Unprofessional agents, late to viewings. Office management stating incorrect legal terms. Rude. I will be making offers to sellers exclusively through other agents.

I was having trouble selling my house at Scattergate Green, Appleby and decided to change my estate agent in a bid to get things moving.

Hackney and Leigh have been very easy to work with so far; they gave an honest and fair assessment of the houses value, were very quick to advertise the house on social media, put up sign posts etc (which the previous agent had not done) and were getting viewers in within a week of putting the place up for sale. Fingers crossed but within a month we have a buyer and a fair price after waiting for months beforehand just to get people through the door!

I appreciate Hackney and Leigh's advice and expertise hopefully getting the house sold, especially Gill, Emily and Sarah for their help.

I’ve had consistently poor experiences with this agency over the past couple of months. Each time I enquire about a property, I’m asked for my availability, only to be told shortly afterwards that viewings are suddenly “fully capped.” This has happened repeatedly, even with properties that have been sitting on the market for weeks. At this point, I genuinely don’t understand why they ask for availability at all instead of simply offering the slots they’re actually willing to honour.

On the one occasion I did manage to get a viewing, the property had a very strong cigarette smell, which the agent tried to pass off as “new carpet smell.” Despite the place clearly not being right for us, we were pressured to apply immediately “or it would be taken.” That same property is still listed months later and has already been reduced twice.

Overall, the pattern feels misleading and unnecessarily difficult. Renting is stressful enough without this kind of inconsistency.

I recently bought a house through Hackney & Leigh, Penrith Office. Couldn’t be happier with the staff I dealt with. They have been really helpful, approachable and friendly, through the whole process. Would definitely use them again. ☺️🎄

Great estate agent, brilliant staff, friendly and very helpful. Go above and beyond in my opinion, keeping your solicitors on their toes. Wonderful service would have no problem in recommending to anyone selling in the area or anyone wanting to purchase.

Recently sold a property through the Windermere branch and the service provided throughout was excellent. From the initial valuation meeting, there was a real sense of investment from the team. Processes were clearly explained, support provided, deadlines met and there was always a warm welcome when visiting the branch in person. I cannot fault the professionalism of those involved, would thank the team for a very smooth process and would thoroughly recommend them to any prospective house sellers.

Each time I have contacted the team I get a response almost immediately which is really good.

Poor service from start to finish, moving into the rental there was a leak in the basement which had flooded, I had no access to any windows to open them! Inspections were very patronising... Even though property wasn't in the correct condition upon completion of contract, maintenance wasn't kept on top off... Poor service and definitely wouldn't recommend.

Excellent friendly service, communication very good. Found a buyer immediately after advertising. Very helpful with all the paper work and ID verification.

Kiera at the Arnside office could not have done more to help us. We were purchasers and she was doing her best for her clients but she also did her best for us. Queries were answered quickly and fully, she kept us informed and she always went the extra mile. What could have been a stressful situation was made much better due to her reassurance and support.

Tried to sell our house through them - poor service from start to finish. Quality of marketing materials was poor, virtually no contact in the first 6 months - improved slightly when I complained about it. Decided to switch agents - have bought and sold several properties and they’re the worst I’ve used.
