No Customer Service or Care
I am writing to log a formal complaint due to the experience that I have had in purchasing a Shared Ownership property with the support of 2 solicitors .
I began your services on July 29th with a woman who I would describe as rude and unhelpful . She would get frustrated when I would make contact to ask questions . I even explained to her that her manner on the phone was not appreciated. I even suggested that if her workload is too high that she can pass me on to a new solicitor. She declined .
Not long after I was informed that she was moving departments and another gentleman would be taking over . I had a call with the new solicitor and informed him the experience has not been good so far , perhaps you have this call recording . I stated that my expectation is just to be updated periodically, even if it’s an email just to say there is no update . I work in customer service and leaving people in the dark whilst 1 week or 2 weeks goes by is unacceptable. I made that clear to him and he agreed he would update me. I also shared with him that we originally were going to purchase this property 2 years ago, but the Sale was cancelled due to having cancer. The seller was dying at this point and wanted to get this done as quickly as possible . Both the seller and us made this clear to both solicitors . Unfortunately due to delays the seller did die , which led to us having to wait for probate .
Nevertheless , we managed to get to the mortgage offer stage . When discussing a date to exchange contracts . We were advised by our mortgage broker that the lease was not long enough to proceed . We pay for a service and we expect this to be thought of or known before getting to this stage. This then caused further delays where we had to chase the head lease . During this period I had to initiate contact to get updates or speak to the seller directly . I also had to ask that follow ups be done. The result is that we are still in the same place . In the last couple months I have found a new property that I wanted my solicitors assistance with . To set expectations i did send an email to inform him to pause on all work on the previous property. He did reply. I tried to contact him to discuss costs. He was unreachable by phone . I tried to contact the quote line to understand the cost of services for the current property , and got a voicemail everytime . I called the conveyance line and no one answered .
After almost 2 weeks of me and my wife trying to speak with someone from your company . We managed to get through to a colleague of his . The colleague informed us that he would contact our solicitor and ask him to speak with us . He finally called back. I shared my frustrations , and how I have not been able to reach him and that I am unhappy with the service. His response on the call was that his phone is always ringing and he has meetings. I find this unacceptable. I made that known to him. He responded by saying that he will get a new quote and decide if he will be supporting going forward. I found this threatening , as my frustrations were not acknowledged or an apology offered . I stated this to him and questioned if our relationship can be rebuilt . The conversation ended by him saying he will send over a quote and get back to us.
The quote was sent . We were advised that we need to pay another deposit , which goes toward searches, which is understandable. However he informed that we need to pay an abortion fee. I asked as I will be continuing him and pulling out the property is no fault of my own can he wave it as a courtesy , he said no. On another note on the new quote I received stamp duty was not included . I queried this as I received another quote stating we have to pay stamp
Duty. The admin said no we don’t have to pay stamp duty . I went back to the other service and they shared guidance that said we have to pay stamp
Duty . This is a 2k difference in the quote and it was inaccurate .
This experience is unacceptable and i am expected to
Pay a fee for no fault of my own . I would think twice about using Lawcomm. Customer service is not a priority.

Overall, I had a positive experience working with Syed during the lease completion process. He was professional, polite, and helpful throughout, and always communicated clearly when updates were available. The process itself took longer than expected, which was frustrating at times, but Syed remained supportive and professional until completion. I appreciate his efforts in helping us get everything finalised.

Great experience, selling my flat. Zahra was always available on the phone or email, which is something that is frequency lacking in other solicitors.
I also thought value for money, was very good considering how long the sale dragged (this was due to the other solicitor). Would recommend to others.

I had a really good experience with Lawcomm Solicitors.
They were always on hand with communication, and as first-time buyers, they were very informative, whether it be via the phone, using their portal, or email. They kept us fully updated and informed throughout and made us feel more confident going through a process we weren't yet familiar with.
Their portal was just great. It was lovely to have everything in one place, being able to upload everything at once, and receiving a weekly digest of what has happened in the last week. It was great to also have a little bubble tracker of everything; where we were in the process, what we needed to do, when we were likely to complete, and a button to request an update at any time.
Unfortunately, we did not complete with them and had to change solicitors. This was only due to them not being on the panel with our mortgage lender - something we should have checked before, and completely on us. However, they were so understanding and even went out of their way to check if they could get on the panel so as to continue working with us. They also provided all documentation, including searches, to our new solicitors as we had already paid for these, and they didn't want us paying twice for something we had already had done.
Thoughtful and great communicators. I would highly recommend.

The team handled my house sale effectively and efficiently. Zahrah Amin was the main conveyancer for me, and her communications were prompt, concise and accurate; traits I really appreciate. I had a bit of trouble with the online ID verification, and the witness to signature process, but she quickly helped me to complete these stages. Her assistant, Shirley Sherlock, handled things by phone on completion day, and I found her to be friendly, and responsive in actioning emails to update me on the days progress. Where to start...first time buyer so I didn't have any idea what to do, how to do it or the process involved. Carolynn Shakespeare was assigned to me. I'm delighted with how it worked out. This lady knows her stuff. She made it as easy and painless as possible for me. She dealt with the issues, raised issues that she felt were a problem and got the other side to sort it. The daily update is good, you can follow your case and see how for along it is. Carolynn was prompt at responding to any queries I had. I don't particularly want to do it again anytime soon as moving sucks! But...if i did, I'd use this firm and request Carolynn again. Thank you for all your help. Mike
Very disappointing experience.
Very disappointing experience.
I was repeatedly told over a period of 6 weeks that enquiries had been sent to my mortgage lender and were being chased. However, when checked directly, the lender had no record of ever receiving them.
I raised this and asked for clarification but received no clear response. I then made a formal complaint, which also went unanswered beyond the firm’s own stated timeframe.
As a result of the delays, my mortgage offer expired and I had to withdraw from the purchase.
The lack of transparency and communication was extremely concerning. I would strongly advise others to ensure they receive clear written evidence of key steps throughout their transaction.

Bad:
- they used a platform called OneDome but not all the way through, no progress shown there despite there is a fee you would need to pay for that.
- Also the staff handling the case seems very junior, not quite experienced.
- Their telephone is useless, no one pick up the phone for whole 10mins

I was the seller in a propert y they acted for the buyer
I was the seller in a property transaction where this firm acted for the buyer. The transaction lasted around 10 months and ultimately collapsed.
During the process a number of enquiries were raised very late in the transaction despite documentation already being supplied through the management pack and previous replies. Issues relating to historical works to the property were repeatedly revisited, which significantly delayed progress.
From my perspective the handling of the matter created unnecessary delays and stress for all parties involved, and after many months of work and expense the buyer eventually withdrew. Me as a seller spent huge amounts of money on this sale so as you can imagine it wasnt an ideal outcome, which could have definitely been avoided.
I would hope future transactions are handled in a more efficient and proactive manner but I definitely wouldn't accept an offer from a purchaser who wished to use this company ever again.

While I understand that I was not your client, I was the seller in the transaction and was directly affected by how the matter was handled. The enquiries raised by your firm were repeatedly passed to me through my own solicitor, and I personally had to review and respond to the same requests for information on multiple occasions.
Many of these enquiries related to matters that had already been answered or were already included within the management pack and previous replies. As the seller, this resulted in the same information being requested and addressed several times over the course of the transaction.
This process significantly delayed progress and ultimately contributed to a transaction that lasted around ten months before the buyer withdrew, after considerable time, cost, and stress for those involved.
My review reflects my genuine experience of the transaction and the impact the repeated enquiries had on the progress of the sale. I have not disclosed any confidential information, but simply shared my perspective as a party directly affected by the process.
