathroom and allowing us to replace a broken bed ourselves), but others were also fairly slow (e.g. a couple of months to sort some damp in the kitchen).
The end of tenancy and deposit return was dealt with efficiently, with some small deductions - £65 for cleaning (we’d paid a separate company for a professional clean but they’d missed a few spots) and £85 to remove a sofa we left.
Overall we often felt frustrated and let down by the service provided, and wouldn’t recommend renting with Linley & Simpson.

A really stressful process made a lot lighter by the transparency and helpful communication from Eva and the team.
Lizzie and I were extremely pleased and it felt like everyone pulled in the same direction to get things over the line.
