If I could give it zero stars I would. Holiday Lettings linked with TripAdvisor. They allowed me to make a reservation on a property for a 3 night weekend stay only to find out from the owner that it was a minimum of 7 nights, but holiday lettings still reserved the large deposit on my account. Unfortunately, although Holiday lettings advised me after 24 hours they had released the hold on my funds this will not be cleared with my bank for up to 10 days. After wasting my time making a booking request through holiday lettings that was not going to be accepted by the owner I now have to wait for my own funds to be cleared before I can book something else. Your website should make it clear that booking through you will result in people not being able to access their own money for up to 10 days if the owner either declines or Holiday lettings allow a booking to be made that would not be accepted by the owner. To think people go to TripAdvisor as a trusted site and they own holiday lettings. Matt Goldberg should be ashamed! I will never use this company again, I will stick with bookings.com or Airbnb they've never taken my money with no holiday at the end of it!

When searching for a vacation rental on our website, every listing price and availability is set up by their owners. When a traveller is interested in reserving a property, they can either send an enquiry to an owner, where no payment details are required, or they can send a booking request through our website. The owner will then verify the details of the request, and they will either accept the request or not. Only when a booking request is accepted by an owner, then they’re in a binding rental agreement with their guest. In your case, we can see the owner had not set up their availability rules correctly, and we’re sorry that your booking request wasn’t accepted. Once a request expires or is declined by an owner, the pre-authorization on the credit card used is automatically released, and it can take up to 10 working days for the funds to be available again for the traveller to use. We are sorry about this, as we have no control over the funds once the pre-authorization is released, which is done the moment the booking request is declined, or expires. Most times these funds are available within hours or days, but they can take up to 10 working days depending on the method of payment used by the traveller. Usually, PayPal is the fastest way to have the funds available again for use. This applies anytime a pre-authorization is released. Booked a villa and paid deposit
Booked a villa and paid deposit. We then received an email saying the price had changed. The owner of the villa wanted over three times the price that was agreed originally. Telephoned to complain was told by the company that this is nothing to do with them. Will stick with Clickstay infuture we never have a issue with them. We were also advised we have to contact our bank to get the deposit back.

During this time, we temporarily block the funds to ensure that the booking can be completed smoothly if accepted. However, in cases where the owner sends back an edited booking request, as in your situation, and you do not accept it within 24 hours, we will promptly release the funds to the original payment method.
Unfortunately, the time it takes for the funds to be returned to your original payment method can take up to 10 days due to the standard processing times of banking institutions. If you require the funds earlier, we suggest getting in touch with your bank to explore any available options they may have to expedite the process.
It’s the owner's responsibility to keep the account updated and to ensure a fair and reliable experience for our customers, we have policies in place to penalize property owners who repeatedly rejected or edit booking requests without accepting them straightforwardly. Health hazard
I booked a property through Holiday Lettings. Property was filthy mould everywhere, smelt musty dirty plates and cups water leaking under kitchen sink. Tepid water. We have so many photos of how disgusting it was. There was even mould on the bed sheets. Exposed wires on the bedroom light, stained cushions and stains on sofa the list is endless we couldn’t wait to leave!

Not a safe place to stay
I booked a 5 night stay and found out within 15 hours that this property is known for numerous drug activities and certainly not safe for a single senior woman to stay at. No refund and I am out $620 by protecting myself from an unsafe environment!!! Property used on this site need to be investigated before joining your group. Very bad for business!!!

About the properties listed on our website, we do not own, manage or operate the listings and rely on owners to provide accurate information about their listing including rates and availability to avoid negative bookings experience and travelers to do their part to research the areas the property are located using the listing map and ask the owner questions to make sure it is suited for them before confirming a booking with payment. This way you can send more than one inquiry to different owners to check availability and pricing and confirm if they can accept your booking before providing payment. Booked and was told 2 hours later it…
Booked and was told 2 hours later it was already booked, email said up to 7 days to return/release the money I had paid some 1,200 GBP. I thought fine I will book another property only for the exact same thing to happen again. Now with nearly 2,500 GBP tied up and unable to book anything at the moment.
I would avoid and book with a company that advertises property that is available for the dates you want.

Absolutely rip off company
Absolutely rip off company, no customer service number or chat, I made reservation, it said host needed to confirm, it has been more than 5 hours but no communication from host as I need to book another hotel I needed immediate confirmation as I have few hrs left to check in, host didn’t confirm till now, I also sent to cancel the reservation but no reply. No way we can talk to hotel letting who can help to refund the money and cancel the reservation.
It’s scam company, stay away from them, I will post on social media to help people know to avoid about this company to help other people not be get scammed.

