Primstay are amazing. They’ve managed my holiday let for years. Always efficient and responsive. Cindy & Abbie & Graham are awesome. And the whole team look after the guests and myself when any issues arise. The slack comms system works really well. My family and I recently booked "Hertford House" in Birmingham, managed by Prim Short Stays. We arrived to find a property that was not only filthy but, in our opinion, structurally and electrically unsafe.
Specific Issues:
Safety: The upstairs flooring felt dangerously thin/unstable, and there were broken light switches and lights that didn't work.
Hygiene: There was a foul, pervasive odour coming from the fridge/kitchen area and visible dirt on the floors.
Location vs. Marketing: Marketed as a "Luxury" stay, the reality was a poorly maintained property in an area where even our local transport provider expressed concern for our safety.
We vacated the property within 60 minutes of arrival as it was not fit for a family stay. Despite our immediate exit and the clear discrepancy between the marketing photos and reality, Prim Short Stays has refused a refund, claiming "insufficient evidence."
Be extremely cautious when booking with this company. They appear to prioritize collection of fees over guest safety and basic cleanliness standards. We have had to escalate this to Marriott Homes & Villas and our bank to recover our funds.

Very relaxing and comfortable stay.
Apartment was beautifully decorated, warm and very welcoming on arrival. Very well designed and had everything we needed for an enjoyable stay. Balconies were well furnished and a lovely addition to the apartment. Thoroughly enjoyed our stay and would highly recommend.

A beautifully renovated apartment in the best central location! Very comfortable and handy for the pubs/restaurants all around. Great views over the river and the park from the balcony. Would highly recommend and will definitely be returning!!"

I'm reviewing on here because Booking.com isn't giving me the option. It was honestly a negative experience straight from booking. I raised some issues via email after the stay, and while I will raise my hands up and say these issues should have been mentioned during the stay (because apparently everyone should have a perfect memory all of the time), What i really have an issue with is rather than recognising we had problems, they basically called me a liar by saying " well we checked this before hand and everything was fine' despite the provided pictures of a dirty bathroom. Its the complete lack of accountability that really peed me off. I would not recommend them to anyone, or use them again

Booked 3 nights in Lincoln,first night noise from ventilation system kept us awake.Relayed this the next morning but nothing done.Decided to sort out on the last evening after 2 out of 3 nights with no sleep.After the trip they didn’t even reduce any fundsAvoid booking with these guys they take your money and deliver very poor service.

They have also been very helpful also getting information together to switch onto business rates and keeping everything compliant which takes a lot off my schedule knowing they are looking after your investment and interests as a landlord.

We stayed at 10 Morgan House and would highly recommend this property. Contact with Prim Short Stay has been excellent. Clear instructions to check in and out. Also had message from them to check we were happy with everything at the house. The house is perfect family accommodation for a stay in the area. House was warm and had everything needed for a comfortable stay. Would highly recommend this property for a stay in this area. Regular bus service and trams. No need to drive into Nottingham if you want a break from driving. Thanks Prim Short Stay would definetely use them again when staying in the area.

We have been working with Prim Short Stays for almost 2 years now as they are the agents for 2 of our short term accommodation apartments near Nottingham. Overall I would have to say that we have found them to be very good. They are well set up to arrange bookings, undertake cleaning between Guests, deal with Guest queries and make the monthly payments to us. We ensured that the apartments were well set up before we engaged Prim however we have found that any maintenance issues that have arisen have been promptly flagged up to us and we have been given the opportunity each time to either undertake works with our own team or use Prim's maintenance team.
They have maintained good occupancy levels for us and their team overall have been very good and easy to communicate with. We would certainly use them again to manage any other serviced accommodation properties that we set up.

21 Vantage House was perfectly located for exploring Norwich city . the apartment was clean but not comfortable Mattresses soft and very lumpy, settees like padded park benches. Not enough equipment for 4 guests eg 2 wine glasses. Building lobby and lift very dirty. Entrance pad had no hash key showing although part of the code to get in required it Parking was good.
