Belvoir Aberdeen

Belvoir Aberdeen, hopefully you will read this review before approaching this company I wish I had.
The manager that agreed to put our property on the rental market seemed to vanish after we had him round to view the property, he was extremely positive about the property. Approximately 6 weeks later there has been no communication whatsoever, time has been wasted.
Avoid this company at all cost

Lovely company to deal with

As a long-standing tenant with Belvoir Northwich I can only rate them as excellent. They make renting my flat so easy - the staff are courteous, responsive and always ready to help. I highly recommend them.

Avoid if you value communication or competent property management.

My experience with Belvoir has been nothing short of appalling.

I reported multiple repair issues and was met with weeks of poor communication, ignored emails and a complete lack of updates. I was repeatedly forced to chase for information, yet even simple questions went unanswered. I was promised callbacks, updates and contact from contractors that often never materialised, leaving me to continually follow things up myself.

Essential repairs were left outstanding for weeks with no clear timescales or proactive communication. Throughout the entire process, I felt completely ignored. The only progress came after persistent chasing from my side.

What has been most disappointing is that I have done everything expected of me as a tenant. I reported issues promptly, responded to every request, accommodated inspections, made myself available for contractors and kept detailed records of all communication. A tenant who does everything right should not be left living with unresolved repairs for weeks while having to fight for basic communication and updates. It is simply unacceptable.

The lack of organisation, communication, accountability and urgency has caused unnecessary stress and has left me with very little confidence in Belvoir's ability to manage a property effectively.

Based on my experience, I would not recommend Belvoir to either tenants or landlords.

Belvoir Leicester Queens road


After renting through this letting agency for over 20 years, I was extremely disappointed with how I was treated at the end of my tenancy.

I was the one who gave notice and expected the check-out process to be handled fairly and professionally. I felt like my loyalty as a long-term tenant counted for nothing.

The agency retained my entire deposit and then requested an additional £90, including charges for black bags left in the dustbin and miscellaneous items that were actually part of my original part-furnished tenancy agreement. I reluctantly paid the extra amount simply to bring the matter to an end, but I strongly disagree with how it was handled.

Over the course of more than 20 years, very little was invested in the property. The carpets were replaced only once despite already being noted as worn when I moved in and improvements such as the new boiler and loft insulation were only carried out through external schemes that I arranged.

I also experienced being locked out of my home after an inspection because the faulty front door had been double-locked, leaving me unable to access my property over a weekend.

After over two decades as a reliable tenant who always paid rent and looked after the property, I expected to be treated with fairness and respect. Unfortunately, my experience at the end of my tenancy has left me feeling that customer service and fairness were lacking. Based on my experience, I would not recommend this letting agency.

Absolutely brilliant!

We can't praise the staff at the Morley office highly enough. Lynn was our first contact at valuation and was brilliant in helping us sell at the right price and walk us through the contract and process. They are reasonably priced and all through our sale they have been fantastic. Of particular note was Melanie Domanech, who gave us sound advice and a no nonsense, honest approach, even helping us out with difficulties arising outside of the estate agents remit. She was just brilliant - can't praise them enough. Thanks so much Ladies- you are stars.

Avoid Belvoir Swansea and Hilary Davies

My father in law rented a 1 bedroom apartment in Swansea. He told Belvoir he was relocating from west wales to Swansea. He also told them he was downsizing from a 3 bedroom house and had a lot of furniture. On the day of moving we were shocked to find the apartment still had a sofa, tv cabinet, dining table and chairs plus a picture on the wall. When we called Belvoir on Monday morning we were told what we didn’t need we could dispose of. The sofa was broken so that went out the tv cabinet was to small and low so that went out. The picture was a cheap coloured foil picture of an elephant that went out. We did keep the dining table and chairs. 8 months in his new apartment he had water coming through his hallway wall. Belvoir sent someone out who cut a big hole in the wall. The hole remained there for 4 months. They fixed the leak and just patched up the hole in the hallway wall. After almost 2 years he wanted to move. We found him a beautiful 2 bedroom house in the countryside with amazing views. He gave Belvoir 6 months notice of his move. The day of the move came we left 2 weeks before the notice date. Belvoir went out to check the apartment we had an email saying the apartment was left in a clean condition. However there was items missing from the apartment. The tv cabinet, picture of an elephant, ironing board a bedside table a screw was missing out of one of the dining room chairs which we were charged £7. In all the cost of the missing items came to £250 then they charged him a further £70 for 4 screw sized holes in the bathroom wall. We was then informed that they was charging my father in law £27 for over staying.My father in law is 79 years old. Belvoir and Hilary Davies took advantage of him. He complained constantly about the lady above him banging the doors at all hours of the day. The strong smell of weed filling his shower room and living room. Stay away from Sirius apartments Swansea.

Even not 1 star

Even not 1 star. Our first home from belvoir. Amy was a wonderfull person and i stay 2 years in the same house and some months i paid my rent even earlier. 5 months ago we want to move out and we think that we know them and we agreed with them again for another apartment. But this time they made everything to made me crazy. My daughter tried to fix everything all her alone and they can't help ,even they made worst . They said we have to choose our energy provider and we did and paid and after 3 months they said we need to pay another energy provider another amont! £1200 unbeliavable!!!!!! They always called , mailed and wanted to come to house for check. Even water tank doesn't worked for weeks. Finally i called renters act. Never ever get house from them. Never!!!

