Thank you to Richard and Ollie at Trinity Rose who came and undertook a house survey when I moved into my new home, just outside Winchester. They were professional, prompt and I had the report back in the timescale they gave me. I would recommend.

Cowboys in suits.

Avoid Trinity Rose – Unprofessional and Costly Mistake

We purchased a small two-bedroom bungalow and had a full structural survey conducted by Trinity Rose before proceeding. Unfortunately, the survey completely missed several significant structural issues while nitpicking at non-existent ones.

One glaring issue was a large crack in the living room ceiling, which should have been easy to inspect. Given that the property is a bungalow with full access to the loft space, any competent surveyor should have identified the cause. However, the report made no mention of the crack. The surveyor claimed to have inspected the loft, yet he somehow failed to notice that three purlin supports were missing—an issue later identified by our electrician. More alarmingly, he also missed the underlying cause of the crack: a structural wall had been removed without any supporting beam being installed.

When the cracks reappeared after moving in, we contacted Trinity Rose. A Partner visited the property, apologised, and acknowledged that support was required for the ceiling. He also pointed out cracks around a window lintel and promised to arrange for a structural engineer to assess the situation and review the original survey. None of that ever happened.

After months of chasing him for the promised structural engineer, he eventually sent an email suggesting we support the ceiling with two timbers—without any drawings, calculations, or input from an actual engineer. He also falsely claimed that we did not need to go through building control and completely ignored our concerns about the cracks around the window.

Frustrated, we hired our own structural engineer, who provided proper calculations and confirmed that the work required was far more extensive than just adding two timbers. We were also correctly advised that building control approval was necessary—proving that Trinity Rose had outright misled us.

Despite submitting formal complaints in writing and repeatedly trying to contact them, Trinity Rose has not responded or returned our calls. Their lack of professionalism has cost us significant time and money, and we strongly regret choosing them. Avoid this company at all costs.

Excellent service from Trinity Rose

Excellent service from Trinity Rose. From my first contact with Lynsey who handled my query in a highly professional manner to Mike Ambler who carried out the survey for me and answered the further queries I had in a friendly and competent way. The report was well laid out, easy to comprehend and of great value to me. I would certainly recommend this company to anyone needing a survey. Thanks also to Emily for completing my contact with them.

Survey for house.Excellent

Survey for house was booked in promptly by Emily who spoke in detail ref the most suitable survey to suit our needs and on the day of survey, was followed up with a telephone call by Daria who carried out the survey giving a detailed overview.the official report followed just a few days later. The whole process from start to finish went as smooth as possible and I would highly recommend them to assist with any relevant surveys.10/ 10.Regards-Phil D

level 3 survey failed to spot structural issues

Full level 3 survey didn’t flag up major structural issues which has left us in almost £20k of debt so far just to make property liveable, and more repairs still needed! Walls literally cracked and crumbling upon getting keys but told this was more cosmetic in the survey and reassured it was structurally ok. Wasted almost £1k in total on getting a survey done with this company to try to avoid this kind of a situation. Not to mention the emotional distress and added costs of storage and having to be homeless for over a month. Our contractors have told us these issues should have been blindingly obvious to those who know about older properties. Poor communication, no compassion or accountability and no efforts to put things right over 2 months later. Ruined our experience as first time buyers, would not recommend!

I recently had the pleasure of working with Ollie Culhane for a survey on my new house and I must say, his professionalism and expertise made the process incredibly smooth. All round excellence

Very impressed from start to finish. I used Trinity Rose for a RICS Level 3 Survey on my first home and had the pleasure of dealing with Oliver Culhane.

The report Oliver prepared was well laid out, and easy to read, clearly indicating where actions should be considered. Being a first time buyer, I was very nervous about potential issues with the new house, and had a lack of understanding. I needn't have worried, since Oliver was incredibly knowledgeable, taking the time to explain details to me in layman's terms and even providing me with estimated costs. I feel he went above and beyond what I expected of a surveyor.

Communication was brilliant- Oliver kept us up to date throughout. Turnaround time of the survey and report was faster than anticipated, and Oliver called me once it had been finished, summarising his thoughts, allowing me to ask further questions to the sellers, and meaning I was able to negotiate money off the property.

I would certainly use Trinity Rose again- thank you!

Exceptional Partners in Community Development!

I cannot express enough gratitude and admiration for the outstanding efforts of Trinity Rose, led by the incredible duo, Richard Kirby and Ollie Culhane. Their pro bono work with our Council and a local charity has been nothing short of exceptional.

Over the last two years, Trinity Rose has been an invaluable partner in bringing to life a community not-for-profit cafe and meeting space that promises to become a hub for residents. Honest and Thorough Approach

Honest and Thorough Approach

We bought our house through a local agent and were referred to Trinity Rose for our homebuyers report. The booking process was really smooth, and Ashley was incredibly helpful in calling and keeping me updated throughout the process. The report itself was thorough and informative and the surveyor, Mike Ambler, called once he had seen the property with an overview of his thoughts and findings which was a really great personal touch, and enabled us to get ahead of the curve asking the sellers additional queries. I have and would recommend their services to anyone buying or selling requiring a survey.
