It was a good and smooth service. We were looking for a flat in a good area and the flat we found in Brinkley's was ideal for our needs.
Bradley helped us well to communicate with the landlord and other departments.
We are very happy with the outcome!

Tenant perspective - Warning! Do not use!

Whilst we've come to expect a pretty low standard of service as a tenant from London estate agents, Brinkley's have somehow managed to take the biscuit. Any prospective tenants, whilst they may have some good properties, think twice about renting through Brinkley's! The Head of Property Management, Ms Warid, is the most unpleasant person I've ever dealt with in a professional context. It all started when we moved in in January, having viewed the flat in a partial re-decorative state, when we arrived 2 of the 3 radiators in the flat weren't on the walls. When we called to ask what was going on we were told that there should be wall brackets in the flat to allow them to be put back on, and when we said there weren't any we were blamed for their loss by Ms. Warid. It took them 3 weeks to have the radiators put back on the walls, all the time we were having to use electric heaters to heat the house - we weren't offered and didn't receive any compensation for this. During that summer we noticed that the front and back doors were becoming warped as they were old and wooden. We raised this in the July, so that the issues could be addressed before the winter period. When we moved out in the following July this issue was still not addressed at all with Brinkley's and the Landlord claiming that they couldn't come to a decision on what to do and how the problem should be addressed - we weren't offered and didn't receive any compensation for the additional heating costs of essentially having holes in the door at the front and back. With a number of issues in the flat by the time February came around we were being told that Brinkley's were unable to contact the landlord to fix any issues and therefore they couldn't be done, this continued for another 8 weeks until in May we were issued by Ms. Warid with a Section 21 eviction notice as the property was to be sold. Clearly Brinkley's and the landlord had come to an agreement 2 months prior that they would delay any repairs so that the eviction notice could be made without further investment, which was done 8 weeks to the day before the period in which it could no longer be issued in the contract (the statutory minimum to the day). The house went on the sale market that day online, so clearly this was all pre-planned. After we moved out Ms. Warid advised us that we would be charged nearly £500 out of our deposit for cleaning (£175 for professional cleaning, we had already paid £140 for professional cleaning) and nearly £200 for painting of issues marked in the Check-Out report as wear and tear (light use mark on the wall, usage mark around door handle etc) - the landlord may have made this decision but clearly the estate agent was supportive / complicit and offered us no right of recourse despite our explanations aside from taking it up with the regulator (which we have). It is now over a month since we moved out and we have yet to see a single penny of our deposit - none of the contested or uncontested. Dhruvika, our property manager, was lovely, really helpful, making and effort and did her best in the circumstances - if only everyone else was more like her there. Tenants - you've been warned!
PS. Just to close this out, of the £500 that Brinkleys supported the landlord in trying to steal from us, £450 of this was deemed by the independent complaints body to be without merit. Brinkleys also emailed me after the above review to ask me to remove it, I asked them to provide any evidence that anything in my review was inaccurate and I would - they didn't respond to me email.

Queen estate agent

Suzie has been absolutely fantastic! I was struggling to find somewhere to live and Suzie found a place in a matter of hours. Unfortunately the landlord then decided not to rent, but Suzie contacted me straight away and had another place lined up. Within 24 hours she had the new offer agreed. I do not think there are enough words to describe how professional and efficient Suzie is. All I can say is she is a credit to the company.

I worked with Anne (B) from both a lettings and sales perspective. She went above and beyond in assisting me with the sourcing of contractors, obtaining competitive quotes and on a number of occasions doing a things herself. She cares about doing the right thing for the landlord, tenant, buyer or seller. If you get to work with Anne - lucky you. Thank you Anne.

An incompetent letting agent

I rarely leave a review, and very rarely a bad one, but in this case it is merited. We have now moved into our flat with Brinkley's. This review is regarding the incompetent service received from our letting agent, Suzy, as well as the consequences of Brinkley's decision to outsource their referencing to HomeLet.

