Worst experience ever

I feel it’s important to share my experience with Ros Property Services, so that others don’t go through the same nightmare we did.

We agreed a contract price of €44,000 for a ~25 m² rear extension. Out of this, we already paid him €30,000. According to the agreement, the remaining €14,000 was only to be paid once the job was fully completed.

Instead, after finishing only about 30% of the work, he demanded €10,000 upfront from the final balance — in direct breach of our agreement — and told us flat out: “No money, no deal.”

He delayed the project far beyond the agreed timeline. We were constantly begging him to return and continue, but most of the time he ignored our messages or made excuses. Eventually, we had no choice but to ask him to terminate the contract and return our money.

The situation got worse when he disconnected our kitchen drainage and left it that way for over two months. This caused sewage smells and wastewater issues inside and around our home. He never provided any temporary solution, and to this day the problem has not been fixed.

We brought in an independent registered engineering and architectural firm (MMKDA Engineers & Architects). Their official report (29th August 2025) confirmed:
• Only partial and defective work was completed.
• The compliant value of what was done is ~€19,000, not €30,000.
• Serious non-compliance issues: no radon protection, mismanaged drainage, incorrect floor levels, undersized roof joists.

Despite all this, the contractor has only offered to return €4,000, even though the fair shortfall (based on the engineer’s report) is at least €11,000.

This whole process has left us with major financial loss, stress, and an unsafe, unfinished extension. We tried to settle fairly, but he refused.

I’m sharing this publicly because no homeowner should have to experience this. If you are planning an extension, please:
• Always hire a registered engineer or architect to oversee the work.
• Never pay ahead of schedule, no matter what pressure is put on you.
• Get everything in writing, and never rely on verbal promises.
