I would not recommend doing business with Lauren from Building Wealth UK. My whole experience was frustrating and I found her to be unprofessional and difficult to contact. She also lacks knowledge of the law regarding holding deposits and invoicing. Many of my emails, messages and calls were left unanswered. We put down a holding deposit for a property, signed a contract, got an invalid invoice through, addressed to someone else for a different property. I asked her to amend it which I am well within my rights to do. She then let the property to someone else. Here is the timeline of events-
28th Jan- Messaged to ask if the property was available. She gave me available dates to view the property.
29th Jan- I agreed to Friday afternoon, sent her my number.
30th Jan- Friday. Messaged her asking what time suited her to view the house. No reply until late afternoon. Received a message from her, “just wanted to double check your happy with the monthly rate listed on OpenRent.” I replied, “yes, £3250 a month?” Her reply, “ok perfect.”
3rd Feb- Asked if she would advise placing a holding deposit as I was worried we would miss out on the property. She replied yes.
4th Feb- Issued contract via OpenRent for £4500 per month. No notification to inform me of an increase.
5th of Feb- Decreased monthly rate to £4000 a month. Asked her to amend contract to include correct tenants and dates. No reply
6th Feb- Asked her to amend contract. No reply
9th Feb- Asked her to amend contract. Replied and told me the rent was increasing to £4500
Contract and invoice received. Invoice invalid, was addressed to “Kim,” no idea who Kim is. And did not include the address of the property we signed the contract for. Asked her to verbally confirm bank details. No reply.
16th Feb- Called twice, no answer. Asked again to amend invalid invoice.
17th Feb- Called, no answer. Emailed, asking to amend the invoice. Messaged me to say someone else had booked the property. Would not answer my call.
Asked her to return the holding deposit. No reply until I reminded her what the law was regarding holding deposits. She said she was not aware I had placed one, I sent her screen shots of our conversation, with her advising I place one.
