I built my home with Burbank Homes and…

I built my home with Burbank Homes and unfortunately my experience has been very disappointing overall. While the sales process created high expectations, the finished product and follow-up service did not meet the standard that was promised.
Throughout the home there have been ongoing issues with workmanship and finishing quality. The painting was below standard, with visible paint marks and areas that appeared rushed or incomplete. The cornice and skirting work in several areas does not properly meet the walls, with noticeable gaps that have been covered using quarter round trims to hide inconsistencies rather than fixing the underlying issue properly.
The plastering and ceiling work have also become a concern. The ceilings in the master bedroom and balcony areas appear visibly wavy, and the plaster tape joins are already cracking. Cracking has also started appearing around painted edges and joins throughout parts of the house.
There were also items included in the build that were never properly completed. A planned laundry chute was not finished despite repeated attempts to have the issue addressed. Over time it felt as though communication and follow-up became increasingly difficult, and eventually I gave up trying to have some of the outstanding issues resolved.
In addition, the front door supplied was not the door originally ordered, some tiling and flooring areas are uneven, one window was installed as a sliding window despite the rest of the house having a different window style selected, and there are cracking issues developing on the balcony.
Overall, the home looks acceptable at first glance, but many of the details and finishing touches feel subpar for what was sold and promised during the build process. My advice to anyone considering building with Burbank Homes would be to carefully inspect every stage of the build and ensure all agreed inclusions and finishes are documented clearly in writing.

Serious installation defect ignored and responsibility avoided

We have had an extremely disappointing experience with Burbank regarding a serious construction defect in our property.

We recently purchased the home, and the previous owner lived overseas and only used the property sporadically when travelling to Melbourne. This limited use is a key reason the issue was not identified earlier.

After purchasing the property and moving tenants in, a toilet leak began. Given the house was only around six years old, we contacted Burbank to investigate the issue. A Burbank Home Care Inspector (Shaun Thompsom) attended the property and advised that the leak was caused by a toilet blockage. We were later told via email that the issue had been fixed, which did not make sense to us.

Shortly after, the tenants again contacted our real estate agent advising the leak was still ongoing. We re engaged Burbank to rectify the persistent issue. When the Burbank team attended the property a second time, it became clear the problem was far worse than initially anticipated. At this point, we were told the property was no longer under warranty and that the issue was allegedly due to wear and tear. We were also advised that Burbank would only reassess the matter if we obtained an independent plumber’s report, at our own cost.

What this independent investigation revealed was that the issue was in fact a serious installation defect. The plumber confirmed that a cable tie and inappropriate materials were used during installation, which caused the concealed leak.
If the correct materials and installation methods been used from the outset, this issue would not exist.

Despite this clear expert evidence, Burbank failed to take responsibility. During their attendance, the wall was opened and mould was found throughout the cavity, yet once the extent of the issue became apparent, Burbank attempted to disengage from the matter entirely. Walking away from a known defect involving mould raises serious concerns around ethics, accountability, and health and safety.

It is also possible the previous owner raised concerns in the past, but due to a lack of thorough investigation and proper inspection, the issue was never correctly diagnosed or resolved. If that is the case, responsibility is now being unfairly shifted away from the builder over time, despite the defect originating from construction.

Given the dismissal of independent expert evidence, the failure to properly investigate, and the disregard for health and safety concerns, we would not recommend Burbank to anyone expecting quality workmanship or responsible after sales service.

We are escalating this matter further and expect we may uncover others who have experienced the same lack of care.

It won't let me give no stars which is…

It won't let me give no stars which is unfortunate.
Please, please do not build with this company.
Cutting corners is their motto.
They will hire anyone to build your house, qualified tradesmen seem to be an optional extra.
At this point where we are supposed to be moving in, we now have returning plumbers who have to dig up all their pipework because they didn't follow regulations. On preparing for the driveway we found they have the driveway drainage in a loop, so basically
when the pipes fill up, i will have an indoor swimming pool. The tilers, electricians, painters, carpenters, plasterers, window installers, and even the bricklayer, all have to return to fix, replace or finish.
As per contract, they are over time and should start paying my expenses, they are baulking at that, making excuses, stalling.
It's been a terrible, expensive substandard low quality build which I cannot wait to sell, I can't live in it after seeing what lies behind the paint.
Please look elsewhere for a builder. I repeat, look elsewhere.
