looking to lose alot it seems.

I bought several properties. flipped one. Eventually paid. Flipped two more and still awaiting payment, despite being sold in 2025. One more in Lyceum. Also invested into Triad building via Vertex... All looking bad now.

Bought a property in 2023/2024 at…

Bought a property in 2023/2024 at central point and have received nothing from them. The completion date is kept being pushed back from 2024, to 2025 to Jan 2026. Wrote a review on Elevace as it’s their company that sells these plan. Got a call from Bobby invested relation who said he would keep me updated. Nothing at all. Stay away from this company!!!!

Purchased an off-plan property at…

Purchased an off-plan property at Sovereign Point, Liverpool. It’s been 2 years since I’ve paid the reservation fee + exchange contract payment and the development has not even started because of “safety regulations”. Apart from this they refuse to meet the contact requirements on the monthly updates. I’ve been requesting them constantly and they refuse to do so. Caused real mental stress and doing so with other peoples money is not right. They cannot withhold the funds of their investors for 3 to 4 years as the contract says and not meet the criteria at all. Selling properties in thin air while you haven’t met the development criteria feels very unprofessional

Traumatic experiences

Purchased 2 off plan properties in Central Point in January 2023. They haven’t even started construction, confessed they don’t have funding to do so. They lied to me and my legal team so many times. Avoid at all costs and save yourself lifelong trauma. These people have no shame, no remorse, no empathy. They stole £94k from me, with thousands in legal fees. Make sure you read the BBC article about them

(📢📢Note: If you are an investor in *any IPG project* e.g. Vaux or others, I strongly encourage you to connect with other buyers so we can understand the situation and protect our collective position. You can find us on social media, e.g., FB📢📢)

I am an investor in the *Vaux at Naylor Street* development by IPG.

⚠️⚠️More than 2.5 years after reservation and deposit payments, **there has been no actual construction start, no confirmed start date, and no monthly progress updates**, despite contractual obligations.⚠️⚠️

I have repeatedly contacted the developer, visited their office several times, and communicated with their “investor relations” team — but received **no meaningful answers, no transparency, and no evidence of real progress**.

From what I now understand, **multiple IPG projects appear to be in the same situation**, with many investors waiting for updates and construction that has not begun.

I will not ask for personal details — we simply need to connect and support each other as buyers.
I am gathering information to understand the scale of this issue and to ensure that all investors are fully informed.
