AVOID!

AVOID!
Unless you have experience of purchasing at auction and legal/financial expertise, do not buy a property from here. We bought a property in March 2023 from Pattinsons. Initially, the service we received was quite good however looking back now, with the stress it caused us, I would NEVER EVER do this again. Once the auction was nearing an end, I felt bombarded with pressure to purchase the house, Pattinsons referred me to a broker for bridging Finance as the vendor was aparently 'desperate' to sell the house. The broker we were referred to only did commercial bridging loans (unbeknownst to us) and our back up plan of remortgaging the property proved extremely difficult due to the bridge being unregulated. My solicitor siad they did not carry out their work ethically knowing full well we were residential buyers. It soon became apparent that the bridging loan we were offered is actually linked to Pattinsons and has the same managing director. Although I had documentation confirming 28 days until completion, the legal pack stated otherwise so we were left in a position of either losing our £20k deposit or extending the completion date (which cost us even more in interest)
If you are considering buying from this auction I would implore you to hire a decent solicitor ahead of making any bids and avoid being rail roaded into a quick purchase. It's shocking that the buyer has to pay so much in fees to this company, simply for the privelege of making a bid! Luckily everything turned out ok and the bridge loan was paid on time due to me finding a broker who knew what to do in this circumstance. Things could have gone a lot worse and the stress and agony it has caused myself and family could have been avoided.

Pattinsons deserve a minus score nothing less

I would be giving Pattinsons a minus score if I could. They are dishonest, unprofessional and have left me out of pocket over £20,000 and property less because of their actions, lies and unprofessional behaviours. Before auction their representative dodged all questions, and after auction whilst the initial staff were helpful they were not supportive and only checked in just before the completion date when they clearly knew that things were not going well and as lip service to say they had done something. They are linked to Tynebridge financing and Butterworths solicitors and all these companies should be avoided at all cost. They do not care about their buyers only the revenue they generate. I have never had such a horrific experience in over thirty years of buying and selling property and would recommend steering clear of the Pattinson auction process unless you are a cash buyer with money to burn.

AVOID AT ALL COSTS

Saw a property I liked online. Agreed a deal with two members of staff and agreed to end the auction early and remove my original bid.

Did not remove my original bid nor honour the original deal, agreed verbally, via email and text.

Made to pay a £3,000 deposit for nothing.

Avoid at all costs. Rude, threatening and bullying staff who have no humanity.

I would name and shame three individuals in particular but won't for the sake of their families.

Pattinson Auction - Highly Recommend

Right from the start I felt I was in good hands with Pattinson Auction. I made an initial enquiry on how the auction works and Joseph guided me through the options without being pushy. Due to personal family health issues I needed to move quick to relocate out of the are to save doing 3 hour journeys 3 or 4 times a week. After I signed up I was passed to a team with Noi, Carl, Jackie and Felix. They kept me up to date giving advice every step of the way and supporting me in helping me make decisions and once the hammer fell I am moving out in 28 days. This is going to make life easier and faster than waiting for estate agents/solicitors to take months doing the paperwork as that was done in 10 days before the auction went live!

Amazing staff!

Although I did not go ahead with the sale of my home for various reasons, the staff were incredibly helpful and polite and did everything they could to help me! Especially Chloe from the Wallsend department!

Avoid at all cost

I did ultimately buy through Pattinson Auction but it was an absolute nightmare. Firstly, Bobby was extremely unprofessional and outright rude.

Second, they decided to accept a bit on a Friday at 7pm and began chasing their fee immediately even though it was the weekend.

Third, they wanted to move the timeline of completion so that it's four weeks from the time they accepted the bid, not from the time the auction was scheduled to end. This is a huge issue because if your bid is accepted early you may find yourself needing to sort out your finances much earlier than you had arranged with your lender etc.

The 4.5% buyer’s fee is extortionate. Yes, the seller doesn’t pay anything, but buyers are not stupid and they reduce their price to factor in the 4.5% fee. For instance I offered the seller’s £1m for the property which they rejected only to end up selling at £955k at auction a couple of weeks later, materially worse off than if they had gone through a traditional agency which charges ~2% (would have netted them £980k).

