Charlotte and Lisa were Fantastic

We couldn't recommend Hat and Home highly enough, particularly Charlotte Townson and Lisa Roe, who have been absolutely fantastic throughout our home-buying journey.

As first-time buyers, purchasing a home can feel overwhelming, but Charlotte and Lisa made the entire process feel smooth, straightforward, and stress-free. They helped us secure our dream home and guided us through every step with professionalism, patience, and genuine care.

What really stood out was their responsiveness and commitment. No question was too small, no issue was left unresolved, and they always made us feel like they were doing everything possible to keep things moving. Thanks to their hard work, dedication, and proactive approach, we were able to complete in what felt like record time.

It's rare to find people who combine excellent service with such a personal touch, but Charlotte and Lisa did exactly that. We always felt supported, informed, and confident that they had our best interests at heart we had a whatsapp. group with 5 members of the team so we was never waiting for a response.

Thank you both for helping us achieve such a huge milestone. We are incredibly grateful and wouldn't hesitate to recommend Hat and Home to anyone looking to buy or sell a property.

Stay away from these agents if…

Stay away from these agents if possible, if not, buyers beware! Especially if it is your first time buying a property - it is up to you to do your due diligence on every single aspect. The estate agents are working for 1) the sellers and 2) their profits/metrics. These two aspects drove a horrific experience for me. I was initially looking forward to working with Lisa at the Hat & Home branch in Bracknell because I read such great reviews. This was not the case - her behaviour throughout the purchase was appalling at best. She constantly argued with me, gaslighted me, and provided incorrect information on the sale progression.

For example, I only viewed the property once before making an offer, and twice after until completion, because it was such a challenge to get viewing with the sellers who had kids. Every single time, the sellers would be there with the agents "upselling the property" and not giving me a moment to take an objective view & discuss with my family. The second time, where I was left alone to view the property with the seller with no estate agent present - and this led to a huge misunderstanding on the fittings/fixtures to remain in the kitchen. When I requested a final pre-exchange viewing with no sellers present, I was accused of "forcing them out of their own house" - which was really absurd to me, as I was even flexible on the date/time, and just wanted to see it objectively for 15 mins. The sellers of this property felt very entitled to their demands and where these couldn't be met, I had to face a backlash. I have ALL the texts/Whatsapp to show the kind of language and gaslighting that took place.

Lisa also misinformed about the progress of the sale, in attempts to put pressure on me to rush through critical legally binding process which if I did not review properly could cause me long term harm. She didn't care as long as she could hit her metrics on time. For example, she misinformed me on multiple occasions that the "full chain was waiting on me", yet when I finished my side, the others in the chain were still waiting on their mortgage offers. Ultimately delaying the exchange date because of this.

At one point, the sale was nearly falling through because we couldn't come to an understanding and I had to get my solicitors involved. Even my solicitor at one point was so frustrated, she raised a complaint to her manager about Lisa's "bullying behaviour".

As a first time buyer, they completely ruined the experience of the process for me. Forget, they didn't provide any support, but instead cause so much upset, stress and hinderance in the process. They know that they have done a terrible job because they didn't even ask for feedback, or review, or even meet/contact me to congratulate me on my completion day.

Yes, of course I'm sure there are two sides to every story, but as a first time buyer - don't say I didn't warn you!!

Struan from Hat and Home was fantastic…

Struan from Hat and Home was fantastic ! He really went the extra mile to help us secure our rental home. It was a really stressfull time as we were selling our house before moving in and our estate agents were not great ! Thank you Struan we really appreciate all your hard work. Melanie and Paul

Barnaby and the Hat and Home team in…

Barnaby and the Hat and Home team in Crowthorne were a pleasure to deal with for the sale of my house. Hat and Home were professional, very responsive and able to find the right buyer for my property. The whole team were friendly and ensured a smooth process went ahead and we sold and completed really very quickly. I particularly liked the use of WhatsApp groups to allow convenient and efficient communication.

I recently had the pleasure of purchasing my home through HatandHome Bracknell, and I cannot express how amazing the entire experience was, from start to finish! From the very first viewing, Bobby made the process smooth, enjoyable, and stress-free. Her professionalism, knowledge, and warm approach made me feel confident and at ease throughout.

Patience and understanding

Hat and Home Sandhurst have been…

Hat and Home Sandhurst have been absolutely amazing. They are always on hand, even long after hours. Marney, Jan and Lisa have been fantastic through a very stressful sale. From the first time they came to value to exchanging they have delivered 100% the whole way through, nothing was ever too much trouble. I would highly recommend and wouldn’t think twice to use them again. I think Lisa deserves a medal for her persistence and dealing with a really bad solicitor, (Constantine and Summers)

I have had the pleasure of dealing with Sam and Emily for a number of years now and they are always courteous, professional, approachable and always find a solution to any issues that may crop up
Front of office with Annie, Freya and Monika are always the same and a pleasure to deal with, with many overseas satisfied clients of mine over the years

Annie (Hat&Home Wokingham) made me feel very welcome. She went out of way to ensure that we inspected the property even at short notice. Very professional, great communication and excellent service. I’d totally recommend her any day. Ask for Annie!

