Severe defects and still no comprehensive solution 13 months after completion

We have waited over 13 months before writing this Hallson Homes review. We wanted to give the developer a fair opportunity to resolve the problems privately before sharing our experience.

This is not a complaint about minor cosmetic snagging. We have disregarded numerous dents and marks to walls, cupboards, doors, architraves and door frames, together with poorly applied mastic throughout the property. Our complaints concern the significant problems affecting the performance and normal use of our home.

We have experienced substantial draughts, apparent window and door installation problems, and extreme internal temperatures. Firstly, our heating system did not work properly for the first ten weeks after we moved in. We then discovered that the developer had not arranged for the heating system to be serviced during the warranty period (first red flag!) whilst the property remained empty for over 2 years. Once the system was finally operating, though efficiently, some rooms still struggled to reach approximately 12°C during winter, even with the heating running 24/7. Since completion, numerous contractors, including the heating manufacturer, have inspected, recalibrated and serviced the system. Despite those visits, the underlying performance problem has not been resolved. The problem is not limited to winter. During summer, temperatures inside the house exceeded approximately 37°C. In our experience, the property cannot maintain reasonable internal temperatures in either cold or warm weather. We remain seriously concerned that there is an underlying failure involving the heating system, the insulation, the windows and the wider thermal performance of the building. Hallson Homes has still not provided a complete technical explanation identifying the cause and refuses to provide the flow rate calculations, or setting out how it will be permanently resolved. We should also add that Hallson Homes’ call-outs often take weeks or months which was particularly difficult during winter without reliable heating. As you can imagine, our electricity bills have been extortionate.

In regards to the windows, +100 deep and lengthy scratches were also discovered across the glazing and even the shower panel at completion. For clarity, the windows were dirty during all three visits before completion, so we could not inspect them properly. Over 13 months later, the scratched glazing remains unresolved. We are also aware of a neighbouring purchaser experiencing the same issue.

Our roofing concerns have included porch-roof detailing, slipped and uneven tiles, loose rooflight trims and substantial water running down the external elevations causing damage to the wood and brickwork. Hallson Homes' answer to this is "wind conditions".

Additionally, movement and creaking in the floors and staircase have been identified and are getting worse - it sounds like the ceiling will cave in on top of you if you're downstairs. Be aware!

The communal sewage system has required numerous call-outs. Attendances arranged through Hallson Homes have sometimes taken days or weeks. On one occasion, the warning light flashed red for approximately three weeks, leaving us uncertain about whether residents could continue using their toilets normally as we received no communication from Hallson Homes.

Currently, only one of the three toilets inside our home is working properly. This has been the case for months and we're still waiting for a permanent solution.

The communal gate, which was one reason we chose the property, has not worked since December 2025. Residents have now been told that they must pay for a repair.

We work in property development and understands new-build standards, Building Regulations guidance and accepted construction tolerances. We recognise ordinary snagging and have deliberately excluded the numerous cosmetic defects from this review. We have focused only on major issues.

We have provided Hallson Homes with hundreds of photographs, videos and detailed reports, offered access and repeatedly waited for Hallson Homes to resolve our issues. There is still no comprehensive programme for resolving the problems which is extremely disappointing.

Before buying, we searched for Hallson Homes reviews but found very little information about the company. Had this information been available, it would have materially affected our decision.

Moving into our new home should have been one of the most exciting experiences. Although we love the home we have created, the endless problems, uncertainty and stress have overshadowed what should have been such a happy chapter. Based on our experience, we cannot recommend Hallson Homes.
