Lost trust and a 100% of my investment

Process seemed good on paper (to someone with no experience in property) but after paying the fees and getting introduced to a lawyer and broker, I lost all trust in Jack and his partners, who were recommending poorly reviewed mortgage companies with unacceptable terms and higher than expected fees at every turn.

Had I known before, I would have never proceeded.

Fearing further losses, I chose to break the contract to distance myself from Jack whilst recouping some of the full service fee that was paid before any introductions were made.
I did not receive the service I was expecting nor go through with the property that was selected and my request for a partial refund was denied.

Instead, after a lengthy investigation, was offered less than fair ‘good will’ payment with NDA clauses.

Lost the entire fee, trust and desire to invest. Left feeling sick, anxious and ripped off

We’re disappointed to read this review, as it significantly misrepresents the facts.

Let’s start with the most important point. You did not “lose 100 percent of your investment.” No investment was made. You chose to withdraw before completing a purchase.

We hold extensive evidence, including emails, recorded calls, and written documentation, that clearly contradicts the claims made here. Throughout your time with us, you were consistently positive about the value of our service, the process, and the deal we sourced.

You received everything promised under our agreement. That included a tailored investment roadmap, access to our proprietary research on where to invest, a full due diligence framework, introductions to our trusted broker and solicitor team (including the mortgage provider you later criticised, who currently holds a 4.6 out of 5 Trustpilot rating), and a vetted, below-market-value property in a high-growth, high-demand area. You had a full week to review the deal, conducted your due diligence, accepted the property, and progressed to legal stages.

After receiving all of this, you stated that you wanted to take the knowledge gained from our service to go and pursue things independently. After our service had already been fulfilled.

You then raised complaints about our third-party partners. We reminded you that you were under no obligation to use any of our recommendations. Nonetheless, we launched a full internal investigation to assess your concerns fairly, which included a full audit of all written correspondence, recorded meetings with the third parties to take statements and discuss your interactions, and meetings with solicitors to then ensure that all findings were dealt with impartially and without prejudice. That investigation found no evidence of wrongdoing.

You then turned on the property itself, despite having accepted it in writing. Still, as a goodwill gesture, we offered to find you a replacement. You declined. At the end of the investigation, we also offered a partial refund, pro-rated to the work completed. This was not an admission of fault but a final attempt to resolve the matter professionally.

Less than half way through the investigation, you posted a review that was subsequently flagged and removed from Trustpilot for slander and defamation. Following this, you sent an email implying reputational blackmail, stating that unless a refund was issued, further negative public reviews would follow. We have this on record. It is the reason a non-disparagement clause was added to the proposed refund. Not to silence honest feedback, but to protect our business from being unfairly manipulated after fulfilling our contractual obligations in full.

We stand by the service we provide and the integrity with which we handled this situation. We will always take feedback seriously, but we will also challenge false claims and defend our name when necessary.

I just didn’t want to waste my time

I’d been thinking about investing for a while but always found a reason not to.
Didn’t want to end up with something that just sat there or drained more time and energy than it gave back.
Jack helped me get clear on what I actually wanted and how to do it properly. No fluff. Just a plan that worked.
The deal’s now sorted and ticking away in the background. I should’ve started earlier.

Flipping’s not for the faint-hearted — glad we had the right support

We’ve been working with Property505 for just over 9 months, and our flip has just gone on the market. It’s been a real journey — there’s so much more to this than I expected, and honestly, I wouldn’t recommend taking it on without someone experienced by your side.
Jack has been brilliant throughout. From managing drawings to coordinating trades, he kept everything moving and gave us confidence along the way. Like any build, we hit a few delays, but it always felt like things were under control.
Really glad we had someone we could trust to guide us. Thanks Jack!

Finally took the leap and it paid off

I spent so long going back and forth. I’d saved up, I knew I wanted to do something with it, but I kept overthinking it.

I didn’t want to rush into buying the wrong property or get stuck with something that didn’t perform. There’s a lot of noise online and it just made me hesitate more.

When I spoke to Jack, it felt calm and clear. He definitely knows what he’s talking about.

They found a BTL that fit the numbers and handled everything. I didn’t know what I was doing but I didn’t need to. They guided me through it all and gave me confidence at every step.

Didn’t know the area but it’s worked out

I’m down in London so buying up north felt like a big step. I don’t know the postcodes. I don’t know the demand. None of it.

Jack walked me through it and showed me how they pick the areas they buy in. I actually learned loads.
I ended up buying in a place I’d never even heard of but it’s let, it’s earning, and I haven’t had to lift a finger since.
Would’ve never done this on my own.

It has been a real pleasure collaborating with Jack at ‘Property 505’. I’m a locum pharmacist based in Norwich…

I’m a locum pharmacist based in Norwich and between work and book keeping I have very little time to do my own research. I wanted to invest in property to start thinking about retirement, but had no idea where to start. I used Property505 two years ago to buy my first buy-to-let, and I’m now in the process of refinancing and going again. Everything they said would happen, has, Jack and Monica were very helpful in ensuring that I didn’t take on more risk than I was prepared to, and communicated with me at every step, providing much needed reassurance and expertise. I followed their advice and the roadmap they gave me—and it’s worked exactly as planned. If you’re serious about building a portfolio and want a team who actually know what they’re doing, I wouldn’t go anywhere else. Highly highly recommend!

Excellent Service and Support

Jack and Monica are excellent at what they do, providing clients with sound investment advice and support along the process whether it be a Development, Refurb or Purchasing a new investment for your portfolio. In an industry that can be, at times, cut-throat, self-serving and cold, this team is warm, moral and ethical throughout. I cannot recommend them highly enough.

Had an amazing experience with Jack! He found me an incredible cottage property in the heart of Cardiff that needed quite a bit of work. It was exactly what I was looking for for my first ever flip project. The numbers worked and the location was perfect for what I was after. Had a great chat with Jack and made him…

Had a great chat with Jack and made him aware of my concerns about starting out and without fail he put all my concerns to rest and he also broke down step by step what to do in a down turn in the economy. I was a bit slow to grasp some things but he explained everything a second and third time until I got it .
