⚠️ Buyer Beware - You Will Be Disappointed

⚠️ Buyer Beware: My Experience with Harker Homes
Two years after purchasing my home from Harker Homes, I can confidently say this has been the most stressful and disappointing experience of my life. You can visit my estate and check it for yourself – Fishers Bridge Close in Oldbury.
• At the time of purchase, I commissioned a snagging survey which captured over 200 concerns, some of them very serious. Harker Homes refused to even acknowledge the report—no response, no communication.
• The build quality is extremely poor, with the cheapest materials used throughout. The white goods were from the lowest-cost brand (Montpellier), and the boiler (Ideal Logic) has already suffered two breakdowns and a recall.
• Bathroom leaks have occurred four times due to poorly installed pipework. Repairs were botched by cutting holes in the ceiling, and I still have leaks today. Harker Homes now refuses to fix them, hiding behind the excuse that the "maintenance contract" expired after two years.
• Loft insulation is below standard—wool simply thrown in, patchy woodwork, freezing in winter.
• Finishing work is sloppy: missing sealants, grouting, ducting, broken tiles, uneven brickwork, scaffolding holes left in the walls, and broken weep vents.
• External works remain unfinished: pavements, driveway, tarmac, communal gardens, and even street lighting are still incomplete. The neglected environment has led to regular attempts by thieves.
• All my meters (water/gas/electric) were registered incorrectly with the national grid, causing over a year of utility issues—and I still have unresolved problems with the water company.
• Promised features were delayed or built to a poor standard (a flimsy shed delivered a year late).
• Most shockingly, construction chemical waste was buried in my garden—paint liquid and other building waste hidden under the soil.
Two years later, Harker Homes has stopped communicating altogether. What should have been my dream home has turned into a nightmare.
If you are considering buying from Harker Homes, please think very carefully. Their disregard for quality, safety, and customer care is appalling. They have no Office, you will never see their Director or complaints person. Their website and phone number is for show only. They use a genuine third party sales people to lure you in.
