DON'T RENT THERE

DON'T RENT THERE. They go by the name Norhjem now but still up to the same ways as many reviews here describe. Lived in Silo 1, Roskilde. Dirty hallways and place not well kept up. When moving out they charged us for ridiculous things that made no sense as we had only lived there for two months. Charged 2000dkk for cleaning despite us having cleaned, painted two walls that did not need painting and on and on. We got less than half of our deposit back. Looking at other reviews under their old name Ungbodanmark you can see they do that often! STAY AWAY.

Fraud

They may have changed their name but this is still the same company. They charge you thousands of kronas from your deposit when you're moving out. We only used the apartment for 2 months and cleaned it thourougly and yet our cost was 6000kr. I can't imagine what happens to people living there longer.

STAY AWAY FROM THIS COMPANY!!

long story short, we received a housing offer down in Rampelyset, in Roskilde. Before allowing us or giving us the option to look at the place, the company pressured us into signing the contract by saying that we only have 24 hours to send them back the signed contract as well as the deposit. we signed it because we also had a 14 day right to void the contract. We tried contacting them before signing the contract to arrange a visit to the place but the administrator was on holidays. Therefore, we couldn't get ahold of the people responsible. A couple of days later, we managed to get ahold of them and made an appointment to look at the place. The agent showed us around alright but without giving us some time to consider the place, we got tricked us into signing a paper regarding the condition of the place.
Towards the end of our visit the keys were just handed to us and the agent responsible left. On the same day we called them (but no-one answered) and left a mail - voiding the contract. The next day, we were told that we can't cancel because we agreed to move in???

WE LOST OVER 10.000KR. We didn't move in and wanted our money back as soon as possible but we were told that we have to wait til they find a new tenant. HOW HILARIOUS THAT IT TAKES YOU OVER TWO MONTHS TO FIND A TENENT ESPECIALLY WHEN YOU PRESSURE PEOPLE TO SIGN THE PAPER IN 24 HOURS SAYING HOW MUCH DEMAND THE APARTMENTS IN RAMPELYSET HAVE?

what is more annoying about them is the pictures they have uploaded of the place on their website and other websites such as s.dk. The pics are professionally edited which makes them look very appealing, when in reality, it is the very opposite! On top of that, on the lease contract it read that the place has two rooms and an overall size of 49 to 50 square meters which include common areas as well, when in reality, it has one room with a small corner on the side which they call a 'room'. Ironically, the kitchen is also integrated into that one room the apartment actually has!

That's the worse company I have ever…

That's the worse company I have ever seen and it is particularly bad as a guy named Thomas Elefsen is taking care of the administration (at least for the block of the apartments that I am in).

-Fees that make NO sense, as paying 807 kr per month for washing because driers and washing machines do not work or if they do, there is something wrong with their payment system.

-Paying extra fees because Thomas Elefsen has NO idea about how to communicate and he is absolutely UNCAPABLE of being an administrator.

-Unbelievable conditions in the common areas and kitchens.

and a loooot more.

How to improve?

-FIRST, find good workers or train them to do their job properly.

Unsatisfied experiences with this company

Was staying half a year in Silo-1 in Roskilde. Everything would have been totally fine if the pricing was appropriate and the company fair to their tenants. So in a nutshell:

positive: OK location, nice building and clean apartments
negative:

the price of the offered apartment was higher than what I received when I originally received the offer - but as I needed an apartment urgently I got no choice. The apartment in any case was badly over priced even when considering how expensive apartments usually are in Denmark.

Also, the service from the administration was poor. Once my rent did not get paid because my bank wanted to make a random security check so the bank did not release the payment.
Therefore the rent did not get paid in time and I received an extra fee of 600dkk - fair enough, I do understand that that's the principle if you don't pay the rent in time. But in my case it was nothing to do with me but my bank. I explained this but the administration just claimed it was probably because I did not have enough money on my account - which was definitely not the case.

Finally, what made me very annoyed was how they stole most of my deposit with no proper reason. The reasoning they used for taking about 9000dkk was because that much money was needed for painting and cleaning the apartment - even though I had cleaned it as clean as it was when I received it (they used one little spot of dust on the plug as reasoning) and the walls would not have needed any paint - they were pointing spots I could not even see with my eyes. There was for example a little grey spot from curtain holders that could have been just cleaned back to white but they claimed the whole wall needed to be painted. I complained and asked for explanation and was advised that I should have moved my stuff before then paint everything myself to avoid the fee! I mentioned that it would have been impossible as the moving out date is the same as the new move in date to the new place. They told I should had rented a storage place for my stuff and then basically move twice... In any case, whether the painting was needed or not, they took way too much money it really was worth.

After that I was really disappointed for the whole stay and broke.

Hold væk!

This brilliant idea of the government, the public-private partnership in housing, just doesn't work! Expect to pay maximum prices for everything, wait maximum times and receive minimum service!

DON'T EVER SIGN WITH UNGBO

Don't ever move in here. You will get ripped off after you move out. Besides the deposit you have paid, take into consideration paying at least the same amount when moving out. All repairs will come out of your pocket with very high costs. If you think they won't charge you with anything, they will find a way. Worst company to sign a rental contract with in all of Denmark, even the reviews are at it's "highest".

Bad bad bad

Compared to other reviews here, I don't have a horror story, yet. But in their contract and their behavior, everything is in their favor, starting with the very moving in when it suits them, not the rental date. Same with moving out, same with repairs they are responsible for, no interest in fixing the noisy ventilation or other improvements, including little interest over the physical security of internal and external spaces. True, after repeated break-ins they improved external security a little, but no, this is a government partner who is just not worth the public funds it receives.

KEEP OUT!

After I've sent them termination, they forced me to move out 2 months earlier then I was supposed to, by conditioning me. Now they are asking rent from me for those 2 months they used for whatever, holding their dog, renovate the apartment...
BECAUSE OF THEM I LOST MY JOB, MY EDUCATION and had to return back to home country!
In the end you don't get your deposit back, YOU JUST GET INTO DEPT!
KEEP OUT OF THEM!!!
If you are already IN, forget about your depositum, and do not, by any means communicate with them, they will instruct you to do things in order for them to abuse you. If you do need to communicate with them, do it through LLO (llo.dk)!

They even charge you extra 20DKK perm month if you do not sign a paper which allows them to withdraw any amount from your account as they please, they just need to write a bill with whatever number and whatever reason to do that, if you sign. I am really sorry for those who signed it.

THE BEST WAY IS SIMPLY TO KEEP OUT!!!

NO MATTER HOW BADLY YOU NEED APARTMENT - KEEP OUT!
