Deed Of Variation Rip Off

I'm currently trying to sell my property and needed to get a Deed Of Variation for the joke/con that is 'ground rent'.
Praxis are the management company and working on behalf of the Freeholder
I Paid £840 Initial Fee for the 'Investigation' then was asked for a further £800 for the draft.
I have now been asked to hand over £18,765 and a further £2,400. Bringing the grand total to £22,965.
The Freeholder is GSL Administration and I've been dealing with someone called Jan Parteka on behalf of Chris O'Dell.
This whole this is an absolute con, ground rent is being capped under the renters reform act 2026 from the 1st May anyway so this is just a way to try and claw money back before that happens. I'm being told this is money that 'they are going to lose out on' by capping it at £250. Like they're doing me a favour and it won't be the law eventually.

I feel I'm being held hostage in my own home and Jan hasn't even had the courtesy to explain how and where these figures have come from, to my solicitor & I.

I am now in the process of liaising with the press to highlight just how despicable this entire process is.

Annoyingly GSL Administration don't have a Trustpilot page or they would be getting a review like this too.

Appalling customer service.

I spoke to a lady at Praxis this morning regarding an elderly relative and payments they said she hadn't made, it turns out the payments had been made so it was their mistake and they were putting an 88 year old through a lot of stress by threatening solicitors.
The lady I spoke to gave the impression she didn't want to listen and was eager to end the call, not at all helpful, appalling customer service.

I have been dealing directly with Nickie Paul regarding serious damp and mould issues in my property for approximately seven months, and the handling of this situation has been extremely disappointing from start to finish.

For seven months my kitchen has been unusable due to ongoing damp and mould. This is not a minor inconvenience. It has affected my daily life, my health, and my finances. As a full time student, I have been forced to eat out every single day because I cannot safely use my own kitchen. This has caused substantial additional financial strain over a prolonged period of time. I have made this impact very clear in my emails, yet there has been no urgency shown in resolving the matter.

Throughout this entire process, communication from Nickie Paul has consisted mainly of statements such as awaiting insurers, liaising with other parties, reviewing reports, and exploring temporary options. What has consistently been missing are confirmed dates, clear action plans, and accountability. There have been no firm repair start dates, no confirmed completion dates, and no decisive timeline provided despite repeated requests.

Seven months of delays is not reasonable under any circumstances. Living in a property affected by damp and mould is not just uncomfortable, it raises serious health concerns and creates ongoing stress. Instead of proactive management and resolution, I have had to repeatedly chase for updates. Each time, the response is procedural rather than solution focused.

Temporary measures have been mentioned but without confirmed scheduling. Discussions about insurers and other flats have been ongoing for months, yet the condition of my home remains unresolved. As a tenant paying rent, it is not acceptable to be left in an uninhabitable situation for this length of time while being told that matters are still being reviewed.

The most frustrating part is the lack of urgency and lack of ownership over the issue. At no point has there been a clear, decisive plan communicated to resolve this within a reasonable timeframe. Instead, the responsibility appears to be continuously pushed between parties while I continue to live with the consequences.

Based on my experience dealing with Nickie Paul regarding this matter, I cannot recommend the way this situation has been handled. Seven months without a proper resolution to damp and mould is unacceptable, and the ongoing delays and vague responses have only added unnecessary stress to an already difficult situation.

Extremely disappointing experience.

Awful.disgraceful .

Awful.disgraceful .
Paperwork is woefully inadequate.
Attempted to bill/ charge for with that has not been started never mind completed.
They are unorganised, very slow to respond and hostile.
I would strongly recommend NOT engaging this company.

Total cowboys they took over our block in Bristol after the old company “liquidated “ when it’s clearly the same company as before with a new name

Still useless . Send me bills they don’t even know what for then add late payment charges when questions they have no idea why I had them

RISK TO HEALTH

We are experiencing a severe rat problem in our block, which Praxis manage. We contacted them over 4 months ago and it appears that they still haven't arranged the CCTV survey that the Pest Control Company, employed to carry out the initial investigation, advised them to do. The Pest Control Company advised that the rats were coming from the drains. Tenants are kept awake at night from the noise of scurrying and scratching rats. Loft spaces are overrun and cant be used for storage of personal items. There are faeces everywhere and the stench is unbearable. I cannot understand in today's day and age, with such a risk to health, why a block management company have failed to coordinate the basic steps to get this issue under control. Sejal Garg is our contact and they take weeks to respond to our communication.

New management company seems to be doing a good job

This company have recently taken over the management of our flats block in Worthing and so far, my designated manager Stan has been very prompt, polite and easy to get hold of (within a day or hours). He has arranged the works required and completed them. I believe one issue which has been resolved may require some ongoing maintenance to ensure no recurrence and, for that reason alone I am holding off on the 5 stars!! If they continue like this though Ill be happy to review with 5 star rating in due course.I own a couple of properties so I know what some companies are like.

Making it hard for me to stay in my flat.

They are a joke except they aren't funny. In March my Occupational Therapist said I needed an extra step outside my front door to allow me to enter and exit my flat safely. He asked Praxis for permission. It's now six months later and I'm still waiting. When my OT sent a reminder he got the reply that Praxis needed help moving an abandoned caravan, nothing to do with me or my request. Also I haven't received a statement saying how the maintenance fees I pay have been spent, so I can't complete my claim for pension credit. They are making it hard for me to remain in my flat.

potentially the worst company ever

I quite literally do not understand how this company is still operating it is so completely unfit for purpose. Unscrupulously lie about costs, zero communication, constant staff switchover so impossible to keep a paper trail, I think they should literally liquidate I’ve never dealt with a company like it before. They seem, on the phone, completely unsure of how to run the business or what they’re doing or even how much money is owed. They contracted works without shareholders permission and charged us for it with no communication. The emails are a complete mess. I regret buying this home due to their mismanagement.

Truly awful company

Truly awful company! Paid for a service pack to be sent to my solicitors as part of a leasehold flat sale/house purchase. Was told originally this would take 10 working days which was then changed to 4 weeks from when payment clears. It has now been over 5 weeks and I have been promised this would be sent across on a number of occasions with specific days given which go by with nothing sent. I am out of pocket for a service that hasn't been provided and has caused unnecessary delays in me moving out. Shockingly poor customer service, avoid at all costs!

Useless managment company

Useless managment company. Cleaning is poor, maintainance is lacking and communication with the management team is non-exsistant.

Was looking at extending lease and after 5 emails with no reply we are going to look for premises elsewhere. No wonder they have so many empty units!
