Following up on our previous review, unfortunately Steven has not returned the money owed. As seen in his replies, he continues to downplay the situation rather than resolve it. Despite multiple attempts to contact him, he has not responded to emails or carried out any meaningful follow-ups.

In our experience, Steven has proven to be extremely unreliable and untrustworthy. We were ultimately forced to escalate the matter through the appropriate channels in order to recover our money, as he repeatedly ignored our requests. This situation has been ongoing since October 2025.

Steven presents himself as someone who goes above and beyond for his investors; however, our experience was the opposite. Communication was poor throughout, and at one stage he even suggested that funds may not be returned if he or his company were reported.

Overall, this has been a very distressing and disappointing experience.

He was very professional, polite, a great listener, friendly, really wanted to help & of very knowledgeable which was was wonderful to see. His experience shone through & was very refreshing as he is genuine & the real deal. Just on overall really nice decent guy to deal with & to have on your side...

This review is connected to the review posted under the name “Jurate & Arvy,” which was written by my daughter on my behalf, as English is my second language and she helped me put my experience into words.

I can confirm that it accurately reflects my personal experience dealing with Ste Hamilton. Since that review was posted, I received an email stating that he intended to report the matter to solicitors and also to Trustpilot, rather than addressing the concerns that were raised.

We invested a significant amount under a JV agreement. The investment was not repaid within the timeframe set out in the agreement, and the lack of transparency, communication, and accountability throughout this process has been extremely disappointing.

After reading other reviews, my experience does not appear to be unique. I stand by what I have shared and can provide supporting information if requested.

I strongly advise anyone considering doing business with him to proceed with extreme caution.

Updating my review with Mr Steven Hamilton (for worse). Now a CCJ has been issued against him for non-payment of a debt owed to me under a JV agreement. Enforcement action is now underway, and I am taking steps towards a bankruptcy petition due to continued non-payment.
In my experience, he does not deliver on what he promises and appears primarily focused on taking funds for his own benefit. He has not provided clear information or transparency about the investment, and I have been left with serious concerns about how the funds were handled. He presents himself as knowledgeable, but my experience has been the opposite.He isn´t a millionare he just lives off selling you a false dream. I have found more than 10 people who share the same experience and there is current ongoing police investigation against him.
Based on my experience, I would not recommend dealing with him and I urge others to proceed with extreme caution, be it doing J ventures with him, being mentored by him or just receiving information from him.

I dealt with Isabella Rowles and Ste Hamilton but also with James Preston and Sarina G.

I will expand on my experience with Ste and his team of the Property Circle later on here, various other review sites and at property events but in summary, I paid Ste's sourcing company some money to source me a property which they failed to do and then I got busy with life, so after a while I contacted Ste to return my funds and you guessed it, it's one excuse or another, " I need to check with the team on what happened with your case", "the team is not around", " sorry I missed your call, "I will call you back", " I will sort it out tomorrow" but it has now been over 4 months and not a sniff of my returned funds. Last contact from them Sarina G. confirmed that payment had been scheduled for the 19th of December 2025 - it is now the 1st of February 2026 and I am still waiting.

Content was good, conversations in the room were great. Ste knows his stuff and seems keen to share - a lot of information you can't find online shared in person. Will attend another.

Been learning with Ste Hamilton for a year and I love the guy. Great character and friend he can answer any property question I have. I truly value his guidance and trust is key. I can vouch for him.

Attended Steve Hamilton’s HMO event at The Belfry Hotel and honestly, top tier. Super value packed without the usual waffle that makes you question.

Great day networking and learning about different strategies, these days with Ste are so valuable

The level of knowledge you receive is priceless. Ste and the team are fully engaging, always there when you need help and are always at hand to answer any questions you may have, or to simply just help. The community you join is an extremely special place, and something I have never experienced before. It puts you in a position of accountability and perseverance with where YOU want to be.

Today I went to Ste’s event at the belfry on a property training day, the education was actually great and I came away with some well learned lessons. I also met 2 new contacts who can help me with some of my projects, so great for networking.

I would recommend coming down to the next event 👍🏼

Great educator, he really knows his stuff 👏🏾Once you meet him in person you’ll understand why he is an all around good person. Never had a bad experience personally.
