I am not a tenant but would like to express my concerns from a place of trying to become a tenant. You all make it near impossible to rent from you. My husband is a veteran that receives benefits from VA, our rental history is impeccable, We make more than enough to pay our bills, yet because we do not meet your credit criteria ( whatever that is because I have yet to know what score you guys are looking for) you tell me that I have to go before family and friends and belittle myself by begging them to please be a guarantor,,,,SIGN THEIR NAME TO A LEASE FOR A HOUSE THAT THEY WILL NOT BE OCCUPYING! I personally do not want someone else's namne on a lease to a place that I work hard to pay for and maintain. That is so demeaning and I don't want to have my husband who has worked so hard for this country, and so hard to provide for his family for so many years be told that he can't be trusted to pay 2200-2400 dollars a month to have a roof over our heads....unless he asks family to co-sign. The ladies that answer the phone never make the conversation any easier. You can tell that they do not care. The conversation is so cold and robiotic. In times that we are living in, you would think that at the very least having a place to lay your head at the end of a hard day could be made a little easier.
Needless to say, we were denied. I sure hope and pray that potential tenants after me will have an easier time with Progress Residential.

The business model is not customer oriented. Just turn people over as squeeze as much money as possible out of them. I actually feel bad for the representatives because they must deal with so many angry people everyday while the top level management just hides. I have been a great tenant and kept the home is top shape and always paid my rent. They continue to issue these HOA fee’s for issues that are not my problem. They also issued a fee for a landscaping service that was never even done. When I call to dispute they always say a case has been opened but no follow up ever happens. I just don’t understand this approach. I would think they would want to keep good paying tenants in order to not have vacancies that ultimately cost them a lot more.

The basement floods when it rains for more than a day or two, the whole house smells because it comes up through the vents. To get to the basement, you have to come through my bedroom. Im always getting additional charges because their billing department is forgetting to add them in correctly, also recently I was just charged $700 for landscaping, for what I do not know, no one spoke to me about anything, but staining the back porch which is not my responsibility. I have sent an email & called left a message about the fee, no response !

We were told we were completely qualified, and they were writing up our lease. Less than 24 hours later they told us we were no longer getting the house because they signed it off to someone else..

Just want to write a review and will update my experience if Rent Progress can manage to hire some support staff that will do their job. I recently paid my rent as I always do on time and for some reason my payment account was removed from my online Rent Progress account after I made my payment, basically bouncing the check. Then charged me a $25 bounced check fee and then charged me an extra $150 late fee for their error. I know they use their logs as a way to evaluate their residents, so I have called about 5 different times trying to get it removed as it was an issue on their end and I'm yet to see it removed. I'm guessing here soon I'll have another late fee for not paying the $175 and will be used against me in the future. They also report to the credit agencies, so I may take a hit on my credit for this as well...Thanks!

FEES! FEES! FEES!
Not only is their rental rate higher than average, they nickle and dime you with every fee imaginable.
Specifically, if you get an HOA violation they will automatically charge $45 on your account, even if it is something the company is responsible for. And then they ghost you when you try to get the BS fine removed! Still waiting after 8 months for them to remove a fee that they were responsible for!!!!!
Also, their stupid ass smart home charge of $20/mo is a joke. Oh wow, I can adjust the thermostat. nobody cares. Instead of making it an option, they mandate the fee....and the stupid thing auto locks your front door after 20 seconds, have fun bringing in the groceries when you have to unlock the door everytime.
Only reason I went with them was they didn't care what breed of dog I had.
Tell everyone you know to avoid these money grabbers! And I normally back landlords because there are shi++y tenants out there, but the F'ers don't care, they just want every dime they can!
So glad I am moving out!!!!!!!!

I been requesting to get my carpet shampoo and my house painted after living here for 10 years. You call customer service and get told it shouldn’t be a problem. But yet it’s a problem the lease person act if it’s her money paying for it. But rent steady going up and can’t get nothing done. The only time you hear from progress is when your lease is up or they going up on the rent.

We rented a home from rent progress in hopes to have more space and have a pet friendly rental property company which they were. The issue was the service requests not being completed. For example, the entire time we rented from them which was 3 years. The HVAC system was completely inadequate it was cold in the winter and hot during the summer my electric bill was very high $400-$500 for 2500 sqft of space. The HVAC system was very inefficient. Over the course of 3 years the system broke down every fall/winter and every summer. Progress Residential did send technicians out and contractors. Each contractor they sent out said the system
is old and too small for the square footage and needs to be replaced or several parts needed to be replaced. Progress chose the latter even though parts were replaced the system continued to malfunction. No air was being pushed downstairs after repeatedly asking them to fix this issue. My husband and I gave up and just got space heaters and fans to mitigate the issue. We decided the only answer was to move out. I was very disappointed that they did not fix the issues we were having with the HVAC system. I do not recommend this company for rentals.

