Competent service. Misleading costs.

They did a decent enough job and ultimately I completed the purchase of my current home through them.
My main gripe was that I was also drawn in by the low headline quote which was sub-£500.
I was looking for a 'cheap and cheerful' option - because I had already arranged my own mortgage and had already agreed the purchase price with the seller; so just needed the formalities taken care of.
Instead, I was hit with a bill for over £3000, including £50 of postage charges and other very basic services that were intimated to be part of the original quote.
These costs arrived with no prior warning; meaning I had to scramble the funds together at the 11th hour in order to complete the purchase.
Outside of this, I had no problems with the speed or competence of the service provided.
The misleading costs were the only and significant sour note.

** AVOID like the plague, Scammers**

Firstly ... My score would have been a 0.

Used this company to do the conveyancing for the purchase of our house. Quoted £795 VAT included. Process seemed to take forever with poor communication from this company.

Final bill arrives.... £1907 over 2x original quote.

** Please do your research and AVOID this company like the PLAGUE**

We had the worst experience of our life…

We had the worst experience of our life whilst purchasing a property that Aaen Peach were the conveyancer for. At best they were incompetent at worst they were intentionally holding up the sale. They failed to respond or action things for weeks at a time over a period of months. In particular they withheld documents in their possession, that had been provided to them by the seller at the beginning of the transaction. We have numerous emails were they deny the documents exist. It took a lot of time, stress and effort by us to uncover this. The documents then appeared without explanation. By time we were due to move in there were several standard conveyancing items outstanding; we asked for an extension to the move in date, which they didn't respond to. Later we found out that the owner of the property had granted an extension to the date in a timely fashion, but Aaen Peach didn't communicate this, which ultimately resulted in the sale falling through. There were other blatant lies that we discovered were told to the seller by Aaen Peach, leaving the seller completely unaware that their sale was being held up entirely by their own conveyancer. Be aware that they act under different names, Nero Legal and Conveyancing Law. We would strongly advise not to use any of these companies.

Shockingly dishonest

Shockingly dishonest. The cost of my conveyancing cost treble what they had original quoted via HBC. I would never trust this firm. They give an initial quote that seems reasonable - but over the phone. Once we had secured our purchase they avoided sending us confirmation of that initial quote and instead sent up a huge bill with so many add ons. At the time we were so busy and stressed we didn't complain and thats what they rely on. Please don't trust this shoddy company.

Absolutely disgusting service

Firstly if I could give 0 Stars I would!

Absolutely disgusting service, have completed a commercial transaction and now I may lose my new business.

They have been paid in full and will not return calls/will not provide a contact name... Have said if I am to visit the office I will be marched out because I am being an annoyance.

DO NOT USE UNDER ANY CIRCUMSTANCE!!!

No communication or help after deal struck.

Took a Mortgage out in October and was ignored. 8 months later figuring out money flow details by myself as they still wont answer emails/phone.

Pros:
quick enough process.

Cons:
Breakdown of fees confusing.
Solicitor ignores emails and phone calls.
Happy to take your money and then run away from you.

Summary
Once they have there money they want to get as far away from you as possible. I would advise you not to use this service. How can you resolve issues if you cant contact them?

RIP OFF!!!

We used Aaen Peach to sell our previous house and everything went ok and we were told if we used them for our new purchase they would offer us a discounted rate of £384 for our new build purchase. It wasn't until they sent us the cost outlay four our new build purchase that we realized how much of a rip off they were. We understood that because we were using the help to buy mortgage scheme that the costs would be more than normal but they were wanting nearly £3000 in total. Upon doing some homework and asking around other law firms, I confirmed that Aaen Peach were ripping us off. Do not use this law firm if you are purchasing a new build property!!

We found a conveyancing solicitor called "Conveyancing Direct Solicitors" who done everything for us for over £1200 cheaper and were great with us.

