Do not contact this company

Do not contact this company. A big scam!! Wish I could give 0 starts literally turned our lives into hell. Worse customer experience I have faced. Unsatisfactory levels of customer service and standard of homes.

Lack of professionalism in handling queries and a very uninterested approach to making required changes. I recommend NOBODY USE GALLIARD HOMES. TERRIBLE ALL ROUND!

Title: Deeply Disappointed with Galliard Homes



I am writing this review after an utterly frustrating experience with Galliard Homes, and I feel compelled to share the numerous issues we've faced in hopes of warning potential buyers.

1. Poor Build Quality:

Structural Issues: Our new home was riddled with defects. Cracks appeared in walls and ceilings within weeks of moving in, indicating serious structural concerns.
Cheap Materials: The materials used feel low-grade. Fixtures are flimsy, and we've had multiple problems with plumbing and electrical systems.
Shoddy Finishes: We found numerous aesthetic defects, from poorly painted walls to uneven flooring. It’s clear that corners were cut during construction.
2. Unresponsive Customer Service:

Lack of Communication: Galliard Homes has shown a persistent lack of responsiveness to our queries and complaints. Calls and emails often go unanswered for weeks.
No Accountability: When we finally managed to get through, we were met with evasive answers and no real action. Issues are consistently brushed off rather than resolved.
3. Delayed Projects:

Broken Promises: We were assured our home would be ready by a certain date, but we faced significant delays with no proactive updates. It caused unnecessary stress and additional costs as we had to extend our temporary accommodation.
Poor Project Management: The lack of transparency and planning was evident throughout the construction process, leading to frequent and frustrating delays.
4. High Service Charges:

Unjustifiable Costs: The service charges imposed by Galliard Homes are exorbitantly high compared to similar developments. We’re paying a premium but not receiving corresponding value.
Lack of Transparency: There is little clarity on what these charges cover. Queries about breakdowns and justifications for the high fees go unanswered, leaving us feeling overcharged and underinformed.
Poor Service Despite Charges: Despite the high fees, communal areas are poorly maintained, and essential services are either delayed or neglected. The disparity between the cost and the service quality is glaring.
5. After-Sales Support:

Neglect: The after-sales service is virtually non-existent. Critical issues have been left unaddressed for months, and when repairs are made, they are often substandard and temporary.
Lack of Professionalism: The maintenance team, when they do show up, appears unqualified and uninterested in providing long-term solutions.
6. Overpriced:

Value for Money: Given the quality of the build and the service received, the price of these homes is not justified. We feel like we've been overcharged for what is essentially a sub-par property.
7. Community Issues:

Poor Infrastructure: Basic amenities in the development were not completed on time, and communal areas are often neglected. Promised facilities, like the gym and garden, are either incomplete or poorly maintained.
Noise and Disturbances: The ongoing construction and lack of proper soundproofing mean our living environment is far from peaceful.
In conclusion, our experience with Galliard Homes has been overwhelmingly negative. We regret our decision to buy from them and strongly advise prospective buyers to proceed with caution. The promises made by Galliard Homes about quality and service were not fulfilled, leaving us with a poorly constructed home, high service charges, and a series of unaddressed issues.

Save yourself the trouble and consider other developers who value their customers and deliver on their promises.

Warning to Others

This company doesn't deserve even one star. My experience with Galliard Homes was nothing short of a nightmare. Their fraudulent practices, lack of professionalism, and disregard for their clients' well-being have left me financially and emotionally scarred. I strongly urge anyone considering engaging with this developer to think twice and conduct thorough due diligence. There are many reputable and trustworthy property developers out there—Galliard Homes is not one of them.

A BIG WARNING DON’T BUY from Galliard .I wish I can take you off the market . I still don’t understand with your standards and planning how councils are giving you permission to be in the market even,
So many people hard earned money have put into buying your apartment trusting the location your plan .. but we never thought you will sell us a doll house for the price of a real one .

Your money will be wasted

I wish I had an option for 0 starts to this company who made our lives hell. They are increasing our service charge significantly where we can’t even sell our flats for more than a less value we bought them 7 years ago. We had many meetings with the managements but the outcome is nothing. Please please don’t buy anything from them. For those who are new to Galliads, wait for another year and you will understand what I am talking about. Please don’t buy anything.

