There really ought to be an option for…

There really ought to be an option for a zero‑star review, because that’s exactly what I would give. My experience reflects years of accumulated frustration. The service has been consistently poor — to the point where I genuinely don’t understand how this agency operates or where their actual office even exists.
Please do not fall into the trap of dealing with this estate agency.
My interactions with Linda Coombs and Daniel were an absolute nightmare when it came to lettings. To this day, I can’t tell whether Enviro owns them or they own Enviro — the whole situation is that confusing.
Be extremely cautious with anything related to:

Enviro Estate (Manchester or “International”)
Enviro Estates, Hammersmith
Daniel Fong – Enviro Estates (publicly listed on LuxuryEstate and other business directories) [luxuryestate.com]
Their related business listings on platforms such as ZoomInfo (which identifies Daniel Fong as holding senior roles within Enviro Estates’ operations) [zoominfo.com]

Whether you are considering sales, lettings, or property management through them, I strongly recommend exercising maximum caution. In my experience, the service quality, communication, and professionalism were severely lacking, and I would not want anyone else to go through the same ordeal.

Avoid them

Tried to peddle the worst apartment with false promises of it being renovated before moving in. On the move-in day, we discovered no work has been done to an apartment that has burnt carpets, white paint all over the place (except for where it's actually needed), a non-functioning toilet, windows with gaps so wide you'll hear them whistle with the slightest gust of wind, moldy bathroom, broken, dirty fridge, etc. Moved out the next morning and had to get lawyers involved to get out of the contract. Held our 3-month deposit for over a month before giving it back.

Awesome experience

The letting agent I did my viewing with and subsequently dealt with when beginning the renting process was Linda. She was easy to deal with and helpful at every stage, making the process enjoyable. On the day of moving in Linda checked over all appliances at the flat and made sure everything was up to scratch (which is not something other agents I've rent with before have done, and usually this had led to issues down the line).
Overall I am impressed with Enviro Estates and would recommend them. :)

Professional Services

Enviro Estates is a very professional firm and the quality of work they provide is exceptional. It was my first time working with them as I moved to UK just a month ago, and they were very patient and helpful with all my requirements and queries. Definitely recommended for a good experience if you're looking for a professional real estate agent for your needs.

Worst Service I have ever recieved

Enviro Estates are a property management company who manage properties on behalf of oversees landlords. As a tenant, you cannot communicate with the landlords directly - only Enviro Estates. The problem with this is it's constantly used as an excuse. If anything goes wrong in the property, they reply is always the same - "send a photo / video and we will speak to the landlord". The problem is, you do this and never get a response. When you get back in touch with them, the response again is the same - "we haven't heard back from the landlords, there's nothing we can do about it". What Enviro estates don't seem to understand is that it's not the tenants job to be chasing outstanding issues.

I moved into my flat six months ago and it was covered in animal fur (the neighbours informed us the previous tenants had a huskie). When I say covered in it, I mean this literally - if you ran your fingers through the carpet, you would bring up a tuft. We had several dust bags from the vacuum full of the stuff. It had formed balls, like small tumble weeds, which were under the sofas on the laminate floor. You couldn't sit on the sofas, because you'd be covered in it. Even the fridge had strands inside (as well as been generally filthy).

We asked for the flat to be clean and Linda, an employee at enviro estates told us she had seen the flat be professionally cleaned with an anti-animal fur hoover, which was clearly not correct.

I refused to move my things in until the flat was cleaned as it would be a logistical nightmare to try and move in whilst getting rid of the fur. Enviro estates sent round a general cleaner, who was round for little more than and hour, to clean the rest of the flat (which was generally filthy). However they did nothing about the animal fur and we had to spend weeks trying to get rid of it (we still find it on our clothes, bedding and sofas 6 months later).

When we first moved in we reported that the freezer door was broken. The suggestion which Linda gave us was "secure it with gaffer tape" as a temporary solution, and she would sort it with the landlords. Six months later, and we are still having to gaffer tape the freezer door closed, despite having chased the issue several times.

The fridge is temperamental, and stopped working for several hours (luckily came back to life). We were again asked to "send a video". Why? What can you possibly see from a video? You can't see the temperature?