Belvoir Basingstoke

Belvoir Basingstoke. I gave Belvoir my property to rent out. They asked me to provide some furniture and make some renovations. I obliged. Two years later they sold my property I asked for the furniture back. Belvoir declined to give me my furniture back. New owner rented out the house and the tenants that were in continued with the furniture. I did not get any money for my furniture or my furniture back so the new owner sorts out the tenant. Belvoir were very unhelpful and very rude. I went through their complaints process and they declined to take responsibility. Stating if I went to the property to get my furniture the tenants would call the police because they had a valid tenancy. Tenants were fine no issues with them but Belvoir declined to give me my furniture back. 🤬🤬🤬. Very untrustworthy company would never recommend it. They are two sided.

Belvoir Swale

We had high hopes when we chose the Swale branch, as they initially appeared organised and confident in their processes. Unfortunately, the service didn’t reflect that.

Three weeks in, they suggested dropping the price. When I asked reasonable questions about the marketing strategy, the response became defensive. Advertising only on Rightmove, and insisting that buyers on the Isle of Sheppey “don’t use” Zoopla or OnTheMarket, felt outdated and limiting.

The agent was on holiday but still working, yet despite this, multiple requests for a copy of the signed contract went unanswered, and other information we asked for never arrived from staff still in the office.

After questioning the lack of strategy, we were abruptly released from the contract, a reaction that felt more emotional than professional.

Only afterwards did I check their reviews and realise most are low ratings. I wish I’d looked sooner.

I am very surprised at the poor reviews…

I am very surprised at the poor reviews on here as I had an exceptional experience. Using the Wrexham branch, Noah and the rest of the team were fantastic, nothing too much trouble and kept me informed every step of the way. Pleased to say that my house sold very quickly and now looking forward to moving into my new home.

Loughborough office

Loughborough office - Absolutely terrible. Helped move a new tenant into accommodation and received a parking fine of £100. This would have been avoided if the estate agents had registered the vehicle prior to her moving in but they gave no warning of this when keys were handed over. The car park gave no warning of who to contact to get permission to park a car long enough to unload possessions. Totally unprofessional and uncaring. Shocking. Also the carpet in the rental property was tucked and worn on moving in despite them saying they would refurb the property in advance. Do not use them.

No integrity

No integrity, honesty and professionalism. They can easily lie about anything. They claim that they didn’t receive my mortgage in principle on time where my application is approved within days of application. I have informed the agent via phone as soon as I received the approval notification from Santander. My solicitor reached out to their solicitor on 1st of May asking for the memorandum and never received a response followed up on 8th and still no response and Belvoir claimed that due to the lack of mortgage in principle and solicitor involvement they chose not to continue with my purchase. No calls!!! Nothing! Just a email , no choice to discuss further.

Amazing service!

My general experience in dealing with estate agents in the past has been really poor. I was not looking forward in starting the whole selling process, however my experience from start to finish with the Belvoir Boldmere office was a refreshing journey. Justin Whitley has been absolutely amazing and is a true professional.
What a friendly, empathetic and painless experience.
I would highly recommend working with this company.
BIG thank you for helping me sell my home, and for going the extra mile in a long and complicated chain.

Refund Delays and Lack of Updates

Unfortunately, my experience was disappointing.

I was informed that my rental refund would be processed in March, but more than three months after moving out, I still have not received it. I followed up multiple times but was not provided with clear updates.

What is particularly frustrating is that I am now being told that the refund still requires the landlord’s confirmation, despite previously being informed that an agreement had already been reached regarding the early release of the tenancy if the property was re-let.

I fully cooperated throughout the process by allowing viewings, moving out early, and returning the keys before the end of the tenancy to help facilitate the re-letting process.

Despite this, the refund remains unresolved after months of delays. Overall communication and handling of the matter have been disappointing.

A terrible experience trying to get hold of ANYONE there!

Have been trying to arrange a valuation to sell my property in central manchester. I have been calling constantly over a three week period . The phone message says they are busy dealing with other customers spo send an email - which they ignore anyway .eventually they put you through to "the operator" which is just a voice message facility -and even leaving 4 voice messages they still have not called back . the chat bot Mark claims to be human and says hell pass the message on but again NOTHING in response. In the whole time I have received one email from someone who said he could come out but has not responded to return emails and still no phone call as I requested. After such a poor service I would dread to think how a perspective buyer would get on trying to contact them .So I have given up today and gone to another agent Bentley Hurst who answered the phone immediately and valuation already booked in .They seem a thousand times more professional !

Once your out there not bothered

Overall my stay at the property was actuall not a bad experience everything was smooth. No issues with the company until leaving I have had too wait over 2 months almost for an overpayment, just kept getting ignored, been in enough times to request ny money back but jusy fobbing me off with regulation. Pay me my money back out of your own business funds rather than making me wait for your client to respond. Ive been made homless twice in this period. And to have to keep waiting is a disgrace get it paid!!!!!! Ashton under lyne belviour dont make me keep waiting.