Suzy has a basic lack of competency and professionalism. The first message I received to say our place had been provisionally agreed was a WhatsApp that said "Offers accepted contracts". Suzy frequently gave us inaccurate information. Upon receiving this acceptance, I asked whether we needed to come into the office to provide scans of passports, as it was convenient for us to do that quickly, while we were in London. We were told this was not necessary. This turned out to be wrong, and we had to spend time and money travelling from York to London the next week. Suzy also told us that we had nothing further to complete once I had completed the HomeLet referencing. This was inaccurate, there was still more referencing to complete, and this had to be urgently completed, leading to much unnecessary stress (thank you to Katie for being a steady hand through this process). When scheduling a viewing through Suzy, we made it clear that we were coming from York to view the place and emailed multiple times to confirm. Suzy eventually confirmed, however turned up late and crucially without access to the property. She then suggested we should wait an hour and have the current tenants show us round, while she left. She was eventually persuaded to go back to the office and get the key, and did show us round. Why this was any kind of discussion baffles me.

Brinkley's outsource their referencing to HomeLet. The result of this is that the opportunities for a breakdown in communication are vast, and it shifts the burden of effort onto the customer, rather than the service provider. Regularly we were not told by either HomeLet or Brinkley's that something needed doing. Indeed unless I specifically asked what the next step was, no-one would tell me, or I would receive inaccurate information that nothing more needed doing. I often had to explain things that HomeLet had said to Brinkley's and vice versa. This should not be my job.
There is also the black box of how referencing decisions are made. There were occasions where referencing failed, and we were not able to find out why, with both HomeLet and Brinkley's suggesting we contact the other party. This sort of thing is inevitably frustrating.

Brinkley's are also very difficult to contact in general, and rarely pick up the phone. The impression I got was of an understaffed agency with a few competent staff members shackled by their incompetent colleagues and the overall lack of personnel.

To reiterate, we have now moved in, and this complaint is not sourced out of some resentment that we didn't get what we wanted. This is to highlight the unnecessary stress and effort we had to go through, and hopefully allow Brinkley's to improve in the future.

We have just successfully completed our…

We have just successfully completed our house purchase which in no small measure was down to the patience and transparency of Graeme Gordon of Brinkley's. He was knowledgeable, helpful and worked hard to ensure a good outcome for all parties concerned. We have no hesitation in recommending Graeme and Brinkley's to prospective purchasers and sellers alike.

Brinkley's Estate Agents Service Review

My wife and I found our beautiful apartment through Brinkley's Estate Agents. The Brinkley's team have been phenomenal every step of the way. Zulekha, the head of property management, has been so helpful with any and all questions we have had. She is quick to respond and assist with all issues raised. So far it has been a pleasure and we feel like we're in good hands. Bradley has also been great and helpful. Highly recommend Brinkley's.

Very unprofessional staff.

I'm not sure if it was more unprofessional that no one cancelled my viewing when the flat I was going to see had been let (I only found out on rightmove a couple of hours before the viewing was due) or that the lady who answered the phone when I called to query this sounded very annoyed by my asking for explanation and put me on hold mid-sentence. I was absolutely speechless.

After sale service strong as ever

Bought my property through Brinkley's 6 years ago and needed some information from them recently to assist me with planning. Graeme didn't hesitate to assist me with the information I needed. The service at the time of purchase was great and now 6 years later they are still willing to assist in the same supportive and friendly manner. Thank you.

I purchased a property through…

I purchased a property through Brinkleys, and I had full support from the beginning. The estate agents looked after me and were always very fast responding all my emails which is key when buying a home as the pressure you go through the process is so high that having answers sooner rather than later helps out massively.

Graeme Gordon gave an excellent professional service. From the outset he was in touch and 30 interested people came through the door.
Eventually this came down to two and Graeme was in daily contact with the potential buyers and myself.
The target price was met. Brinkley’s Wimbledon know the area and were able assist in professional manner throughout.

A helpful and friendly estate agents

A helpful and friendly estate agents. Suzy, Chelsea and Katie helped us secure a flat to let. All three were very responsive and professional. Our viewing was arranged ASAP once contacted and in the evening for our convenience, thanks to Suzy. The admin was handled swiftly and impeccably by Chelsea and Katie.
