Truly Outstanding

The love, care and passion Shula delivers in her service is a ray of light in the otherwise complex, shady and cowboy area of leasehold where everyday people are trod on, excessively overcharged and treated like dirt by faceless management companies. Shula's fees are criminally cheap for the exceptional service she provides. I couldn't recommend her high enough.

Dear Aaron - thank you for your comments. The present situation is horrifying. So much law (rightly) protects short-term tenants, but long leaseholders like yourselves are still open cheque books for all the abuses you mention. The way you express it is so graphic and accurate. Overcharging, patronising, faceless seem to be qualifications for the trade. I work with my colleague Fraser who is indefatigable in his pursuit of detail and in his drafting. As a team we take each RTM personally. Wishing you the very best now you have attained the security of RTM.

Shula's invaluable advice much appreciated

Shula's long experience and deep knowledge has helped us enormously in dealing with complex and highly contentious issues concerning the management of our block. She's basically helped us out of a hole, which will end up saving us a lot of money and grief. We're very very grateful!

Thank you for letting me know. I've been in some holes myself and wondered 'is it worth it?' Then I've remembered my father who in his late eighties said he was going to carry on fighting 'as long as it took' Some of my experience has been painful - but we succeeded. Its a gift to be able to share it. Cheers! S

First class advice - every leaseholder needs Shula!

I have been fortunate enough to have discovered Shula and her Brighton Hove and District Leaseholders Association many years ago. Shula has undoubtedly saved me hundreds, if not thousands of pounds over years. She has gone way above and beyond anything I could ever have hoped for my £25 subscription a year, and I've been fortunate enough to have also received pro bono forensic accounting and legal advice from her colleagues and contacts. I am delighted that I have just signed our residents association up to be able to call on Shula's encyclopedic knowledge of all things leasehold- we are going to need a lot of advice, and I couldn't feel in safer hands.

I can't recommend Shula and her organisation enough and honestly don't know where I'd be now without her.

Rachel - Thank you. I feel very strongly about the inequality built into the leasehold system. The balance of power is not equal however equal or better we are at understanding what's going on. Its taken me since the early 90's to get to grips with leasehold and the 18 Acts of Parliament that specifically refer to it. I'm not intending to let that go to waste. We learn from each other. :) S

I am delighted to have had Shula's help on tenancy and her keen ear to listen and advise.

I came to Shula after recommendations from the Platform 9 community at a much difficult time. I needed someone to read my tenancy and advise living with a person with mental health problems and aggression. Shula listened at my case with a keen ear and considered options with care and knowledge for free. I can't appreciate her generosity enough and wouldn't hesitate to seek her advise again in the future!

Thank you. I also need to say thanks to you for giving me the opportunity to share my experience. Two heads are better than one which is why talking things through is so much better than impersonal questions and replies. There maybe standard issues - but there are never standard replies. Shula - Section 20 help

Shula gave me detailed and highly valuable advice about how to proceed with a Section 20 process (under a RTM structure). Shula is very knowledgeable about the space but explains concepts in simple and relatable language. @Shula thanks for all your help.

Patrick - Thank you so much! Basically a lease is an agreement about property maintenance dressed up by various acts of parliament to try and prevent lessors and property managers taking advantage
With RTM there's now no chance of this happening but a good surveyor is invaluable in ensuring the block gets value for money and a good job done. Cheers Shula

Highly recommend Shula Rich!

Shula helped us with getting Right to Manage for our five storey building, which has 36 flats. She made the process transparent, easy to understand and was always available to help and explain how to proceed. It all went smoothly and we are so grateful for her expertise and support. We could not have done this without her, and she went above and beyond the call of duty to help us. Can't recommend her enough. She's worth every penny. Thank you, Shula!

Thank you too to the leaseholders here who trusted us with their RTM. This is so important for the owners. Every time we free another block and acquire RTM with them, we strike a blow for freedom and self determination in a world where leaseholders are too often patronised. It was a pleasure to be included in your RTM team and best wishes for the future. S

I highly recommend Shula

Shula advised me as a leaseholder running a joint freehold. She was so straight forward and understanding and gave the most accurate advise. I wish I had known of her and been in touch years ago she would have saved me many sleepless nights and not to mention money. This was all done for free on her drop in session. I can't recommend her more highly. She truly wants to help. A solicitor with a expert knowledge in her field but more importantly a human touch that speaks lay person.