GALLIARD Nightmares

GALLIARD Nightmares !
I feel I really need to write about my experiences to highlight the Company's styles of sweet marketing to get you to buy their Properties and their Aftersales Actions .
The New Build was badly converted using cheap labour and obsolete products.
Two years after the Developer Warranty runs out, my Flat experiences Multiple Issues which had to be rectified causing Financial Lossesl & Mental Distress.

Galliard Management need to be more Proactive in their Actions to help me , and show more Respects to the Leaseholders, and their Plights for Unfair Services and Extortionate Service Charges.

Zero rating is too good for this company.

Zero rating is too good for this company. They are simply set up to fleece the leaseholder at every turn.
They use you as a cashcow.
They don’t reply to your queries. They don’t fix the problems.
They increase service charges to unreasonable levels.
Bad workmanship.
Avoid Galliard and its associated companies at all cost.

Galliard Homes Development

I own 3 of their apartments, unfortunately having bought off plan, to find out the standard of workmanship is totally unsatisfactory. No opening windows and 30 year old air cooling that is not fit for purpose. 30 year old plumbing which results in numerous leaks.

There management company is as inept as the developer.

I wish I could give this company a zero they don’t even deserve a one star review
Shocking serivce , terrible build quality, extortionate service charges which have . Increased by thousands in 6 years of owning a place in one of their buildings in Hounslow . The biggest nightmare I wish I could just give it back to the mortgage company. Lost almost 40% in capital value over 6 years . Never ever buy from galliard they are bunch of thugs 🙈🙈😡😡😡

Classic value trap

Classic value trap. I purchased a "new build" from them. The flat was a refurbished office. Ok, that's not too bad.... but..... main systems like the lift, air conditioning etc were not updated and are roughly 70 years old give or take. So initially service charges were reasonable, and now they've shot through the roof. Banks will no longer lend on the property so selling is close to impossible. Multiple people have had their flats repossessed, but you can cut your losses by accepting roughly half of what you paid for it from a faceless cash investor that hides behind an agent. I can't speculate if whether Galliard intentionally ripped me off or if they're just incompetent. However, the undeniable fact from multiple people I've met including myself is that if you deal with this company, you are rolling a dice on if you're going to be completely financially destroyed or not. It's just not worth the risk.

AVOID THIS COMPANY AT ALL COSTS!!
Purchased my property 6 years ago as a first time buyer. The property can’t be sold on as banks will not mortgage due to the obscene service charges.
The service charge has gone up by 150% in just a few years. The conversion from office block to flats was poor and has costs leaseholders thousands over the last 5-6 years in repairs.
The company are reluctant to help or explain themselves, trying to get a response to emails is almost impossible and even when they do they avoid answering the questions.

Cowboy company, fraudsters, and need to be seized from trading.

Zero stars is all that can be given to Galliard homes they should be renamed to Fraud homes. Disgusting company full of liars and unqualified individuals who are a bunch of thieves. The management company has one GCSE between them not a clue what they are doing with extortionate service charges. Please I urge you all to stay away and never associate yourself with this shambolic company.

Galliard- scammers, stay away!!!

Galliard has converted a giant office block in TW3, London, into residential property, and sold apartments to Leaseholders without disclosing the poor workmanship on the conversion. Service Charges have gone up an obscene 150% in a matter of years, with the company reluctant to help or explain themselves to us. A greedy, corrupt company who deserve all the negative reviews they are getting. We are a large group of leaseholders suffering with a very high service charges which keeps increasing every year and Galliard not even replying to any of our queries, issues; pathetic!!!
Update after a standard reply from Galliard: most of we leaseholders for our property at TW3 have contacted you many a times with either no satisfactory reply or resolution of issues! Moreover they completely ignores our calls as well!! Pathetic!

Terrible service the houses are falling…

Terrible service the houses are falling apart very expensive service charges a complete rip-off. Do not buy any Galliard Homes stay away from them.
I would give zero stars if there was an option, but one is the lowest