When you send a booking request through our website, the owner or property manager will confirm whether they can accept your booking or not. They have 24 hours to accept it – after that, it expires. No money has been taken from you yet, as your payment is still pending. If the owner or property manager accepts your booking, the payment will then be processed. If they reject it, the payment will be cancelled. It’s that simple!
In either case, we always send you an automatic email to confirm, otherwise you can go to "Manage my booking" on Holiday Lettings.com and enter your email address and booking reference to see your booking request status, and contact the owner.

I found a villa I wanted to book and sent the booking request. The owner has now told me that to rent the villa will be £2000 more expensive than advertised. Absolute rip off!

When searching for a vacation rental on our website, every listing price and availability is set up by their owners. When a traveller is interested in reserving a property, they can send either an enquiry or a booking request through our website. The owner or property manager will then verify that the dates requested are available and so the pricing, and will either accept the request or not, or will send a quote. Owners do this because they usually advertise their listing on multiple websites and they need to make sure their listing is correctly advertised before proceeding with the request acceptance. Only when a booking request is accepted by the owner, then they’re in a binding rental agreement with their guest and they can’t modify the accepted rental price. Cancelled as double booked
In January, we booked a cottage in Northern Ireland for a weeks stay at the end of August. Paid a deposit on booking and then the remaining balance a couple of weeks ago, 6 week prior to travel. Last night, less than 4 weeks prior to the holiday, I receive a text saying our booking has been cancelled by the owner. When I looked on the booking site, there was a message from the owner to say she had had to cancel due to it being double booked! Absolutely appalling! This holiday was booked in January and only now less than 4 weeks before travelling have we been told its been double booked! We now have ferry tickets for a family of four with no where to stay. Thank you very much!

Wish I'd read the Trust Pilot reviews before booking a property with Holiday Lettings! £623 taken from my account, including a "damage deposit" for property reference 10478811 - email within 24 hrs from the property owner advising that the dates were not available - the SAME dates that we had selected due to Holiday Lettings showing these as available, aside from them taking the payment, which would demonstrate that the property was available. The owner stated that the property had already been booked, before we made our booking! Absolutely awful experience, phoned 02037015369 for help and to ask for monies to be returned as the property had been falsely advertised, to be told that the money is kept by Holiday Lettings (!) and once the OWNER had confirmed that the dates weren't available it would then take circa 10 days for the refund! AVOID!!!

We're sorry to hear the owner could not accept your booking request due to the dates on their calendar were not up to date and understand this was disappointing. Please note that when you make a booking request the platform will pre-authorize an amount for the deposit or the full balance amount to make sure there are enough funds to secure the dates then a request is sent to the owner to either accept or decline within 24 hours. In your case, the owner was unable to accept your booking request and was not too familiar with how to decline so the request expired on its own after the 24-hour deadline releasing the pre-authorized funds back to your payment method. Depending on the payment method you selected to use it can take up to 10 days or less for the funds to no longer be pending. This is something we cannot control and is standard with online transactions. Please note that we do not manage or operate the listings on our website. The owners are responsible for making sure that the availability, rates, and property details are up to date to avoid negative booking experiences. To encourage owners to keep their ads up to date we penalize their account performance if they decline or don't respond to booking requests or have to cancel bookings after accepting. In the future, if booking a vacation rental and are concerned about having authorizations on your card, we recommend sending an inquiry instead of a booking request this way you can reach out to one or more owners and double-check their availability, rates, and have questions answered before adding a payment. Things to consider when booking with Holiday Lettings.
When booking a short break with Holiday Lettings, they did not ask for full details of the people staying in the accommodation, and also the full price had to be paid plus the damage deposit. As our break is nearly a year away, I was surprised that we could not put, say, a 50% deposit down, and the rest to be paid 6 weeks before staying, but this option was not available. Also the damage deposit was a lot more than I have paid on previous holidays.

Regarding the payment arrangement, the property owner has specifically chosen to collect 100% of the booking payment at the time of reservation. Therefore, you paid the entire amount of your booking to secure your reservation.
As for the damage deposit, In most cases, you don’t pay a damage deposit upfront. Instead, we save your payment details securely and you’re only charged if the owner reports damage and you accept their claim. We can step in if there are issues resolving this. However, in the case of bookings made more than 365 days in advance, like yours, there are some exceptions where the damage deposit is also collected upfront.
We want to clarify that the cost of the damage deposit is solely determined by the property owner. Factors such as the property's value, amenities, and potential risks are taken into consideration when setting the deposit amount.
We only take the name of the person who makes the booking, if then the property owner requires further names, they will ask for this since the contract is between the owner and traveler.

Booking fees are a killer!
What went wrong was that first when searching for a house you get given one price in my case £1040 then and this is the part they don't tell you about is that they then added on booking fees of close to £300 bringing the price to £1314 that is out of order!!
This should have been advertised at that price originally so people don't get conned! Its atrocious to take such astronomical booking fees from people!