Dear Jo - thank you! Its my mission to try and put leasehold stuff right where I can. I hate to see people caught in situations they aren't responsible for, including spending money asking qualified people to set things up for them and then not having the full explanation of why things were done. So glad we talked and you're on the way to putting things right and to the reason why they went wrong. ( by the way I'm not a solicitor - I'm an expert in leasehold and Right To Manage. I always advise people to check with other experts as well as me ) Thank you for giving me the opportunity to help -Cheers Shula

Thank you Phil - every single issue is different because its a relationship between the problem and what the person wants to do. The best way forward is always to discuss things together as my experience gives me several alternative paths to suggest. Then its a question of what resonates with you. Looks like we did OK! Many people are unaware that at the…

Many people are unaware that at the present time, an individual who has no legal training or qualifications may set up a company or business offering to sell legal advice and documents to the general public on a wide range of legal matters and without being subject to any sort of regulation or standards monitoring or financial control. This is exactly what Shula does: without any kind of legal training she is giving out legal advice. Risky. Potentially dangerous. Not recommended.

Tom - thank you so much for your review, as it gives me a chance to explain any misapprehensions. I have never received any query or request from you, that I can trace so possibly this is how the misapprehension arose. I do not offer to sell legal advice or documents to the general public. I write and lecture on leasehold practice to Managing Agents and lectured for many years with the National Federation of Property Professionals teaching managing agents Block Management. I have been thanked in Parliament for reforms to leasehold law ( see Hansard )and given evidence to the Select Committee on Leasehold Reform. Since 1996 I have run a drop in for leaseholders in Brighton as part of my voluntary work as well as being the Vice Chair of the Federation of Private Residents Associations. Professionally I help Blocks to get Right To Manage. I completely agree with you that the wrong advice is potentially dangerous from everybody paid or not. Please do let me know if there is anything that you'd like to discuss. With very best wishes Shula

Very satisfied RTM block in Bath!💥

This to express our gratitude for your patience, professional approach and perseverance during our contact with you to use your help. As a group of owners I believe we feel in a better place, with an appointed leasehold block manager in whom we all have confidence, based on previous experience of her expertise as a local letting agent.

We have really valued your support and accessibility during the RTM process, and wish you well in your work in the future. (January 2020)

As a Managing Agent

As a Managing Agent, I had met Shula on some invaluable block management training courses. I subsequently recommended her to some clients looking to gain RTM. This is not a process to be attempted by anyone with less than excellent knowledge of process / law. Shula provided an excellent service leaving my clients extremely satisfied with their RTM outcome! She will happily have an informal chat in the first instance. Excellent value for money!!

RTM usually is referred to as "the law"…

RTM usually is referred to as "the law" and, as such, seems to be perceived as immune to any quirks of application as "the law" runs on straight rails! Unfortunately, for a lot of applicants it does not and is by contrast, sincerely vulnerable to the merest points of legal order and easily thrown out as an application because of various nefarious reasons. Landlords know this and can easily put this to good use through expensive lawyers and will use these expensive lawyers at will, because exploitative contracts are precious.

We had a secret weapon in Shula Rich of Lease Advice UK. Shula knows the leasehold business, the RTM business and the commerce business inside out and - somewhat to our amazement - got one of the most notorious landlords to capitulate at the first instance. We simply could not believe it and we are looking forward to a bright new start as masters of our own destiny. We can't wait, and it's all thanks to this very giving, ultra-committed, charitable and dedicated lady and her company. The world needs more of this kind of service. Don't be tempted to do RTM on the cheap. Use this company and the great Shula Rich. It was worth every penny!

Invaluable advice

I called in to one of Shula Rich's 'Drop In' sessions when the leaseholders company of my small block of flats was wanting to dismiss our agent. Shula gave of her time generously drawing on her enormous experience of legislation and we now have a new agent and company secretary. Shula's advice has been invaluable and I have been happy to recommend her to others all who have been delighted.

Shula is wonderful!

Shula gives excellent advice and does genuinely care about the outcome. I have been to see her a number of times and each time get something useful to move forwards with in our large and bewildering challenge against extortionate council major works charges. I just wish she was available for hire as often the drop in sessions aren't long enough! But they are still absolutely super and incredibly helpful and very much appreciated!

Dear Clare -
Thank you for the Thank you - we are still challenging Brighton Council on the bills you refer to.
We would like to see a time when they will work equally with tenants and leaseholders to control costs and specify works fairly. BHCC are the representatives of the people and those who work for them work for us. It would be good one day if we could say 'work with us' rathe than for us. Best wishes Shula

Excellent service!

Excellent advice given when my solicitor was too stubborn to see that the way he wanted to deal with a simple lease extension was way too complicated and unnecessary.
Have fired my solicitor on the day that I spoke to Shula.

Great - Ha Ha Ha - All you had had so far was a load of obfustication and no action. Your solicitors should have stayed with subjects in which they had greater expertise. For everyone - please don't go to a Solicitor who says they are familiar with landlord and tenant law - try to get some evidence of their competence - or if you're local to Brighton come in and discuss them with us.
