Don't Let Sam Upchurch and his TexasRenters.com FOOL You!!!

Do not use TexasRenters.com!! What a terrible experience my family has had with Sam Upchurch and TexasRenters.com over the past year!! While selling our home and building another, we needed a place in Katy to rent in between so we found 24627 Cornell Park Lane, Katy, TX 77494. We were assured that the house would be "move-in-ready" by the time we needed to move in so we signed the lease and started the process. WRONG!! TexasRenters.com never cleaned the home before we moved in so we had to do it all ourselves. The garage was filthy. There was fur on the carpet, nail holes in all the walls, the walls were never painted or touched up, the floors were dirty and not vacuumed. The counters were filthy. We were told by Sandi Garza from TexasRenters.com that we would lose our deposit if we backed out. So we cleaned it all ourselves! After we finally took a break at the end of the first day, my wife and I found that the house was completely infested with fleas!! So we took off to the Marriott around the corner and called an exterminator! Texas Renters wouldn't credit us for the extermination process OR our stay at the hotel so we had to spend our own money and hours wasting our time and pleading our case. In their defense, TexasRenters.com did pay a portion of the extermination process but did nothing towards the extermination contract.

A day after that, we found a leak in the sprinkler system that we had to fix, with no help from TexasRenters.com. The next day, their manager, Sandi, shows up on a Sunday unannounced in a skimpy tank top reeking of alcohol and picks up the house condition form after I had already sent it in to them. Although Sandi quickly left the Company, this type of stuff went on for a full year; nickel and diming us every chance they got.

We always took exceptional care of the home. In the end, the house was spotless. We had cleaning ladies and pro steam cleaning companies come in and make it sparkle before we left. Now, we receive a note from Sam Upchurch that they are charging us for dog urine upstairs. When I told TexasRenters.com that we had nothing to do with any pet stains, no dogs, cats, etc, Sam just told us that he was going to charge us regardless. This sent my Bride off the deep end. The house is in far better condition than when we first moved in and everyone knows it but we were told by TexasRenters.com that we couldn't contact the owners about any of this. We were told that we could only speak with TexasRenters.com. In my opinion, TexasRenters.com is a trashy, third rate company who is crooked, not to be trusted, or rented from. If I were you, I would NEVER USE THEIR SERVICES TO EITHER MANAGE MY PROPERTY OR RENT FROM!! EVER!
