Completely scam

This program is heavily promoted with promises that are not delivered.

They advertise access to “secret lists” to find properties starting at $50 USD.
Those lists are never provided, and no real opportunities matching those claims are shown. This is one of the main hooks used to sell the challenge, yet it does not exist in practice.

They also claim that by joining the challenge you will learn everything needed to enter the business. This is not true. The content is extremely basic and incomplete. The challenge is clearly designed as a sales funnel to push participants into buying additional courses costing over $2,000 USD.

Another repeated claim is that they invest with you or help you close deals. In reality, what happens is the opposite:
participants are encouraged to search for properties, but the instructor ultimately benefits, positioning himself as the one who closes deals, profits, and gains visibility, while students do the work with no real opportunity to participate.

The idea that this is a collaborative or supportive investment environment is misleading. It feels more like competition, where the audience is used to generate leads rather than to build their own business.

Most of the marketing — including what Marcos Jocober (“El Cazador”) publishes on social media — creates expectations that do not reflect what is actually delivered. The lifestyle, results, and ease of entry shown online are not aligned with the real experience inside the program.

In my opinion, this is a hype-based course built on exaggerated promises, vague claims, and aggressive upselling.
Anyone considering this program should research carefully and understand that what is advertised publicly is very different from what you actually receive.

Deed hunter by Marcos Jacob is a…

Deed hunter by Marcos Jacob is a complete scam. He offers classes that according to him is supposed to be $497 for $9,90. According to his add there’s a discount of $487.10, but in the realty he puts a recruiting payment on your card without telling you of $9.90 per month so be aware, please check your card statement. I had to call me card company to report this scam.

DEED HUNTERS BY MARCOS JACOBER IS A COMPLETE SCAM. HE CLAIMS TO TEACH YOU ABOUT BUYING TAX DEED. (THE PITCH - PEOPLE DONT PAY TAX, YOU CAN BUY TAX DEED, PAY OFF DEED AND KEEP PROPERTY AND VALUE OF THAT PROPERTY). HE USES THE SAME RULE BOOK OF EVERY OTHER "GURU/COACH SCAMMER" TO GET YOU INTO THEIR FUNNEL. PROMISES OF A PAY OFF AS LONG AS YOU FOLLOW HIS STEPS. IF YOU ARE NOT GETTING RESULTS THAN YOU NEED TO TAKE HIS 'MASTER MIND' CLASS TO PUT YOU IN THE RIGHT MIND-SET TO USE HIS PREVIOUS COURSE.

DEED HUNTERS PROVIDES A LIST OF PROPERTIES TO BUY. ALL PROPERTIES ARE IN LOCATION NO ONE WANTS AND I CAME TO FIND OUT MOST PROPERTIES ARE FROM PREVIOUS POEPLE THAT HAVE TAKEN HIS CLASS, BOUGHT TAX DEEDS, CREATED AN LLC TO LIST PROPERTIES AND HIDE THEIR NAME. THESE PEOPLE COULD NOT UNLOAD THE PROPERTIES ONCE THEY BOUGHT IT AND THEY THEMSELVES DID NOT PAY THE TAX AND OTHER "DEED HUNTERS" PICK UP THESE USLESS PROPERTIES THINKING THEY ARE GETTING A DEAL.

I STARTED TO GET SUSPICIOUS WHEN ONE OF THE LOCATIONS THEY PROVIDED IN ARKANSAS HAD MOST OF THE SURROUNDING PROPERTIES WAS OWNED BY LLC'S REGISTERED OUT OF FLORIDA. FLORIDA IS WHERE MARCOS AND DEED HUNTER IS LOCATED ALONG WITH THE VARIOUS MEETINGS THEY HAVE TO INSTRUCT PEOPLE ON THE DEED BUYING PROCESS AND YOU CAN LEAVE THE MEETING WITH AN LLC REGISTERED.

HE PRAYS MOSTLY ON THE BRAZILIAN COMMUNITY. BE AWARE... STAY AWAY... I DO NOT KNOW OF A SINGLE PERSON OUT OF 100'S THAT TOOK THE CLASS WITH ME THAT HAS SOLD THE PROPERTIES THEY BOUGHT.
