Avoid this landlord to prevent unnecessary stress.

I encountered several issues during my stay, making it difficult to know where to begin.

While the apartment was nice, it was quite expensive for a unit under 50m² in Kolding, costing 7,476.83 DKK per month. As it was my first solo apartment in the area, I initially thought it was acceptable. However, the area posed many problems, including noise and garbage.

In the summer of 2022, a building alarm sounded continuously for two weeks. Despite numerous emails, no one addressed it due to the summer holiday. By October 2022, I was still emailing daily for a resolution. The CEO, Emil, expressed regret over the challenges I faced, but it took the time finally resolve the issue. As a student, I needed a stable home, and the emotional stress was significant. My neighbors experienced similar difficulties.

Parking was another issue. Despite paying for monthly parking, I received fines totaling over 7,000 DKK for parking in my assigned space. This caused stress as the fines were sent to my workplace because I have a company car. Even after being told the fines were canceled, I continued to receive notifications and debt collection notices. Communication and customer service during this time were poor.

Additionally, I had to spend 3,000 DKK to install an alarm system in the apartment due to the inability to secure the downstairs door, which allowed random people to attempt to access my door at night or early morning. The downtown area was particularly unsettling on weekends, necessitating a panic button and alarm for safety.

After numerous other issues over four years, I finally moved to another apartment in Kolding managed by Pjerre Ejendomme. The difference in professionalism was remarkable.

Despite professionally cleaning the apartment, canceling parking, and fulfilling all requirements, almost my entire deposit of over 20,000 DKK was retained, leaving me with only 1,500 DKK. This felt very unfair.

To avoid similar stress, I advise against moving into apartments managed by this administration. For your peace of mind, run when you see their ads.
