We stayed with Vacasa from April 6–12, 2026. What happened during our stay was not just an inconvenience—it was dangerous, mishandled, and raises serious concerns for both guests and homeowners.
On our second night around 11:30 PM, a pipe under the sink burst while my boyfriend and I were outside. Our young children called us in a panic. By the time I got inside, water had already flooded the home. The floors were white marble—I slipped immediately, hit hard, injured my hip, and suffered a concussion.
We shut the water off and called Vacasa right away. We made it clear this was an emergency.
They did nothing.
No emergency response. No water remediation. No guidance. No urgency—despite knowing there were children in the home and significant water damage occurring.
Instead, we were left to handle it ourselves. We had no choice but to have our kids help clean water until the early morning hours because everything was soaked—floors, furniture, cabinets.
A plumber didn’t arrive until the next day around 1:00 PM—13.5 hours later.
Vacasa didn’t even follow up to check on us until THREE DAYS later. Their explanation was that our representative was on medical leave. There was no backup, no escalation, and no accountability.
Even more concerning, no remediation team was ever sent despite extensive water damage throughout the home. Anyone who understands water damage knows how critical immediate action is—and it simply didn’t happen.
Now, nearly two weeks later, we are still getting the runaround regarding compensation or a refund.
This experience wasn’t just frustrating—it was unsafe and negligent. And homeowners should be especially concerned. If this is how Vacasa handles a flooding emergency, it raises serious questions about how they are protecting and maintaining the homes they manage. Delayed response, no remediation, and lack of oversight can lead to long-term damage that homeowners may not even be aware of until it’s too late.
If you are a renter or a homeowner considering Vacasa, you should think very carefully. This experience showed a complete lack of urgency, care, and responsibility.

The seclusion of the peninsula was amazing the house was spacious had plenty of room for us and it was nice there was just so much to do unfortunately the pool didn't open till Memorial day but there was still plenty that kept everyone occupied. So many great memories were made here!
It’s a peaceful, safe, and cozy spot with the perfect view to enjoy the sunset. The Bahia Pez Vela Villa at 26 is in a great location and features a beautiful private pool
The unit we stayed in Mammoth was great. The onsite local team in Mammoth was beyond helpful (Richard and Seth), and went above and beyond. I found the 800 service center to be unhelpful. The condo we stayed at was clean and spacious. Perfect unit for a family or group of friends. The location was excellent.

It was peaceful lot of wildlife close to every where we were going affordable clean will stay at again.
Vacasa excellently handled the booking, the communication and the prep of the condo. Several small issues that were not deal breakers or requiring a maintenance call. Enjoyed our stay and would book again.

I just got notified by a collection agency that I owe $118 from an outstanding service from back in 2021. I'm not exactly sure why there's an outstanding balance on my account. The last service Vacasa provided for our cabin was an owner's clean. The cleaning crew did not remove the trash and left it in our cabin for an extended time. When we finally returned to the cabin a month later, we found the trash piled up and a mouse infestation caused by the bags of trash left lying around. Vacasa's management at the time claimed to be short-staffed and said Vacasa could not properly service the cabin. They explained that they were building a new service center location in Ellijay, about 30 miles away, but it was not in production yet. The local management team told us at the time that there would not be a charge for the owner's clean. Fast forward 4-5 years and I just got an email from a collection agency saying I owed $118 from this service back in 2021. This company is horrible at customer service. We ended up using Evolve as our management platform and found our own cleaning crew for the remaining two years we owned this cabin. I would avoid Vacasa at all costs.

I have booked many adventures with Vacasa and have yet to be disappointed. The website is easy to navigate and the customer service is fantastic.
Beautiful home!!! Clean and inviting. Everything we needed for utensils, kitchen cookware, etc, to make our meals was provided. We loved the patio and pool area for relaxing. We did not request for the pool to be heated; it was a cool temperature but i’m used to cool temperature pools. We enjoyed the dock area, to relax on and to watch several dolphins play, fish and birds. The neighborhood is quiet! We highly recommend this place!
We have stayed 3 consecutive holidays at a particular Vacasa residence. The service is easy and comprehensive, the residence we use is clean, modern, spacious and most attractive. The entire experience is a pleasure.
I let them manage my house. Not only they lost me money but when we separated. They put me in a mystery collection for 1700. I don't owe them anything. Do not hire them !
