Housing 21 is a leading not-for-profit provider of Retirement Living and Extra Care properties, We help older people live well, with dignity and autonomy, by providing support or care in quality social rent and shared ownership housing services. We operate in 220+ local authority areas, managing over 24,200 properties and provide over 48,000 hours of in-house care each week (Extra Care).

Our history

Our roots lie with the Royal British Legion (RBL), which in 1921 began to house disabled ex-servicemen and widows and, later, older ex-servicemen and women. In 1964, we became a recognised housing association before separating from the Royal British Legion in 1993 to become Housing 21.

Our guiding principles

Our three guiding principles are: 21, Better and Experience. We seek to apply these to all that we do.

Great Team

The team have been very helpful throughout the process of moving mum in and now she has been there a month they try to include her in many of the activities. She loves it.

I am not a new resident I am the person…

I am not a new resident I am the person who sold the flat to the new occupant the flat belonged to my mother and I can say that Housing 21 made a stressful time a lot worse if not for Sarah at Bluebell Gardens being helpful I do not know where we would be. Your head office were no help at all. Also I think as a company you should realise that not everyone has the facilities to be on line and need the paperwork sent by Mail old fashioned I know but sometimes necessary this was not the case with Housing 21 it caused a lot of running about backwards and forwards to Bluebell to get paperwork from Sarah as I am in my 70’s myself a lot of running around for me. I give 1STAR because it was a nice flat but NO STARS for for how business is run as you can see they cannot not even get relevant information of who lives in the flat.

Welcoming, light and airy

Sharron was so welcoming and explained everything clearly to us all. The flat is light and airy as are communal areas.
Mum (aged 99) is so very excited to be moving in!

a cream tea for 90 hours with no hot water?

Latest is Housing 21 Ops Management offer a £5 cream tea occasion as compensation for no hot water on avge 10 hours each time for nine times during Aug/Sept/Oct 2023 when £50 per flat asked by me !!! Problem is caused by ancient incorrect gas boiler equipment at Turvey king Ct Denmead. I pay £180 per 4 weeks for "Utilities What a poor Housing asscn

On moving in day

On moving in day, didnt feel I had a proper guidance of where everything was on site. Really impressed with Filey Fields Court building, facilities and staff.

Flat is spacious well presented, clean and comfortable.

My daughter is pleased that I have company if I want to and wont be lonely. The restaurant is excellent for him to have hot meals during the day and I know that staff are there for him if needed.

Staff are very helpful and the range of activities that are on offer are brilliant.

Would highly recommend.

Support and welcome

Paul, the Assistant Housing Manager of the site, was so supportive right through the whole prolonged process (not Housing 21's fault). Nothing was too much trouble for him. He was able to answer all my questions, whether by phone or email, and I felt really welcomed to the Court, and my flat, when I moved in.

Seven years a resident.

My seventh year as a resident at Brown Court Wigan, and in that time, I have had had no cause to complain. Routine maintenance response has been first class, as one would expect. I'm 78, in good health and I live alone. I have a caring and supportive family hailing from Scotland to Bahrain, who approve whole heartedly of my living here at Brown Court, knowing that I am happy and secure. Thank you H21.

Always look on the bright side!

Not just a one off experience but 17 years of living in a happy and relaxing environment. The property is well maintained and at a reasonable cost. Neighbours vary, but generally friendly and sociable. BUT despite what some people say in other places the real bonus is. - the ‘Court Manager’
I have experienced 3 , all different and for understandable reasons. The first one still acted as a Warden and a bit controlling, second was not a ‘people person’
However, I can’t praise the current one highly enough. Probably not 100% to all on Court, but tries to be, and in my opinion reflects the aims of the company
So maybe I am fortunate, but I still feel the minority would rather moan than make a ‘constructive’ complaint!. My name and Court are available!

Reflection.

