6 weeks from putting in our offer on our 1st family home we have completed. After a recommendation from a friend we decided that after 2 failed mortgage applications over the years by applying ourselves, this time
to leave it to the professionals and boy are we glad we did. Kelly and Lorna were there for us from day one right up to yesterday when we completed. Always at the end of the phone or on emails to answer questions for us that they had probably answered a hundred times before.

We were recommended Kelly at Rokform by a family member when we were trying to get a mortgage after being told we had been declined by another mortgage broker.
Kelly was constantly communicating, with us and updating us throughout the process and answered every question we had to make sure we got the mortgage we needed.

A Lifesaving Team in Property Finance – Jon & Kelly Are Simply Outstanding
I met Jon O’Malley at a TDN networking event in January 2025. He struck me as honest, knowledgeable, and down-to-earth, so I kept his details. Months later, I was deep into a complex property development project and facing serious refinancing issues. I reached out—and I’m so glad I did.

Jon and his broker Kelly came to see me in person to understand my situation. I had purchased a severely run-down HMO at auction using bridging finance, and after renovating it, I was ready to refinance. But due to following inaccurate advice, I hit a wall.
The bridging loan couldn’t be refinanced as planned, and I was overwhelmed with options—selling a BTL, re-mortgaging, another bridge, even selling our future home.

Jon and Kelly stepped in with calm, expert guidance. They visited us multiple times, listened carefully, and mapped out a clear path forward. Within weeks, our situation had completely turned around. I only wish I’d met them earlier—it would’ve saved thousands in interest and months of stress.

Kelly’s knowledge was especially invaluable. The bridging loan was secured against two properties—our future home and my mum’s house—under one account, making the exit complicated. Kelly worked tirelessly to find solutions, staying in touch even when I was stressed and confused.

She secured a residential mortgage for our home with minimal paperwork and lightning speed. For my mum’s house, Kelly found an equity release mortgage that allowed my mum to take it on solo—no income requirements, no monthly payments. This not only helped us exit the bridge but also saved me from higher-rate stamp duty. Kelly even visited my mum twice to ensure she fully understood everything.

The equity release product also included a clause allowing early repayment without penalties if my mum needed to move in with us for care—an incredibly thoughtful touch.

Despite hiccups with surveyors and legal complexities, Kelly navigated every challenge. She recommended a solicitor for my mum’s mortgage who could visit her in person, and she and Lorna chased solicitors relentlessly, taking the pressure off me.

We completed the second mortgage on October 3rd—just in time to repay the bridging loan by the October 4th deadline. Kelly also arranged a BTL re-mortgage, releasing funds and avoiding a sale. Her qualifications across residential, BTL, and later-life mortgages made her a one-stop solution.

Jon and Kelly’s support was more than just financial expertise—it was personal. They always made time for face-to-face meetings, explained every option clearly, and genuinely cared about helping us find the best outcome.