Renters beware! This company does NOT care about your wellbeing. They will let you live in a house that has multiple leaks, with water coming up underneath the floor and under the stove. They will let you live in a place that has known mold and still take months to repair. They will force you to stay in a hotel for 2 weeks while they repair the leaks and the mold (that was caused by the leak they didn’t fix) and you still will have to wait months to get your entire deposit back after moving out. Okay, maybe that was just my family’s experience. But future renters, please note: this company is as terrible as you can possibly imagine. Trust all the negative reviews. My family lived in a house riddled with mold that was caused by a leak that Progress residential failed to repair, despite being told multiple times. Months went by before they finally had to put us in a hotel for 2+ weeks to complete the repairs and mold remediation. They then tried to charge $450 for not getting it professionally cleaned at move out, even though we did not have to pay the fee, due to the multiple ongoing necessary repairs. This company is money hungry and do not care about their residents. I literally had to complain on Facebook and tag them multiple times before they addressed any of the many issues that were reported to them months prior. STAY. AWAY. FROM. PROGRESS. RESIDENTIAL. You will not regret avoiding them. But you will absolutely regret ever staying with them. I know I regret it. They jeopardized my children’s health by failing to fulfill their legal obligations in a timely manner and I will never forgive them for that.

DO NOT TRUST THIS COMPANY!! I submitted an application and was approved to rent a home. Ashley Ramirez (with Progress Residential) sent me an HOA Restriction Addendum and a Lease Agreement. I signed the HOA agreement and requested a walk-through to address repairs that need to be made prior to signing the lease. I got no response from Ramirez which raised my suspensions. The Summerlin HOA president informed me the addendum was a fraudulent document as it was not constructed by the HOA but by Progress Residential. The HOA president also said that Progress Residential has been informed that they cannot rent this home as Summerlin subdivision is not allowing new rentals. If the home is rented, the tenants will be evicted. Progress Residential is knowingly taking money for the application and will take your deposit knowing that they are not supposed to rent this home. BEWARE!!!

UPDATED REVIEW: After a lot of difficulties and confusion with utility payments, Justin with Progress solved my issue. He was prompt, understanding, and kind even though I was angry and thoroughly explained what had happened. I'm very happy he took care of our situation and rather than moving after our lease is up, we plan on continuing to rent with Progress.

The worst rental property ! Aside from not responding to our home issues , always rip off with lawn care right when we move in they let us pay for the grass replace 1700 etc.., never return our security deposit , even if the house was deep cleaned and turn over with super excellent condition , over charges and high rental yearly . Very heartless , they only care about rental payment monthly , very very disappointed and we regret staying in this Progress residential and customer service you can’t get any help , only email all they say email this and that , never get a response. So many hidden charges on top of that. Poor services ever.

Found a home we loved and trying to rent. They want to charge for our service animal. Haven't responded to questions I've asked. Set a time for orientation that I can't make and haven't responded to my communications to reschedule.
I'm more than qualified. A homeowner for decades with good income. App approved and income verified. Just a couple of questions with no response except to tell me when to send my money.
Read many reviews with horrible problems. Guess I'm walking away before they get more of my money.

Now, I have moved out over 2 months ago and I have YET to receive my refund check. Now, they make it extremely difficult between all the different numbers to call, emails and none of the systems connecting to one another. Now I provided my move out address way before my move out date of 5/18/25 to various locations. I even called and spoke with a representative to ensure they had the correct address. It is funny I received my move out statement to the address on file no problem, but my check, there has been countless issues.
Now I waited the 10-14 business days, per their instruction from the move out review. I then receive an email from moveoutstatement at rentprogress on 6/18/25 stating that they attempted to mail the check to the address on file but it was returned. Now, I know this is a lie because I received the move out statement to this exact address. I then replied to the email with the address again on 6/18/25 and they replied the same day to again wait 10-14 business days. I then call on 7/7/25 to speak with a representative to confirm the check was mailed. The person I spoke to said they attempted on 5/23/25 and then I said now I received an email on 6/18/25, you don't see that in the notes in the profile. Then after checking a short while later, they then said they did send an email and to provide the address. I said I already did that and asked if it was mailed. He then said it wasn't and then I said wait a minute. You're telling me the check hasn't been sent? Then I was placed on hold so he can check to see if the check was mailed. He then stated that it was mailed again and to wait until 7/24/25. By this date, I should receive it. I'm like ok, I'll wait but I'm already pissed because I'm getting the runaround about a check that is on record I am suppose to receive. 7/24/25 came and went no check. I then check today, 7/30/25 and STILL no check. Now I'm pissed because I don't' appreciate getting the runaround. So when I call today, I told the rep I'm getting the runaround and I don't appreciate it. She then told me to email the SAME email account I did over 1 month ago so now because I cannot be transferred to a manager because I'm a past resident so here I am writing this review. I'm beyond livid because I already anticipated this happening and here I am in this situation with no one who is going to give me a straight answer and would rather lie to shut me up or not give me the check they said I am entitled to. My refund. I hope someone reads this and gets this sorted because I have never encountered such unprofessionalism and straight dishonesty in my life when it comes to renting and receiving a refund I am entitled to. All I will say is beware and make sure you have your information correct before moving out to avoid the headache and hassle later.

The company promises a great picture until you sign the lease. The maintenance is questionable. Customer service is rude and not worth the time. All in all save yourself and walk away from their rentals. Smart home services are additional fee and you will be charged even if they are non-functional even after you have a service ticket open. Underground plumbing issues will turn into a resident renter responsibility if the service tech refuses to investigate. All in all for paying residents this is a lose-lose situation with property maintenance after you are tied in the lease. Hope this helps coming from a 4 year rental resident.