It has been a while since the end of June when I left Lavender meadows to find another home.It is taking me a while to readjust and as part of this I have written down my experiences of living at Lavender meadows.When I left the establishment was under review by Warwickshire county Council but no one has contacted me so I can only imagine little has altered.I still keep in touch with people who live there and what I am hearing is most concerning.I hope a proper investigation is conducted.I was contacted by housing 21 to discuss my experiences but the telephone meeting never materialised.The potential for Lavender meadows is enormous but it requires a major rethink and allocation of resources to meet the needs of the tenants that live there.My experience can be basically summed up by the phrase..ECONOMICAL WITH THE TRUTH.

Ground floor property

As i have only been in james horrigan court 12 weeks i had to move out my house because of falling over sciatica and osteoporosis as well 10 years secondry breast cancer and 10 years of chemo i have fitted well in to james horrigan the staff and care are second to none and i do like the people who live here it is lovely. Clean. Well. Mantained. I have no complaints here except am on the first floor and quite a walk to my flat nuumber 53 struggling with stairs and dont use the lift would really luv ground floor flat but none available and i have been told got to live here12 months before am considered to a move downstairs. This is my only complaint about not enough ground floor flats there quite a lot of people who feel the same as me not enough ground floor properties. I have a zimmer frame and walking stick. I dont want to move but my health and my anxiety adds to my depression. Hoping there will be more ground floor property get built by yourselves or other housing associations in the future thank you mrs iris grimster

Unfortunately, at James Horrigan Court we only have a limited amount of ground floor apartments available. Please speak to your Local Housing Manager to make them aware of your situation so that they can refer you when a ground floor flat becomes available, either at your scheme or a scheme in your local area.

All our new schemes are built to provide a high level of accessibility for people with a varied range of needs. James Horrigan court is now some years old and we have learned lessons from great feedback such as yours as well as the building world which have instigated changes over time meaning our new build properties look very different now.

the ups and downs of life…

have lived here a number of years and find my home to be relaxing as i can have my flat decorated exactly as i want so i did settle in quite quickly.there is a communal garden which a few of us keep plants updated and watered so is always nice for everyone to sit and relax and have a chat,not being able to smoke outside is a nuisance for those who do smoke as if your all sitting having a gab you have to go all the way back to your flat to have a cigarette and it ruins the conversation.there are quite a few activites for everyone to join in should they wish like bingo,quizzes,carpet bowls and housing 21 are always open to suggestons for new ideas though not all excepted.the new bistro has been brilliant for us who live here as if you have problems cooking or fancy a snack they will bring it to your flat for you and the food is always delicious.on the down side small things need addressing as the gardeners who do the complex and communal gardens can be lax and dont always keep these areas to standard ,they come once every 2 weeks and if they dont turn up the gardens mainly grass and bushes and edges become overgrown very quickly which can cause accidents especially tripping on the long grass this is very annoying especially when trying to keep it tidy by residents who have difficulties them selves.like any compleex people dont always see eye to eye but these are normally sorted out peacefullt by the manager and assistant manager who will always listen to any issues the manager keeps things running and the place is always clean ,the assistant manager ben is very people freindly and will always give any one his time and is a brilliant listener a true angel to the team .finally the care system is good and so you always feel safe and have emergency buttons and cords,the only thing i really disagree with is the fact that it is not secure enough or safe enough for dementia patients as the illness can deteriate so rapidly there is not a big enough care people to watch out for their problems.

The staff have a great sense of humour!

I came here for the first time 6 months…

I came here to James Horrigan Court for the first time 6 months ago and as soon as I walked in I felt safe and secure.
The staff are so helpful and cheerful. They have helped me gain more mobility and independence.
There are lot of activities to get involved in. Also the other residents have helped me settle in.

The whole complex is kept very clean and tidy. The gardens and courtyards are also well kept.

Everyone was so welcoming and helpful

Everyone was so welcoming and helpful.
We had a problem with a smell from the shower, we had to unblock the drain, it was full of waste excrement. The toilet didn't flush very well,a kitchen cupboard was put in which didn't fit straight and we had trouble with the patio doors lock, we also had trouble with ants coming in from the windowsills near the patio doors due to large cracks underneath. The doors were sorted when we notified them, but the other things we sorted ourselves with help from the family, our daughters also tidied the garden from weeds to make it more welcoming. We were concerned when we were told that we owed rent as we had paid for June and July in advance. But once everything was sorted we were very pleased.