Sold one of my rental properties today…

Sold one of my rental properties today via auction. I received excellent service throughout the auction from Oliver and Jessica. There communication was brilliant and they really nice polite people to deal with. I look forward selling rest of my properties through Pattinsons in the future

Auction Trap

Just want to keep this short.
Pattinson Est/Ag advised us to go down this auction route and it was a disaster. Wholly unprofessional, terrible sales techniques and little or no interest in promoting the sale. All talk and no action.

Total rip off,they charge to much for…

Total rip off,they charge to much for buying ,great if your selling,we bought something for £179k a d got charged over £10k in fees for 2mins of a bid,then we only found out we pay the sellers solicitors fees on top CON .Mrs Almond

Total Fraud

Total Fraud. Won an auction and they were extremely eager to take the deposit and their fees, however I was sold an illegitimate property and they had done no due diligence on the same. Even with all their fault to sell me a bad property, there was no effort on their side to resolve the same. Their role ends after taking their 6000 pounds.

Odds Stacked Against

There is no financial incentive for them to sell your home for the best price for you. The £6000 fixed commission puts paid to that whether you sell for 1m or £100. I would carefully consider going down this route before anything else. They managed to organise only two viewings in three weeks with their miserly property investors.

Furthermore, they have been misleading in details prior to signing binding contracts, even when I pressed them for assurances at the start. Not good.

It has been a total waste of time, money, and stress. And they STILL prevent me from selling with another agent because of a clause in the contract you sign!

Absolutely disgraceful that this business practice goes on.

8th Nov Update- They are asking for 1200 pounds even though they did not sell the house in the auction! They want paying for something that didn't sell! The house is effectively shackled, doing nothing, because I can't seem to get out of an association with them. It's ludicrous.... they aren't making money. I'm not selling anything. I don't know when it will end. What's the point!?

If i could give no stars i would they…

If i could give no stars i would they tricked me into giving them a deposit now refuse to give back a penny the sales condition was the lease should be extended they breached the 90 day timescale amongst other legals all arguments for this are being ignored they just want to keep your money avoid at all cost i will be seeing them in Court

Leasehold flat with significant arrears

We bought a leasehold flat from Keith Pattinson Limited and were told that all service charge and ground rent accounts were paid up to date before agreeing to purchase under an ‘auction’ type contract.

Important to note that Keith Pattinson Limited charge £5,000 plus vat when the vendor had elected a ‘no fee’ option!

Compared to other auctioneers / estate agents this is a lot of money!

The day we were due to complete we found out that there were significant arrears on the service charge account, going back nearly 2 years!

We were advised to not complete because if this had caused the freehold owner to take repossession proceedings we would be buying ultimately nothing!!

We explained this to Keith Pattinson Limited.

What proceeded was a nightmare!

We were served with a notice and daily interest charges and we had to jump through a lot of hoops with the freehold owner to understand the present position.

Keith Pattinson Limited did absolutely nothing to help us, aside from tell us that we were bound to complete under the contract we had signed and that we were liable for any arrears! They basically told us to stop contacting them!! A complete contradiction to our correspondence prior to and during the sale process.

Things happen when buying and selling but what you look for in a reliable service provider is a bit of support. Sadly we didn’t get any and despite completing on the sale, it cost us nearly £1000 in extra fees.

When things run smoothly I have no doubt Keith Pattinson Limited are really good to deal with and can’t do enough to help, however if there are issues which may be a little bit complex or difficult, they don’t, and there are other agents out there (for example Pugh auctions) who go the extra mile!

Everything perfect from first…

Everything perfect from first evaluation to my house sold at first auction for a great price. Staff at low fell office friendly but professional and gave excellent advice every step of the way. I would highly recommend. Thank you

I can’t rate Pattinsons highly enough

I can’t rate Pattinsons highly enough. Nick Hilton thoroughly explained the whole online auction process from start to finish, he was always friendly, helpful and there for me when I needed any advice or to clarify anything. He also recommended solicitors that they use who efficiently sorted out all the legal paper work I needed to sell the property. They put me in touch with a local estate agent and the whole process of selling the property went so quickly and smoothly. With their advertising power in no time I had bids coming in left right and centre. In the final days, hours and minutes Jason kept me fully up to date, and I can honestly say that the property achieved the highest price it could have possibly got. A huge thank you! Best wishes Paul.
