Avoid! Possibly scam

The rent market in London is tough and I ignored a lot of red flags with them. I paid a deposit to secure a room and even though the room was given to someone else (from what I have been told) and I just managed to get that back after at least one month of trying!

I had a positive experience dealing…

I had a positive experience dealing with the team at Dunes, and I would recommend them to others. The agent, Olga, was professional and responsive from the initial inquiry.

The process, from viewing the property to signing the lease, was handled efficiently. Communication was clear, and any questions I had were answered promptly. The agent was helpful in ensuring the process went smoothly and that I was kept informed.

Always responsive to my needs and communicate well. Often they face challenges ftom the property owners but have always done everything in their power to maintain my satisfaction throughout the process.

Worst people I have ever met

Olga is the rudest person I have ever met in my whole entire life.

1. They do not put your money into the deposit scheme, so don't expect your money back or not the full amount.
You can not do anything about it, they thought it through.
2. If you need to fix anything or sorted something around the house? Dont expect that either, they are the greedy people every. I asked for the chair for 20 pounds, took me days to persuade me.
3. Room prices are too hight compared to other on the market
4. They will 1000 percent try to scam you this is their policy.

If you don't want your life to be a nightmare, DON'T CHOOSE THEM!

Upon check-out, any rent arrears or unpaid amounts during the tenancy have to be deducted from the deposit in line with the tenancy agreement and the scheme’s regulations.

STAY AWAY AT ANY COST! BETTER TO LEAVE ON THE STREET!

I would put 0 stars if I could.
Will try to shorten my story but in a nutshell, 2 years later I am still SHOCKED HOW HORENDOUS these people were to me.

Before moving into the room, we agreed that I will pay some of the deposit in 2 weeks after moving in (the sum was maybe 200 pounds out of 900). The next day when I was literally in the bus going there they texted me that they need to check everything again and asked me to send additional documentations.
I was like I already signed the contract going to the place, nope, they didn't care AT ALL.

Probably took me 3/4 hours to clear my documents and after that, I was able to move it.

I am not even going to say how rude they were via messages, this is unbelievable.

The treatment during my rent was 0/100. I have been treated like a peace of ****.

Anyway, 6 months later, time to move out and these people showed themselves.
First, took ages to give me the deposit back. They did the calculation completely wrong and tried to scam me.
Funny enough, they did it to every tenant in the house. Same wrong calculations and when you raise it with them they are going Oh yes whatever.
They sent me less of my deposit that they had too and took 100 pounds for cleaning. They girl moved out 1 month before me paid 50 pounds. How the price gew double, Idk.

Anyway, I spent DAYS trying to get my money back and still shocked after how bad they treated me. Its my 4th agency after them and never I had such terrible people. STAY AWAY AT ANYYYY COST!!!!!

Do not use this agency

Do not use this agency. They are absolutely dishonest and will waste your time. The only reason I got in contact with them was because of a particular property they advertised on a few websites. Firstly, they don't reply to the phone. I was desperate, so once connected with one of their agents, I came to their office (by the way, they use two different names). It turned out (like someone wrote in the reviews) that they use the same properties advertised on multiple websites by multiple agents to catch the attention of a possible tenant. The property is then unavailable – and this is the case with all good properties in the city. What is most frustrating: I wasted time trying to contact them a few times. Every agent gave me a different date as to when the property would be available.

Secondly, they offer (and prefer) online viewings and online bookings. I have never encountered such lazy agents that cannot show the property directly. I viewed around 20 properties in between, and I strongly advise doing viewings in person. The pictures are normally taken before anyone moves in – often 10 years ago. A lot of properties in London are dirty and mouldy, so it’s a must to view them in person. Most of the rooms are nice, but the bathrooms and kitchens are filthy and disgusting.

Thirdly – once I had a chat with the agent who, of course, told me this particular property is not available, blah blah blah, BUT he has a fantastic offer for a property that is far, far away, but I will “love it,” and then they can “move me” to the property I originally wanted. BUT – he can't guarantee that, because people book online. How nice!

Additionally, BE CAREFUL with them. As mentioned, I viewed a lot — A LOT — of properties (now and years ago, and I have been living in London for a long time). This is THE ONLY agent that asks you for a management fee. DO NOT PAY THEM. Believe me when I tell you, no other agents ask you for a fee. That was the case years ago when properties were at least 40% cheaper than now. It is the landlord who should be paying, as the agent manages the property for them. The tenant has no reason to pay any additional fees (same with exit, cleaning, goodbye fees, etc.). Some agents call it "once-a-year paying for bills" — still, do not go for it.

There are hundreds of agencies in London that are more honest. Also, view a few properties — you will get a feel for what you should expect for your budget. D&T advertises plenty of shoebox-sized properties for £900 that, with other agents, are £750–£800 max.

Lastly, please note that the reviews on here are fake in order to increase the score (I think everyone using Google reviews can spot it — including reviews from Romania and Greece, where the owners of the company come from).

D&T wasted my time. You should seriously rethink your strategy. I hope agents like you will be reported. There are plenty of fantastic and honest letting agencies in London. I feel sorry for inexperienced people who got ripped off by you.

Buyer Beware

Very bad experience - dishonest and unprofessional. Holding deposit now in dispute.

1. What was initially described as a “tenancy agreement” turned out to be a licence agreement, which offers far fewer legal protections. This was never disclosed before I paid the holding deposit.

2. The agreement listed a monthly rent £50 higher than what we had agreed to in writing. It also had the wrong start date and included unfair terms like an exit fee, joint liability for others’ actions, and responsibilities like garden maintenance.

3. When I reminded them of the agreed price, Giacomo replied that I was “receiving a discounted price and are demanding extra things - even though I was simply asking for the terms we had already agreed on and not requesting anything additional.

4. The property was never taken off the market after paying the holding deposit. It remained visible on SpareRoom and was listed by multiple agents from the same company.

5. After I raised concerns about the agreement, the agency told me they were no longer proceeding with my application and refused to issue a full refund of the holding deposit. This decision came from them in writing.

This is the review I wish I had read before getting involved. As I said, they are very dishonest and will blatantly lie.