We also reported several faulty plug sockets when we moved in. We were told that there was a shortage of electricians due to the pandemic, so it could be several months wait. This sounds like rubbish to me (bearing in mind we moved in after lockdown) and if your contracted electrician can't do the job, surely you'd just contract someone else? I work from home and have to plug my laptop and monitor in for most of the day. I'm constantly tripping over extension cables, it's a complete nuisance.

Both me and my housemates beds broke since living here. The metal bar underneath snapped making the beds unusable. My housemate was lucky enough to get his replaced, after ringing them five times to chase the issue. I have not been so lucky and am currently sleeping on a mattress on the floor with my bedframe propped up against the wall for around 8 weeks. I've mentioned this to enviro estates five times and it's constantly ignored.

We had several plumbing issues which were dealt with swiftly. To their credit, enviro estates use a great plumber who is very friendly and good at his job. However, when we reported one issue we were asked to get in touch with the plumber directly. We didn't hear anything back from him until ten days later - it turns out he'd been on holiday. Enviro Estates will do absolutely anything to avoid getting the job done.

I work an 8:30 - 5:30 job with short breaks so contacting enviro estates by phone is very difficult. However they point blank refuse to answer emails so phone is the only way of reaching them. I cannot express how much stress and anxiety the poor service from this agency has caused me. Our flat is £400 per month excluding bills - not particularly cheap for an ex-office space in Old Trafford. I feel as though I have been completely conned.

Please don't be fooled by other positive "invited" reviews. A lot of these reviews have likely been invited by Linda (who is very personable but completely useless) after she has shown people round a property and got the contracts signed. That is where Enviro Estates seem to believe their responsibility as an agency ends. Please don't use this agency, I wouldn't want anyone to go through the hassle that we have - there are plenty of other property agencies in Manchester who I'm sure are much better.

See my google review for photos.

Reply from Enviro Estates

Hi Max,

We are sorry to hear you have been dissatisfied with our service. There is no record of a complaint being made in relation to the points you note in your review and we would generally ask that you follow our internal complaints procedure and allow us to deal with any issues first.

We operate a ticket system to handle all maintenance requests which is standard practice in many companies. You raised a ticket detailing some but not all of the points you mention in your review. All those matters were resolved and an email confirming this was sent on Wednesday 28 July at 5:18pm in which it asked for a response if it had not been resolved. No reply was received.
Due to the on-going pandemic, it is our policy to initially see if a maintenance issue can be resolved remotely, therefore we may ask for a photo or video to be sent – which is common practice within the industry; and we go further by sometimes setting up a remote video link so tenants can show us in real time and 85% of maintenance request have been resolved there and then, with a recent example being informing to replace a lightbulb for a report of no lighting in a room. This initial investigation is not only convenient but is a more efficient way to deal with maintenance issues and this has been welcomed by our tenants and offering value to our landlords as well. If the issue cannot be resolved on the initial investigation then an engineer for example will attend in line with our COVID policy.

Replacement, repairs and engineer attendances ultimately cost money. As an agent it is important for us to be both mindful and transparent with these costs. Therefore, as you can appreciate, it is only right for us to inform and get consent from the landlord who will ultimately be paying for this.

We are sorry if you were not satisfied with the cleaner, however we cannot see where you have informed us previously of this. We did arrange an independent cleaner to attend from a reputable company and you can usually notify the cleaner there and then if there is an area where you feel they may have missed or not satisfactorily cleaned.

We can only see your housemates bed being reported as broken - and this was replaced accordingly. If your bed is also broken, please submit a maintenance request to support@enviroestates.co.uk, and we will be happy to investigate this further.

We understand that you contacted the plumber directly. We cannot see that you contacted us to state you had not received a response. If you had not received a response and it was an urgent matter then you could have contacted us and we would have looked for another plumber to attend.

We hope we have addressed your comments in your review and if you have any questions, please feel free to contact us direct.

Regards

Lettings Team

Excellent, caring estate agents

We rented through Enviro for approximately 18 months and they were honestly the best we've rented with in my 10 years or renting. Quick to respond and considerate, I could not recommend them more! Linda, in particular, is a credit to her company. A true superstar.

Good and reliable services

I have used the company to let and manage an apartment in Manchester for the past three years. Their services have been good and the staff are generally responsive in communications. In the most recent procurement of new tenants, the company was slow in providing new tenancy contract and supporting documents although they found a new tenant fairly quickly. In fact some supporting documents are still missing. Hence I gave 4 star instead of 5 star rating.
