Excellent service!

We were recommended to use this company by a friend who had used them for their house purchase. The service received was excellent and the report was very thorough. We had a couple of concerns after reading the report but we were talked through everything by the surveyor so we knew exactly what was going on with the property and what we might need to do in the future.

I'm really pleased I chose to use Eriss for the survey of my new home and I would not hesitate to recommend them to anyone who is buying a new home.

Would not recommend!

Eriss carried out a full building survey on our tiny cottage. The 'surveyor' failed to identify that the cottage had a massive woodworm infestation which was CLEARLY visible in the very low, exposed ceiling beams, also on the exposed wooden staircase and inside the loft entrance at the time of the survey. No carpets needed to be lifted as the flight holes were very clear everywhere during his survey. As a result, we have been left with the massive expense and inconvenience of rectifying this very serious issue. Many joists and roof rafters were compromised to the point of being structurally unsafe. The various builders and professionals who came out to our property were totally perplexed and shocked as to how such a massive, structural issue was not identified by our surveyor. He also made other errors in his report - inventing a wall extractor that didn't exist and failing to identify other serious issues. Alarm bells rang in a previous survey he did for us, when he told us we had a garage when we didn't! Unfortunately we would not recommend this surveyor to anyone. It has been a terrible experience. The surveyor writes 'we' in his reports, but works for himself.

Pleaae note: It was inevitable that Eriss would reply with the predicted answer below! The low ceiling beams downstairs were riddled with thousands of historic holes - apparent to everyone who came to have a look at them. Eriss states that the holes weren't present when he visited - which is utterly hilarious given that the beams were absolutely riddled. His photos were taken from a distance that couldn't possibly show tiny holes, plus the photos weren't clear at all. How can he say that all these holes suddenly appeared in the weeks just after his visit?! Come on!!
Further proof that woodworm had been an ongoing issue in the cottage was the fact that the floor joists upstairs were decimated to powder. These were the same beams that were exposed in the downstairs area! The woodworm professionals that visited in the following weeks confirmed that this had clearly been an issue for many, many years. Eriss is no doubt aware that this was a very poor survey which has caused a great deal of stress for us. It is easy for him to say we found it before we signed contracts, but what he doesn't say is that we had already sold our previous home and were not in a position to walk away. Had he done his job properly, we would not have sold our previous home. We did not call him back to carry out another survey as he states below. When we moved in and saw the woodworm, we didn't know what it was. Being naieve, we called him to ask. No doubt Eriss panicked that he had missed an obvious issue in his survey, so he came over to confirm what we'd found. After his visit, we realised what an awful survey had he done in the first place. He made lots of errors in other observations too. The whole survey was a shambles and a disgrace. He is incredibly lucky that we never took him to court. We would not recommend him to anyone. An absolutely awful experience.

Please stop using the term 'us' for a one man band.

While I sympathise with your personal frustration, I need to, again, make it clear that the woodworm infestation was not apparent on the first inspection and there is photographic evidence proving this.

We returned to the property once the exit holes became apparent and provided a second survey. You were happy to receive this, which if you felt so strongly that you’d had a terrible experience, you had the opportunity to choose a different surveyor.

Further works, investigation and treatment were recommended to you, and as you moved into the property as a tenant, it was open to you to take steps to approach the vendor and either:
a) negotiate a reduction in the sale price or
b) invite them to rectify the defects.

It was your choice not to investigate the works that were recommended to you. You were aware of the issues and the potential costs prior to the purchase yet you chose to proceed and are now attributing the financial burden back to us.