Incompetent and stressful experience

Like others I was scammed by this company offering a low price that in the end ended up much more expensive than bigger well known law firms with good reputation. They also have their para-legals (I.e not qualified solicitors) submit property offers. Our offer on a property was full of spelling mistake and omitted key items we wanted included in the purchase. One of the most important purchases in your life and got incompetent convenyancing. They also charge you for every single call or task they are asked to do....so we felt we couldn’t follow up on a few things after completion as we knew we would be charged even more fees for doing so.

Also impossible to get hold of and caused us great stress on our moving day when funds weren’t confirmed and key exchange times weren’t confirmed.

Avoid avoid avoid!

This company is very glossy and offer a…

This company is very glossy and offer a 'too good to be true' quote for conveyancing work...in reality...it is for people with no clue that pick this company. Eg. me. A simple house buy and it has cost me more than budgeted for...but I just wanted the job done...the solicitor was kind and helpful enough...not her fault...it's the company values that fall into question. Avoid if possible...check google...doh! Good luck.

Beware of the social media trolls…

Beware of the social media trolls below. first off I used Aaen Peach for a purchase & sale, yes my fee did increase from my quote but given that I forgot about 2 charges over my sale property and on buying the seller refused to provide reports that my mortgage lender required so I had to pay for them then an increase in price was expected. that aside I was clever enough not to sign my agreement with them until I thoroughly read my Terms of Business which btw had every charge outlined!! this aside my lawyer was fantastic, if not available to speak to me I left a message and she got back to me the next day. I had a smooth positive experience and would use again /recommend to family & friends

Do not trust this company

Do not trust this company - they give you a very low cost quote to entice you in but the end bill is almost 5 times the quote. THEY DO NOT COMPLETE YOUR TRANSACTION UNTIL YOU PAY THE FULL AMOUNT OF YOUR FEES UP FRONT.

They out source their work to a company which funnily enough is in the same building/office space as their own company and one of the partners is the director of this out sourced company.

Don't even think my so called lawyer was even a lawyer just some junior office person.

They also charge over £60 for each Chaps fee and you never receive a final statement regarding your bill. They just take the money and run

The Ryanair of conveyancing world ...

HBC Conveyancing gave me a competitive quote for a re-mortgage of £475 including VAT and Outlays. They then passed this onto Aaen Peach Law. When it came to the point of drawdown of funds, Aaen peach send a statement of account detailing £1,352 (£786 legal fee and £566 of outlays). This was a straight forward re-mortgage, and no legal complications had been encountered. I have put in a complaint to HBC - but not heard anything back. Aaen Peach were defensive, and claim all their fees and outlays written in the small print, just not in the quote which was only for the 'legal work', not for the postage, phone calls etc etc....

Don’t trust this firm

Don’t trust this firm - they overcharge. Their initial fee is low but the final bill is so much more expensive than other firms.

I swapped houses with my newly wed son and his new wife - a straight forward buy and sell for both parties. No need for estate agents, no quibbling about contents or date of entry, etc but they managed to invoice this young couple £3,200. They even charged £480 for speaking to their mortgage lender, even though their mortgage was in place when they started and they were being charged already by the mortgage broker.

So be warned!!!

Avoid

Avoid. I have now tried several phone calls and emails questioning some elements of our sale and purchase particularly relating to title..

Nada, nothing not even got the decency to acknowledge emails.

Customer service is non existent

I cannot stress how bad this company…

I cannot stress how bad this company is. They delayed making a start on my remortgage, causing me much pain, they quoted me a fixed fee of £250 plus outlays, The ended up charging me £1473. This was a simple remortgage with no complications. Another solicitor firm has told me it should have cost around £695 all in.
The staff are very abrasive, unfriendly and ignore email communication and never return phone calls.
I am going through the process of reporting them to the legal complaints commision. SLCC, since speaking about this with other people I believe AAEN peach are one of the most complained about law firms in Scotland.
STAY AWAY and do yourself a favour !
