Absolutely crap

Absolutely crap, basic house sale no chain on either side, requested information that had been provided two months previous, then information provided a week previously, sent email showing information had been already submitted... No apologies.. actually no fecking response! says it all. Bloody useless

Waste of time

Waste of time, there is no communication at all, you might get email once in a while. Suddenly in the middle of process they realised that they can not haddle my case any mote of normal house purchase

So slow

So slow. Firstly gave incorrect advice around ID checks & then changed my 'fee earner' after I had chased multiple times. New fee earner has rung & apologised for delay but 3 weeks & still waiting for them to forward a document already signed by other party. They may be cheap but you get what you pay for - do not use.

Avoid these amateurs at all costs

Avoid these amateurs at all costs .
After 2 years Gaddis Noble are still unable to achieve the objective of legal ownership by obtaining deeds from land registry. This should have been a simple conveyancing transaction. There is no sign of any desire to resolve this case. They are unwilling or unable to do what they were paid to do. All fees were paid in full, on time, and to add insult to injury, a charge of £300 was invoiced twice, after the first payment had already been made.
Incompetent:
Lost documents . Papers signed by a witness , submitted and then lost. Only became apparent after another time delay and when challenged, the papers had to be signed and witnessed a second time, causing more stress and delay to the client.
Unprofessional:
They are dismissive of all attempts to resolve the problem. The case has been mishandled from the start and when when enquiring as to progress, the client is passed around to various unqualified staff. They show little interest and no single person takes responsibility to resolve the case . They are either unwilling or unable to obtain the deeds from the Land Registry .
Unhelpful and Lazy:
When questioned they avoid any engagement and make excuses and platitudes without making any attempt to resolve the issue.
The client has had to call the Local authority and the Land Registry and each case they place the blame for missing documentation with the Conveyancer.
Obstructive:
They actively prevent you speaking to someone in higher authority within the practice to raise concerns .
Dishonest:
Casual attitude to an instance of overcharging . Dismissing offhandedly the £300 double charging incident as a misunderstanding .
Lied about reasons for the delay . Excuses given include :-
Covid
Stamp duty changes and a rise in demand
Over worked land registry
Local Authority bureaucracy
When checked , all the above were untrue . The reason for the delays were entirely due to the incompetence of Gaddis Noble
Negligent :
They have not made any effort to resolve the issue despite the obvious deleterious effects this is having on their client
Fraudulent :
Lied about the situation claiming the delay was with local authority .

Unprofessional, passive, maladministration

This is a very passive organisation providing a totally unprofessional and laissez-faire service. We needed newly purchased land to be registered with the Land registry. From the beginning, emails and phone calls were left unanswered. Eventually, when contact was made the excuse for the delay was always put down to the slowness of the Land Registry. After a personal visit by us to the offices we finally began to uncover the truth. The following is an extract from a subsequent email to us from Gaddes Noble:
Further to your visit to our office as we discussed please see below the timeline of events that happened on your matter in relation to Post completion:

'26/03/2021 – Completion took place
16/06/2021 – Application submitted to Land Registry
Sometime in between these dates requisitions must have been raised, we have failed to reply in time and the initial application cancelled.
03/02/2022 – Application re-submitted to Land Registry
16/02/2022 – Requisitions raised
20/09/2022 – Requisitions replied to following our meeting at our office

On a full review of the matter, I do apologies for the conduct on this file it does fall below the standard we aim to provide. I cannot provide a reason why the original applications requisitions were not replied to or why the resubmitted applications requisitions were not actioned before now as Kim did not leave our firm until after the date these were received there is no excuse for why they should not have been replied to or passed to a member of our team to action.'

Subsequently we were told by Gaddes Noble that the Land Registry did not expedite applications unless the property was being sold. We sought legal advice from our solicitors who informed us this was incorrect. Having submitted an expedition request on an alternative basis the land was registered within days thanks to the intervention by our solicitors.

Save your money unless you want to experience an unprofessional service and maladministration.

AVOID RUBBISH SERVICE THEN REMOVE REVIEWS TO LOOK BETTER

Recently sold my grans house after she died and the estate agent recomended this solicitor - what a mistake - they ignored emails and phone calls started doing searches and requested the deeds for the wrong house and have been gernerally poor thourghout the process - I would avoid - in a stressful situation this company just added to the stress glad its finally all over with.

Unacceptably poor level of service

Even with a relatively simple property chain we knew to expect some unforeseen complications/ delays. What we didn't expect was a frustratingly poor level of service from our solicitors.

Actions were not completed within the agreed timeframes and their whole approach to communication was extremely passive.

My repeated requests for phone calls went unanswered and I felt obliged to endlessly chase solicitors to get anything done. When I gave up on emails and began phoning instead, the etiquette was such that I was made to feel like a nuisance whenever I asked for simple updates.

Some personal and sensitive data of ours was accidently sent to a third party. At the time I received no apology or reassurance that the matter was adequately dealt with.

Key documents were repeatedly littered with errors which caused further delays. In part due to our solicitors' conduct, our completion date was delayed which caused us financial loss (for which no compensation was received).

I was dissatisfied with the response to my formal complaint. They failed to respond within the timeframes of their own policy guidance, did not adequately address the concerns raised, and failed to show a basic level of empathy for their clients.

Perhaps we got unlucky. Perhaps staff were overworked or going through a rough/ busy patch. Whatever the cause, dealing with them was by far the most stressful aspect of moving house and it speaks volumes that they saw nothing untoward about our experience.

I can only hope that sharing my experience here helps potential clients make an informed decision.
