SCAMMER!!!! Everyone beware. He has started and dissolved around 15 companies and just keeps doing it on a cycle of taking people’s money then shutting companies.
Will be tracking him down and contacting everyone associated with him to get our money back. Watch out Mr Bray. We all coming!!

Anthony Bray will be quick to invoice you but will not do a thing out right theft scam no office it is a post box address in Enfield google maps will show you this guy is hiding in a little Irish town don't be conned by this guy you will pay your money and then more money and get nothing in return

the worst experience I've had in my life, I don't recommend it at all, they took my money and more than they asked me at first, they didn't pick up the phones when I reached them, and from what I said at the beginning they didn't do anything at all, they are liars, don't waste your money with them!!!!and Antony is the biggest liar, someone should close this company!!!!

I'm very disappointed and frustrated with my experience to date. What seemed like a quite straightforward rear extension has become a huge source of stress for me and my family. I am even more disappointed as I had previously worked with iplans and could not recommend them and Anthony enough. Now I would urge anyone to save their money and pay that little bit more to get the personal service needed when carrying out a build or doing work that requires professional architects or designers.

In February 2022, we engaged iPlans to design a new build house to replace our existing, and submit an application for planning permission to the local authority. We left the detail to them, as they assured us iPlans had the necessary experience and skills to provide what we needed. We simply wanted to aid the sale of our property rather than continue living there, so we were quite happy to leave the design and detail to them. iPlans told us they would have support staff research similar applications locally and gain an idea of what might be approved.
We were also encouraged to allow iPlans to submit a pre-application proposal on our behalf for review by the planning department, which made sense. Unfortunately, the planning officer's response to the pre-application was to describe the design as "contrived" and somewhat "commercial", and that it, "would not receive a favourable recommendation due to the design and scale of the development".
I raised my concerns at this point as to whether iPlans did have the design skills and knowledge needed, but was again assured that this was a perfectly normal response, and they now knew what was required to submit an application that should be successful.
Long story short, the next application submitted by iPlans was the wrong type and I had to pay a further fee to the Local Authority to correct this. There was also critical information missing from it, mainly an ecology report - a standard requirement for this type of application - and the design element was again judged to be poor, which led to the Planning Officer giving us the option to accept a refusal or withdraw the application. Following advice from a Surveyor, I chose the latter. Having spent £3000+ and eight months, we were at least pleased to receive an apology from one of the support staff at iPlans, but Mr Bray has refused any sort of refund, or to apologise himself. His reaction was to blame the planning department for refusing to allow them to amend the application. I would argue that they should have delivered on their promise and submitted a correctly completed and professional application in the first place.
As other reviews have stated, iPlans appear to have the skills to cope with small projects and they freely admit to not being architects, so I was perhaps naive in choosing them for the job.

Unfortunately, I had previous plans rejected. They advised that they could get a better result and a consultation with the LA. It was all nonsense. Slightly re-drawn plans rejected, £1200 later!

I won't waste more time or energy with this cowboy company than I have already have, Anthony is not worth it. So I won't get into details here explaining why you should avoid them at all cost. Just read the many other bad reviews and you will understand why...

I have had a positive experience with iPlans, we used them for structural calculations and the drawings of our extension. I think the online aspect is great because we don’t always have time to wait on hold to speak to someone but with your personal online Forum you drop them a questions and generally within a few hours there’s a response.

Iplans have good customer service and are very knowledgeable. I’d recommend them to friends and family.

Iplans have been really great for my company - they make things so easy. Drawings plans, calculations whatever you need. Always helpful !

Very happy with the whole process it was going very smoothly Anthony and the team have been very helpful I will definitely recommend them👍

They were very efficient at first with calls and advice and mock up drawings etc, and creating your own individual portal ( which makes you feel special and that your project is important to them) .
However there was three fundamental flaws
1 planning permission: This was not requested until I asked for an update ( that was about two months after it should of been requested , and the build start date had to be delayed).
2 At the intial consultation which was exstensive, they did not look at any drains or pipes ( this point is emphasised In the architecture trade journal )
These issue's cost me both in time,money and mental anxiety ( with very little support from i plans I was doing ALL the leg work to find solutions ie 3rd party agreement etc).
3 To add insult to injury the building control is still not signed off by September 2023 .
My build finished in September 2021 Total Build Control have been trying to get hold of Ant and i plans for over 24 MONTHS .

I must be clear this is not an issue of them not getting there funds ( they are very good at raising invoices ) when an invoice was raised I paid IMMEDIATELY .

I would NOT RECOMMEND you use I PLANS for MAJOR JOBS (maybe for small jobs for which they have good reviews) I do not feel they have the competence to protect their clients from potential pitfalls , which falls way below expectation levels .

AVOID this company at all costs. In summary: Slow; bad communication; expensive; poor designs; missed the fact I needed a build over agreement from water company.
No architect/surveyor ever comes on site, instead they send someone to take measurements and everything else is done via their portal. When questions are not answered via their portal, emails and phone calls are rarely returned. If you do manage to get hold of the manager Ant by using a disguised number he will say he is about to head into a meeting and will call you right back. Needless to say, no call is back is ever received.
iPlans were very slow in producing my plans and were quite expensive. When my builder needed to check something on the plans, he was ignored by iPlans. They missed the fact that a build-over agreement was needed from Thames Water and then wanted to charge me £700 to apply for one. This caused my build to be delayed. I successfully applied for a build over agreement myself and paid just £70 which shows what a rip-off they are.

Roxi from iplans has been great. She is always on hand to assist with any queries Ive had and I look forward to working with her again. I couldn't recommend iplans enough.

At South coast extensions, we recommend using iplans, they are very efficient and have good attention to detail, they are always contactable and customers can join live design updates, great service.

Ant and his team at iplans are skilled professionals. They have a great technical team inhouse who pay a lot of attention to detail in their design work and provide practical and workable solutions for the contractors. A Big thank you to all the team at iplan, and would highly recommend them to anyone looking to do their next project.
