We sold and purchased a property in a complicated transaction through Harley Claydon at H&H recently, and I must say we could not be happier with the support that Harley, Isabella and Rachel have provided. From what we thought was a simple transaction with a small chain, we encountered a number of issues and ended up having a month between the purchase of one property and the sale of another. Harley was always calm, contactable, offered solutions to our problems, and always very responsive. Nothing was too much trouble, and we felt both supported and informed during what has been a very emotional 7 months. I would not hesitate to recommend the team at H&H and in particular would ask Harley to act on our behalf in a heartbeat. We have had experience with a number of solicitor and conveyancers over the years, and honestly Harley has been head and shoulders above them all. Before we confirmed work with them, I was told that they take on minimal clients to allow for sufficient time with the clients that they do take on, it didn’t seem like that at all though.
I don’t think the solicitor’s communication was great. She was not considerate of the fact that we’re first time buyers and not of a legal background.
She would frequently say things like “refer to X document” when I asked a question. I see their point but when we’ve been sent several large documents, sometimes not everything is absorbed. It doesn’t hurt to reiterate info.
I would frequently have to chase her to get responses to emails. Luckily for us we weren’t in a particular rush but it was still frustrating.
I understand that it’s not always possible to respond quickly. In which case a simple “I acknowledge your email. I’ll try to get back to you by the end of the week” would suffice. There was literally never any acknowledgement of our emails. I would have to email and call multiple times to find out simple answers.
The sellers would respond to queries and we wouldn’t receive an update until several days later.
I would constantly have to clarify things, and seeing as they’re legal experts, I feel like they should be more preemptive about certain things. E.g. sometimes I’d follow up on whether the seller has responded to certain queries, and they would simply attach the response with no further comments. I feel like including a comment such as “this would/would not have any legal implications for you” would be a useful touch, and that’s probably their job too. But I’d always have to ask. I’m quite inquisitive by nature but I feel like those that don’t question things might not bode well.

At one point the solicitor went on leave for like 10 days. No issue with that, but she didn’t send an email to let us know. And didn’t say things like “contact xxx during my absence”.
Basically it felt like their services are pro bono.
This makes it sound like they were absolutely terrible. They weren’t. They did get the job done at the end of the day. But I feel like the process could have been a lot smoother and quicker. l Just want people to be aware of certain things. And to be honest, other solicitors might be like this too, so I would advise anyone seeking solicitors to speak to as many as you can and go with what feels right.
Bethan Holland handled my staircasing case. There were a fair few bumps along the way due to the housing association not having a copy of the lease which considerably delayed the process. It all got sorted in the end & was handled appropriately.
From the very beginning following recommendation, the service I received was prompt, very helpful, understanding, professional and comprehensive and I would not hesitate to recommend Holmes & Hills in the future or make use of their services again.

Due to a mix up (my fault) I didn’t get off to the best start with Holmes & Hills (H&H) because I my mistake had caused delays and put me behind schedule. However H&H were excellent, and especially Bethan Holland who did everything possible to help me meet my deadlines for buying the flat. Beth is a gifted communicator who got things moving at pace and kept me extremely well informed.
I also want to acknowledge Poppy Salisbury who had the very difficult task of verifying my funds which had moved through many fixed rate investment accounts since I sold my business. Charlotte Bryant, the lead solicitor, led her team very well and communicated effectively and efficiently.
I highly recommend this firm of solicitors and especially those named above.

While our experience with Samantha Savill was very positive, our experience with Vicky Bright was extremely poor. Communication was inconsistent, inaccurate information was sent to the buyer’s solicitors, and our concerns were not listened to. Delays that could have been avoided prolonged the transaction considerably. We ultimately had to travel three hours to the office to obtain updates and action. We would not choose to work with this conveyancer again.

In both case I was shown kindness support and compassion. They were always fabulous in keeping us updated via calls and emails.

Very bad service. I contacted them to close my Help to Buy loan, and I took the valuation reports and sent them to them. The Help to Buy also sent all the documents to them. We had to chase them to get the details, but they didn't provide any. When we called, the advisors didn't answer the phone. Kayleigh Riordan and Jamie Robinson are my advisors. I told them I only have a few days left before my survey expires. The funny thing is, today at 17:26, they replied via email saying they cannot see the statements, and they will close the office at 17:30. The office will be closed from 23rd December to 1st January. I have no hope they will do it on time. Do not go with irresponsible persons.
I wanted to thank Bethan Holland for her high communication skills. She kept me informed and updated at every stage of my staircasing. She was extremely proactive in getting everything in place so that the transaction felt seamless and quick.