Fantastic experience from start to…

Fantastic experience from start to finish. Everyone we've had contact with has been friendly and helpful helping us every step of the way. A refreshing change to actually deal with an agent that feels like they're on your side rather than just in it for the commission. I would 100% recommend to anyone looking for their next property/selling a property.

Avoid this company. Profits ahead of anything else.

First became aware of Hat and Home with a property my partner and I were keen on. After being messed around with bidding wars, I raised this issue on the phone with the representative, to which I was told "No, we don't engage with any of that, it wastes time for everyone involved and just drives cost - for us it's a first and final offer, always" which was reassuring to hear. A few days later, I left some details with the agent, including my maximum budget, which I *strictly* said could not go above £450,000.

With my information in the system, the representative rattled off about 4 or 5 properties, none of them below £520,000. I let him carry on in the hopes there'd be one in budget, but no. I understand it's common to push people a touch beyond, but the market is crazy at the moment - they'll still those houses, even if it's not through me. They don't gain anything by trying to get me personally to buy them when I've already told them I can't, and they'll still make the same margins from the true buyer, whoever that is.

Then come the email listings over the next few weeks. £500k. £520k. £515k. At a minimum £50k above my maximum budget, a minimum 12% above my maximum budget.

I respond to an email and remind them of my maximum budget, and asked if my profile could be updated to reflect this. I received zero response, and weirdly, no more emails with new listings. Keen to progress with an agent that didn't want bidding wars, I asked for an update a week later, and got told "We'll update your profile." I called up to ask what my profile was set to, and I was told that I wasn't on any mailing list. Hat & Home's solution to me asking to be sent houses that were in budget, was to simply remove me from their potential customer list. I complained, told them that's not appropriate, and asked to be put back on it.

Another two weeks pass, and all I'm getting (again) are properties, minimum, 12% over my maximum budget. I call up AGAIN to ask why on earth I'm receiving properties beyond my budget when I listed my maximum budget on the first conversation, by email three times, and again once by phone. I was told the stupidest response I've ever heard from a business:

"So because the houses sold for less than asking price during covid, the system sends properties that are a bit higher, so what I'll do is reduce you to £400,000 and that'll get you properties that maximum value at £450,000."

Multiple issues with this; I was searching for homes during covid, homes were going significantly above asking price during this period, so that reason is nonsense. Secondly, your useless system is not my responsibility, buy a system that works, or at least get it updated as you've strongly suggested you haven't updated it in over two years to reflect current markets. And thirdly, most importantly, if Hat & Home are under the impression that I can put an offer for £450,000 on a property valued at £530,000 (which they have sent me) and have that offer accepted, then they truly are incompetent within the home selling business. Absolutely bonkers.

Raised this again, said it's completely out of hand and ridiculous, so asked them to remove my data as per GDPR. I didn't want anything to do with this company. I was offered a final lifeline: "The email system clearly doesn't work in your case, and I see that, so we'll put you on a private list and send bespoke recommendations out to you."

Much better. Problem is, it was over two weeks since I got any sort of recommendation, and event then, it's still £35k (8%) over budget.

This company is incompetent. I've got all the emails and call logs to back up these claims, so I'm curious to see what they come back with. Some of the people are lovely on the phone, but frankly, their business practices are an example of complete ineptitude.

Avoid this company.

5 star experience with Hat & Home

First time dealing with Hat & Home, and the experience to date has been first rate. Everyone in the Wokingham branch, Sam, Emily, Freya and Annie to name but a few have been attentive, responsive and delivered all they promised. Would thoroughly recommend and have no hesitation using again.

Great 5* company

I have never really had a positive experience with Estate agents in the past,untill I got in contact with Barnaby at Hat and Home Wokingham. I had a meeting with him regarding the sale of a property, and he was so well informed, and gave great advice. A whatsapp is set up so that he can keep you informed of different things. Honestly, I'm 50 years old and customer service is so important to me, and great customer service, is what you get from Hat and Home, with positive results

Disaster letting agent

Disaster letting agent. These people can not be trusted!

Had to return to UK as I felt I was being lied too. Turned out I was, they had been making up stories about my house, that it was unusable!

Upon inspection it turns out they had made it up!

I still dont know how they messed up so bad as they refused to discuss with me

Avoid this place!
