Scammed my mother out of 100k 2 years…

Scammed my mother out of 100k 2 years ago and is a lazy obese lier, says he is coming, never does. Hasn’t been to fix or even stump the house he relocated. He is in trouble with other company’s for not paying bills owed and stealing their property. Do not recommend this company to anyone.

WARNING TO ALL TRADIES

WARNING TO ALL TRADIES,

James does not pay any invoice you will ever send him, we did everything he wanted with his vague instructions and completed the works and then when asked for any money he refuses to pay. I am 1 of hundreds of tradies and businesses he has ripped off.

NO, DON'T DO IT !!

Left waiting eleven months for removal of 'second half' of house; costs incurred ++ due to delay; site left to be cleaned up by us; owed for late (weekly) penalties x 42 weeks, legal fees, etc., etc. Excuses after excuses, avoids communication; OH & S practices abhorrent, first half of house fell off jacks and almost crushed a young worker;poor licensing of trucks and work vehicles; 100% shonky operation; stay right away

I paid $121,000 to James Sinclair…

I paid $121,000 to James Sinclair Thomson (JST Projects / Perth House Relocators) for a house that was supposed to be delivered to my property in Yarloop 2024 and last agreed delivery date was March 2025.

As of May 2026, no house has been delivered.

I have bank transfer receipts, messages, and copies of the plans provided to me. The Shire of Harvey also contacted Mr Thomson several times in 2024 and 2025 requesting confirmation of delivery, which he did not provide in writing.

I have asked repeatedly for updates or a refund and have not received either. I have now made a report to my bank and to WA Police.

Now James is threatening legal action against me for defamation because the bank contacted him and he saw my friend posting about him on reddit.

I sincerely hope he will deliver my house one day or he is jailed so he does not rip anyone else off.

Failed to deliver contracted works

This company walked away from my job when it was fully paid for and half complete. I had 7k of brand new jarrah floorboards in their yard that was 'stolen' and never replaced or compensated for. Trades not played and threatening to tear down work. Absolute nightmare - PLEASE beware.

Scammer!

Got contracted by James and after requesting payment multiple times and months later he ghosted me. He is a fraud and will hopefully will get what he deserves before he scams any more innocent people.

This guy is a well known W.A Fraudster and CONMAN

DO NOT HANDOVER ANY MONEY to this Insidious CONMAN! Paid him a large deposit on a weatherboard house for Relocation in 2025 and he disappeared with our money. He has a highly sophisticated Scam Scheme set up as I have spoken to many other (over 100+) Victims which not only includes other fleeced W.A house buyers (over 12+) but entails significant theft cases from rural and local Equipment Hire Companies, Labourers, Tradesmen, Contractors, Construction/Commercial businesses, Staff, Accommodation Services, Hotels, Restaurants and Mechanical Services where he runs up 'tabs' for 'his team' and disappears. Plus he refuses to pay for local trade services, petrol for his trucks and changes the number plates on all his vehicles to get away with it. The guy doesn't even have a license, the equipment, staff, insurance or legal road permits to do what he is doing. He also holds the houses he sells as 'ransom' until buyers pay him more then still disappears. Is very well known to local and regional police and has 'never' finished a house or leaves it in pieces unstumped and weather damaged. They set up a road block up north to stop him from exposing asbestos fibres to the entire town but how many times has he delivered a house in the dark of night illegally? DO NOT BELIEVE his LIES and DON'T GO NEAR HIM for ANY REASON. Reported to Authorities by many W.A Victims with a Formal Investigation underway. How regulators have allowed this guy to remain on the street and run such a dodgy business for so long despite the long list of complaints from so many sectors of the community beats me?! Both Mindboggling and Embarassing for W.A (clearly the 'Sleepy State' of Australia.....zzzzzz with no power).....
